This is an amazing property! I recently moved out due to getting a job in the East Bay but I contemplated commuting. We went and toured The Artisan on July 8th, 2021. The tour itself went pretty much without a hitch and the property was, for the most part, what we expected from the photos and DD prior to driving there. What happened afterwards, however, is what warrants a review and a caveat emptor for all prospective residents and tenants. The leasing manager, Jacqueline, initially confirmed--both verbally and in a hand-written notation on the marketing collateral paperwork she left me with--that a move in date for a specifically *set* and agreed-upon date was good to go and that, should I apply, those would be the terms. One day later, on Friday, July 9th, I called and spoke with Steven, a colleague of the aforementioned leasing manager. After a series of calls that day about other things related to the property and to the application, I also confirmed with Steven that the prior move-in date would be good to go and locked in at the same aforementioned rate. Cool, no issues, that sounds good. Let me officially finish my online application to lock it in. I do so that same day (Friday), only to have the previous manager, Jacqueline, email me claiming that I had misunderstood *or* that there was a glitch in the system that prevented me from moving my move-in date to that far in advance even though she had confirmed it the day before (Thursday) both in person and in-writing. Naturally, I push back, right? She still claims I misunderstood. I copy her and Greystar management with emails from her colleague, Steven, indicating that I should go ahead and apply as those very same lease terms (date of move-in and monthly rental rate) appeared to have passed the system requirements and that I was good to apply with the same confirmation. At the end of it, *my* recollection of events is put into question even though I have a non-applicant witness saying the same thing, a handwritten note from Jacqueline confirming the move-in date for August 29th, rent at 2975.10 as well as email confirmations from her colleague, Steven, all saying the same thing. The idea that a resident leasing manager couldn't or wouldn't simply cop to her mistake or own up to the fact that she made a call that was a blunder due to a system "glitch" as she finally indicates in her email but, instead, does a CYA move to imply that I am lying or that I have misunderstood is highly suspect, not to mention pretty transparent, manipulative and juvenile. TL, DR: All in all, the leasing terms (move-in date) was duly misrepresented to me, either due to user (leasing office) error, technical glitch (this is their claim) and, after I had officially submitted my application, I was informed that it was not possible to apply under those terms anymore (glitch, misunderstanding, etc.) due to being greater that 14+ days out, notwithstanding the fact that she and the "system" allowed her to do so. What's more? Greystar and the leasing office took more than 48 hours to respond to two (2) emails from me requesting a full refund of my application fee as I was promised and, as of the time of this writing, I have still not received a refund. Buyer/applicant beware: the on-site leasing team as well as Greystar "corporate" will not own up to simple (but important) clerical mistakes but will, instead, misrepresent, obfuscate, and resort to calling you a liar if you push back with evidence. And, lest you, the reader, think this is coming from some random person holding a grudge against Greystar--think again. I was the exemplar resident/tenant at one of their sister Greystar properties in the Peninsula for over two years. What a difference from property to property! read more

The Artisan is fantastic. The Management/Maintenance staff is exceptional. My husband Ed and I have been living here helping my father for the past year. And, we are super excited as we are planning to move to our own apartment here mid August. My father has a spacious three bedroom. We are moving to an also spacious, 1 bedroom. The bathrooms are a good size. The bedroom is also a nice size with a walk in closet. The kitchen has ample storage space and good counter space too. I love the patios. I can't wait to begin my own herb garden. Our favorite public space is the cm pool area which has lots of seating AND a covered living room with television and Frpl. There is a large gas grill. The gym plenty of equipment and a yoga room. Plus, there are a public kitchen, pool table and two public living rooms in the huge clubhouse! Love it!!!! read more

This apartment used to be a nice place to live. We've been here about 4 years and it has gone downhill since then. The pool is green and slimy and I got an infection in my arm the last time I used it which was in early September. It was the only open amenity and I was assured by the apartment manager (who has since left) that it was cleaned regularly. I'm still dealing with the physical impact of this infection and recurring antibiotic use. Greystar has taken over management and a quick online search will tell you how unhappy tenants are with them. It's too bad because our new manager is a kind person who has to work under Greystar's rules. For example there is no maintenance unless it is an emergency. I stood in mucky water for months because my shower wouldn't drain. I was given a tool to use to clear the clog myself. Seriously! It got a little better after repeated attempts with the tool. We've been looking for a new place and none of the other apartments have stopped maintaining the units blaming it on the pandemic. The halls and common areas of the Artisan are rarely vacuumed and the stair railings aren't cleaned. You'd think they would be more concerned about keeping things clean but they aren't. I wiped the stair railings down a few times with disinfectant wipes which quickly came away black. There are high outside windows that have never been cleaned. We were told several years ago that they were looking for a company to outsource it to. They supposedly have a security company who will come out if there are problems but I've never seen them and when the neighbors party there is no way to get the music turned down. Our unit has the master bedroom sharing a wall with the neighbors living room. Previous neighbors were pretty quiet but not the current ones who crank their music with a heavy bass. read more

Mostly a good place to live - mostly. The apartments are spacious and there's a gym and common room, people are pretty friendly. But the courtyard/pool area gets very loud and echoey and no one really enforces the hours. The Artisan also advertises 24-hour on site management, security patrol, and guest parking. There are technically a few spots that can be used for guests if the office isn't open but they are usually taken, so good luck letting your guests park there during the day. There is no on site management as far as we have seen - technically there are staff members who live on property but they aren't available outside of office hours (and there is no longer an emergency number for residents aside from security). When your lease is up, they will definitely jack up the rent as much as possible, so be prepared. Take note though - when you move out, they WILL charge you for cleaning, no matter what (which is actually not legal in California - the landlord is responsible for cleaning the apartment to prepare it for a new tenant, you are only responsible for leaving the apartment reasonably clean and undamaged). read more

While we opted out of the apartment we viewed for a place with more suitable space for us, we absolutely adored the management team. Steven B. enthusiastically greeted us as a walk in and graciously gave up his lunch hour to tour us around. We were at the end of our day and slightly crabby from less than helpful managers at other properties. Steven's kindness and friendly demeanor turned our sour attitudes around and we quickly applied for one of the few apartments left. Fast forward 3 days later, and we received word that a place with a garage was ready for us, we cancelled our application. Steven and Jaqueline made the cancellation easy, and quick despite my frenzied email and calls. They both kept their cool and were SO nice about the whole thing. Why isn't everyone like this? Here's my experience with the Artisan staffing from July 2021. During my search for a place to rent in the North Bay, I found these apartments and contacted the leasing office by email, left two voicemails 5 days apart, and spoke to one person on the phone giving me the run around to call me back later. They never called back, they never emailed, and they weren't very nice when talking on the phone. I wish I could ignore customers and speak rudely at my job and not get fired. read more

Out of all the apartment complex's I've lived at (if you see my reviews, it's been several) this one is tops. I can walk to the pet store, Safeway, Noah's, and it's quiet. The apartments are set up like east coast ones, where you go inside a hallway before you enter your actual apartment. Living on the bottom floor hasn't been an issue, it's quiet for the most part, especially the bedroom. You can hear people out on their patios or decks but it's not a huge deal. They offer garages, and sometimes in addition to the assigned parking spot you can rent another if one opens up. The two maintenance guys are always driving around, keeping the grounds trash free and they are timely when you need something repaired. If I had one complaint it would be the way packages are delivered, but that isn't even the Artisans fault, it's the delivery drivers or mail carriers. read more

In general, the apartments and the amenities are nice and decent because it's brand new. However, I wouldn't say it's luxury living though. Stairways are usually dirty and full of dog fur, and the garbage areas are a mess too. Unfortunately, my downstairs neighbors are very noisy and love to fight late at night. I have made a couple complains to the management, and I was told to contact the local police if I can hear my neighbors fighting again. One month later, my neighbors were screaming and arguing after 11pm, so I finally contacted the local police after 45 mins. I then informed the management the next day about the incident. I was told the new manager will contact me to help me solve the problem. 5 days later, no one contacted me, and the noise continues at night. After what I experienced, I would not recommend this apartments to anyone. It's not worth the money. read more

We have been living at the Artisan for just under a year now, and absolutely love it! All the buildings are brand new and the premises are kept very clean. Maintenance staff has been quick to respond and accommodate any issues we've had and are very friendly and pleasant to deal with, this goes for the office staff as well. The complex is in a great location as well with several grocery stores and great restaurants nearby, quick access to the freeway and more. I went on a guided tour with Steven at the Artisan and it was by far one of the best apartment tours I've experienced. Not only was he very knowledgeable and kind, but very enthusiastic about how much he loved working there. You can really tell when someone enjoys what they do and it made an impact on me. As a renter I want to feel safe in my home and also have peace of mind that help will be there when needed. Steven made me feel at home and excited about possibly living at The Artisan. The amenities are amazing as well! Salt water pool??!! It was great seeing everyone out there enjoying it on a Saturday afternoon. This place is good for the most part. My only complaint is with security. Office Staff: The leasing office is pleasant and competent. They get things done quickly, respond to emails in a timely manner, and are generally a pleasure to work with. Maintenance: Our washer quit working on the fourth cycle...after the maintenance nightmares we've had at previous places, we were prepared for a long battle to get it fixed. We were immediately given a key to the apartment across the hall to do our laundry, and 48 hours later it was replaced--especially impressive since it broke on a Saturday! The young man who handled it was professional and genuine, an all around good guy who we're happy to know we can call when we need help. Security: I always see security patrols when we walk our dogs at night, and the complex is very well lit, which makes me feel quite secure. Of course, like most high end complexes, there are key fobs to swipe in and out of each building and the common areas to prevent non-residents from entering. There are two cameras on the entrances. HOWEVER, this has not prevented crime. Our car was hit and run a month after we moved in, and then two weeks later, it was vandalized! Management, PLEASE consider putting some cameras on the back parts of the complex! We pay over $2000/mo for rent, you can afford it. These things could be solved so much more easily if there was some video security!!! Neighborhood: The location couldn't be better. Safeway is literally a few hundred feet away for all your last minute grocery needs, and you're minutes away from all the amazing food and shopping of downtown Petaluma. Layout: These apartments are some of the most well planned I've seen. They maximize square footage by making sure every inch is usable--not the case in our previous homes. There is more storage relative to other properties we've viewed, and the oh-so-rare commodity of a walk-in bedroom closet. Nice! Value: The Artisan is expensive. However, relative to other Petaluma options, we felt it was the best value for our money. It is comparable to Azure, Park Central, and Addison Ranch in price, but it is newer and better laid out. It is cheaper than places like Theater Square in the heart of downtown Petaluma. Random perks: ~You can pick a ceiling fan or light fixture for the bedroom and the maintenance staff will install it for you. ~Valet trash service picks up your trash and recycling from your door five nights a week. ~Doggy bags provided at stations throughout the complex to clean up pet waste. ~Package concierge allows you to pick up packages any time, day or night. ~Much brighter and more well lit than other apartments we've seen. All in all we are happy to be here. Hope this makes someone else make an informed decision. read more

Generally speaking, living at the Artisan was fine. A pool and playground are keys to my kids' hearts; all I need are functioning appliances, and I'm a happy camper; and the hubby is happy when his girls are happy. Unfortunately, we had two experiences that I hope by sharing will save someone else money and make the Artisan consider altering some business practices. We went to the office a month before our lease expired to see how much rent would increase, but the paperwork was not prepared until ten days before our renewal date. The papers stated that they required 30 days notice before moving out and rent would jump up around $500 in ten days when the month-to-month rate kicked in. I feel for people who have shorter leases because this business practice has undoubtedly made them thousands at the expense of tenants. We were able to avoid the charges by reminding them that the same law required that they provide us with 30 days notice before raising rent because we were finishing a year-long lease. Our move out experience has been similar. When you move out they will list standard charges that they apply to every unit regardless of the condition of your apartment. The only way to have them removed is to contact corporate and again remind them of the law. Only then will they take into consideration the condition of your actual unit and act accordingly--that is, if they don't ignore. My emails and voicemails have been ignored for weeks, which is a little ironic since the email address I was given is "customercare". It's disappointing because while we loved Mia in the office and appreciated the friendliness of Freddy and Ryan, the Artisan has left a bad taste in our mouths. I sincerely hope the Artisan reconsiders these practices and that by sharing our experience we can help someone else. Update: Finally got a response a few days after reviewing them online (so, give them a bad review if you want them to stop ignoring you?). After nearly two months of being unable to provide us with a receipt for a service that they told us they contract out for, they created one of their own, backdated it, and emailed it, again only after the online review. We contacted our legal counsel and sent The Artisan the exact laws they were breaking. In short their response is that they won't be following the law. We are military and will not be flying back to California to take them to small claims court, but the least we can do is give others fair warning. It's a new complex, so I'm sure plenty more stories will be told as more people move out. read more

For a short term rental, this is expensive for what you get but ok but as a long term home? Skip it, there are better Petaluma options. The apartments themselves are nicely laid out although the finishes are cheap and starting to show wear. Most of the apartments face either a parking lot or the street and another complex--there is no nice view from any location. If you want your blinds open, this isn't the place to live. The neighborhood is not attractive--it's dingy and not well kept and although you can walk to a small strip mall, it's just that--a strip mall. The parking, that's another issue. There aren't enough spots to go around so your spot might be quite far from your apartment--not fun when you're carrying groceries in the rain or a toddler. There is very little parking for guests and the spots that are available are usually taken up by people who park an extra car there and leave it for days. The complex is nice with some excellent amenities. One amenity that they tout but that isn't even remotely worth talking about is the access to the walking trail. It's dirty, trash-strewn, ugly, and homeless people parking their junk along the trail. The biggest issue is the noise. I lived here for 4 months and had neighbors above me who must have tap danced daily. Another neighbor left his dog alone for hours daily and the dog would howl for hours on end. The noise reverberated throughout the building. Despite numerous pleas for help, I never got any. The suggestion of management was to move to another apartment. Gee, that's helpful. The other big issue is management. Little things added up: I was never informed about the mandatory trash take out fee ($25 per month), for instance. I wasn't told that water wasn't included and didn't find that out until I arrived on the day of move in. They enforce rules haphazardly. One neighbor hung laundry on his balcony repeatedly and despite management telling us that they would stop it, it kept occurring. Some people got warnings for parking in "prospective tenant" spots, others parked there for days with no problem. read more

Overall our experience living at The Artisan was fine. We had a few extremely loud neighbors and living over the pool was definitely louder than we expected but we were the first people to live in our unit and made some great friends so overall the experience was good. However our experience since moving out has been extremely frustrating and the lack of professionalism is appalling. We lived in our apartment for 3 years and 3 months and moved out on June 30th due to my husband getting a job in North Carolina. I gave plenty of heads up about our move out date and was able to get our unit rented and pre-leased before we left so that we didn't have to pay the full break lease fee of one months rent. The new tenants moved in 19 days later so we had to pay the remaining 18 days even though 5-7 of it should not have been our responsibility due to them requiring a week for cleaning and maintenance updates. That's not my issue though, the issue is that we moved out over 2 months ago and cannot get them to send us our security deposit back. I have repeatedly called and emailed both The Artisan office and the corporate office with no return calls and only a couple emails from the new manager, Clara, who just points me back to corporate. The first issue we ran into was when we received our move out statement which came quickly and was sent out about 6 days after we moved. The statement showed that we would receive almost $300 less than we had been told during our pre-move out inspection and I noticed that they double charged us for July 1st. The extra charge wasn't for any damages because the apartment was in perfect condition when we left. I immediately called the office and was told it would be taken care of. I asked for an updated move out statement and still have not received one after asking numerous times since then. I finally received an email back from Clara on July 16th saying that a check has been cut and mailed to me...still no answer about the amount of the check or the new move out statement though. Here we are on September 3rd and we still have not received the check for the security deposit and nobody can be bothered to get back to me about it. I've never written a negative review in my life but I am appalled at how this is being handled. It's completely unacceptable to take over 2 months to send our security deposit back and the lack of communication is extremely unprofessional. I noticed that a few other people have had similar experiences lately and it's very sad to see how The Artisan has gone downhill since we first moved there. I can't say enough good things about our experience with Mia, Ryan, and Freddy but now Freddy is the only remaining original employee and there's only so much he can do to help. As for the people currently in charge, I hope you realize the importance of good customer service and step up to make things right for everyone. Dealing with this situation has marred the entire experience we had there and I would not currently recommend it to anyone. read more

The staff is the absolute best-- they are always friendly and helpful. They allow pets and have garages to rent. The property has plenty of amenities. Brand new huge gym, salt water pool, dog wash station, the list goes on. The staff are more than friendly and helpful. Our microwave wasn't working properly the day we moved in. Staff was on it and it was replaced with a brand new one the next day! The women in the office are always so friendly and eager to help. As we downsize in retirement we have looked at alternative living situations. In our opinion Artisan is the best. Everything about it is well thought out and developed. We took a tour with Mia Powell ,the sales rep, and she was GREAT! Mia had the right answer for every question and was as pleasant as she could be. We find ourselves regularly saying that we feel as if we're living at a vacation resort. We aren't really the apartment type but Mia was so patient and informative with us during the planning phase that it helped us make an informed decision. I was worried then that months down the road we may regret our decision...well I can honestly say it has been everything we hoped for and more. The pool, grille, gym, yoga room, outside fireplace, package concierge, and valet trash are just some of the highlights. The maintenance guys are super friendly and quick to fix any issues. We recently moved into the Artisan and have been impressed with the amenities and the layout of the three bedroom apartments. The grounds are well kept and when the doors are closed in the apartment you are well insulated from the outside noise. The front office is quick to answer any questions and the maintenance staff is very quick to solve any issues that come up. We relocated from San Diego and the front office was very patient answering all our questions prior to the move in and also helping make the move in a smooth transition. The location is centrally located to the 101 and there's a Safeway, 2 parks with playgrounds and a lot of other shopping within walking distance of the complex. We looked at quite a few complexes in Petaluma and the surrounding areas but none gave us as much square footage, had all the amenities and felt as safe and welcoming as the Artisan. read more

I've lived in the Artisan for just short of a year. The apartments are relatively new - 2015 I believe and well laid out. The balconies are large - and I had a great view of the pool area and the Petaluma hills. I've had no noise problems - the double pane windows are great for noise abatement. I also rent a garage - which is insulated and keeps them in a reasonable temp range. Overall I am happy with the quality of the units, the amenities are great (and while people can be loud in the pool area, I've not experienced a night where its been noisy past 10PM) and I find it an enjoyable place to live (I renewed for a 2nd year). That said - the most important reason for my renewal is the staff. Freddy and Ryan (the two maintenance guys) have been here the entire time - and they are super responsive. Anything I've asked for - work orders etc - are tackled immediately. These guys are fantastic! In the office Mia and Yesica have been wonderful - I downsized and transitioned from one unit to another and these two bent over backwards to facilitate the move. The team at The Artisan is what made me want to stay and they are directly responsible for my renewal. read more

Extremely disappointed in how we were treated living here. Dumpsters were not emptied regularly leaving us no place to put our trash - our trash was dug through BY APARTMENT MANAGEMENT to give us a warning letter about not putting it inside the dumpster. THERE WAS NO ROOM!? We were some of the first few residents to move here however were given a parking spot extremely far from our unit while new residents received spots that were open right next to it. We were told that we could use/park in a closer spot my management while I was pregnant until new residents moved in and when we did we received a tow notice plastered to our vehicle that damaged the window! I could go on... the last straw is that we asked to move out a couple of months early due to our growing family and a 1 bedroom no longer being suitable and they refused to work with us at any capacity. We even ended up finding residents to take over our lease and were told that we still have to pay the entire almost 2 months that we were not there because we are in a contract. I know for a fact new residents have moved in since we left in plenty of time for us to not have to pay rent for the time we are not there. Have had to move out of other apartments early due to job relocation and have never ever had them not have residents take over our lease. We were told we would be reimbursed when the new residents move in. Why if they have already signed a lease??? Why would they need to double dip?
