Big cockroaches in every apartment.
Jim M.

Life has never been better sense I moved out of The Alexandar. There is a couple of my old neighbors that I am friends with and still talk to. I was told by all of them things are getting worse and they are looking to move as soon as their lease ends. They tell me I would not believe the amount of moving trucks that come and go on a weekly basis. The cockroaches are still a problem. You are charged $5 a month for pest control but the exterminator is no where in sight. The utility bills are getting more expensive due to large amounts of people living in the apartments. The lease states no more than 5 people to a 2 bedroom apartment. Quite a few apartments have 10 people minimum living in them. These people are not listed on the lease. So the extra cost they make from using more water and producing more garbage is added onto your monthly payment. Sometimes the water bill and trash together can be $200 dollars alone. They still add on admin fees and other bills cost like natural gas used. All of the apartments are all electric with no gas appliances. The natural gas charges comes from the hot water used. The more people living in an apartment using hot water to shower and clean the dishes they use runs up the natural gas cost and is thrown on the other tenants to pay. The management of the apartments is fully aware and does nothing to help solve any of these issues. Let's not forget the parking. When you come during the day there is plenty of parking. The apartments allows 2 registered cars per household. Most people have 4 plus cars they park. So after 7:00pm parking is impossible to find. Don't be surprised if you find yourself walking a good distance to get to your apartment. Quite a few cars parked in the property have expired registration tags and stay in the same spot for weeks on end. Please go read some of my original reviews from when I was a tenant. You will be happy to did. The total cost of living in one of the Alexandra's apartment can be upwards of $2900 after the extra utility cost. They might advertise rent around $2500. But the extra cost they add on the top is $400-$500.

Pluses: - Close to Howarth - Good deal for the money - our 2 bedroom apt is 1100sq feet with 2 patios. We looked at comparable cost apartments with less square feet. - Lots of kids around - Generally you can always find parking either within the complex or just outside on the street - People are nice, if not completely social - We have a recently remodeled apartment and it is pretty nice inside with washer, dryer, dishwasher, new fridge, clean stove - They have a small dog run area on the side - There are beautiful mature trees throughout the property - There is a pool and a newer BBQ area that is shared - In general I can't hear the neighbors through the walls, maybe just some movement Negatives - They have had some ownership/management changes but the management (as mentioned in other reviews) is still lacking. That said, I want to give a shout-out to Olivia in the leasing office. She isn't always able to help but she tries and is a genuinely nice person. - When we came to check out the apartments, my husband forgot his drivers license but I had mine. They literally would not let him into the model apartment to see it. If the location and square footage wasn't so good, I would have walked away right then. - You need a certified check for your deposit. this day and age, it's still relatively difficult to pick up a check for $4000+ unless you go to your home bank. maybe not an issue for some, but my bank is in SF and this was a huge drag - You can have your payment deducted from your bank but they charge $.99 per payment. - You get charged by the property for sewer, trash, and water at the same time you pay your rent. For a family of 3, these utilities adds app. $200/mo to your rent. The company that processes the rent and utility payments charges a mandatory $3.99/mo for this "convenience". - On a related note, though there is recycling on site, people are very unclear on the concept of what is recyclable and they generate SO MUCH TRASH. It is often overflowing and people throw out the craziest stuff. - They have a laundry area, but it's always dirty and they don't have any oversized machines for blankets, bedding. - You only get 1 parking spot as part of your rent. - Pretty sure there are rats or some kind of animals living in the walls and roof, but management doesn't seem very concerned - The wooden fences are falling down all over the property, not sure what's up with that. - People use the small gym but it has a distinct smell of mold, which has prevented my family from spending time there. - In our apartment there are no lights in the bedrooms. It looks like they used to have light fixtures, but they took them out. - The bathroom lights/fans are motion detectors, which sounds good except it gets really old, really quickly... esp. at night. We covered our up so we can actually get some sleep. - I'm kind of dreading move-out because I fear for my deposit based on other reviews. - After hour support is basically non existent. Notes for management: - Knowing that people throw away so much furniture and reusable items, what about creating a "freecycle" area for community exchange that might keep some of these items out of the trash? - There was an attempt in October, right before the fires, to do an outdoor movie night. What a fun idea! I hope they try again when it gets warmer. - There is so much (more) that the office/management team could do to foster a sense of community. There could be a facebook group for residents, a community board outside the laundry facility, happy hours, etc.

He's the outdoorsy type, so we wanted to find him something near Spring Lake that would take his big dog. After touring several of the complexes in the area, we chose Spring Lake Apartments. What a pleasure! Ashley was extremely helpful, and eased our minds about the hassle of doing an out-of-state move. She explained all about their online leasing and offered to reach out to my brother directly so I wouldn't have to be the middle man. He works a lot so I frequently had to ask questions for him. Ashley responded to all my emails so quickly and courteously and when my brother arrived with his dog and a car full of his belongings, he was moved in and getting settled in all of 15 minutes! The apartment itself is really big, something like 900 square feet (the biggest one bedroom apartment I'VE ever seen!) and was in great shape when he moved in. And he loves living so close to the lake. I'd definitely recommend Spring Lake Apartments to anyone looking for a great place to live.

Single mom of three (11, 8 and 5), working a full-time job here. I moved in on a promotion (2 months free, plus $1500 off) and was required to pay a month's rent for the security deposit. Now that I've moved out, I was informed all but $300 of that security deposit was turned into rent credit (over $2500! I didn't need to pay), WITHOUT MY CONSENT or knowledge. In CA, security deposits are required to be refunded within 21 days; which they didn't. I moved out on 05/16 and didn't get the statement of my $23 refund until 06/12. I will miss the location, being next to Coddingtown Mall was super convenient. My kids and I enjoyed the saltwater lap pool and hot tub, although non-residents found their way in quite often. The dryer in the unit was also amazing (the only appliance that didn't smell when I moved in and actually had legible buttons/knobs). I won't miss the outrageous utility bills, lack of natural light in the unit, fake walk-in closet, spiders, random bugs and lizards that found their way into the unit. Office staff were hit or miss throughout my time. I wouldn't rent a unit without the garage since the parking is a nightmare. Guest parking is taken by other residents leaving their extra vehicles in guest spots WEEKS at a time. Finding parking on the street during non-work hours was unusual since there are several neighboring apartment complexes. Maybe with the new management company (FPI to Graystar)/office staff things will improve? I would recommend this place to anyone that's always home, probably something on the third floor and doesn't care to have guests over. Other piece of advice, if you do choose to rent under a promo, MAKE SURE THEY APPLY THE CORRECT CREDITS; apparently people can't be trusted to do their job. I was told I could use the credits throughout my lease which is in fact false, since their system wouldn't allow me to make "excessive" rent payment that would have made the credits last. Pictures posted are from 05/2025, rent at your own risk.

We're happy with how everything worked out in the end, and I genuinely appreciate that they were willing to work with us. That said, I still wanted to leave a review because I think it's important for future tenants to know about our experience, especially since our former unit, 363, will soon be available. The apartment itself is very nice, but unfortunately, the issues we experienced during our stay ultimately led us to decide to break our lease. When we moved in, the apartment was given to us extremely dirty and required a lot of cleaning before we could really settle in. A cleaning company was eventually sent out, which we appreciated, but our frustration was that we had to bring the condition of the apartment to management's attention in the first place. Given the condition the apartment was in when we received the keys, it honestly did not seem like the unit had been properly walked through or inspected before our move-in. We also dealt with several maintenance issues throughout our stay. Management was upfront with us about being short-staffed, which I completely understood. My biggest frustration wasn't necessarily the staffing. It was the lack of communication and follow-through. There were times maintenance was scheduled and no one showed up, and we often had to reach out ourselves for updates. We also repeatedly had weed smoke coming into our apartment from a neighboring unit's balcony, even though this is a smoke-free community and smoking is not permitted on the property or on balconies. Management eventually told us they had figured out where it was coming from and dealt with it, but unfortunately, we continued smelling it afterward. By that point, we had already broken our lease and were in the process of moving, so we decided not to keep bringing it up since it felt like we were constantly nagging management at this point. Toward the end of our stay, we also noticed some slight leaking from the A/C. We didn't pursue the issue further since we were already moving out, but neighbors in our building told us that A/C leaking was a recurring issue, which is definitely something I would ask about before signing. Overall, I would encourage anyone considering renting here to look beyond the appearance of the apartment and ask questions about maintenance, communication, smoking enforcement, and any history of A/C or water issues. Just because the apartment is nice doesn't necessarily mean everything else about the living experience will be. These are things I wish we had known before signing. Again, I do appreciate management, specifically Rachelle, for working with us during our lease termination. We left with no hard feelings and really just want to give others a heads up about our experience.
