For the sake of your mental health, do not get an apartment managed by Adaptive Realty. They will mislead you and give you an inhabitable apartment and then not respond. They conveniently did not know which parking spot was the one that came with the unit during the apartment tour. After signing a lease, they gave me a parking spot not up to LA CITY code. They do not respond to you and don't treat you as a human being should. They made me cry myself to sleep in apartment I couldn't cook in and felt disgusted in. They gave me an apartment with mold and peeling countertops and I couldn't park in my "assigned" spot. Samuel Perez ignores my emails regarding early lease termination. I have had to go look for legal counsel. This is the worst experience I've ever had to deal with. read more

Nightmare property management. Aside from the constant entering of tennants units, countless safety concerns and lack of replies towards actual maintenance requests - I am counting down the days until I move out of an Adaptive Realty Property. My AC hasn't worked in weeks, maintence destroyed my flooring, you have to be strategic about throwing your trash out in the overflowing dumpster. You'll be lucky to fit one small bag of trash in the dumpster. I tried to terminate my lease just 3 weeks into living here after the previous tenant from my unit came banging on my door in the middle of the night but they didn't allow it. They are 'pet friendly', however the 3 foot talll unmowed patch of grass is filled with shattered glass and other misc paraphernalia. If you step over the tents to walk to the neighbors grass patch, you'll find every surrounding wall tagged by competing gangs. Serious safety concerns among countless other things. read more

Adaptive has been an absolute nightmare. They have no respect for tenants. Have something that is important or an actual safety threat such as a gas leak, no response. Leave an item in a common area that they don't like, suddenly you are receiving messages every 2 hours. Find real property managers. They are neglectful and/or incompetent. I do not advise renting from them or, more importantly, using them to manage your buildings. If things are fixed quickly (which they never are), they break soon again. Alarms (different ones) have been intermittently going off in the lobby non-stop for a month. Exterior doors do not auto-lock. Appliances like stoves do not function due to basic errors and they do not call for technicians for up to a week after you file a maintenance report. read more

We hired Adaptive Realty to manage a 4-unit property we built in Hollywood. I have to give a lot of credit to the entire team - they did an excellent job leasing the property out when the market was sucking wind. Additionally, the team does a fantastic job at preventative maintenance and looking at the building holistically. Lastly, I found their property management agreement to be very fair. I would recommend Moses and the team to anyone with property to manage in LA. read more

I've been with adaptive reality for about almost a year... honestly when I found an apartment with them I was super excited, for the most part communicative ! And friendly . Then I looked at the reviews and they were all terrible review: I got a little scared if I'm being honest lol . But in the last year they've been great ! Maintenance team has always been on top of things, during the winter my furnace was giving me issue and they sent a 3rd party for fix it but it's couldn't be done till a few days out.... Adaptive ended up giving me a temporary space heater without me asking, which I thought was really sweet. And honestly , my property manager Leandra deserves a shoutout ! She's been THE BEST. Understanding! Polite, and never makes me feel silly for asking questions :) I appreciate you ! All in all I feel bad for the folks who have left bad review , if that was their experience I'm sorry but in my experience it's been great, definitely give them a look ! read more

PLEASE do NOT rent a property that this company manages. Please reach out directly if you would like specific examples. 3+ individuals have needed medical attention from the unsafe conditions that this company BLATANTLY IGNORES. Also, Property Owners, be sure that your properties have ample insurance coverage. In less than 6 months, we dealt with: plumbing issues; flooding; a sinkhole; no wifi; gas line cut; water line cut; swarms of bees; driveway collapse and repaving.. 1/5 Stars - Don't waste your time Honestly, this place is all about getting every dollar they can out of you. Here's what happened to us: - They didn't do a proper walkthrough when we moved in, then hit us with a huge charge everything when we moved out. - They only sent us the email about our rights to a pre move-out walkthrough AFTER I specifically requested it. The "walkthrough" was just the property manager walking around noting what they could potentially charge us for. She said everything looked good, and when I asked if she could write that down, she said "sure" but never sent it (wanna guess why?). Then boom - they charged us for painting anyway, even though that's supposed to be normal wear and tear. Apparently they do this every single year to everyone. We spent hours cleaning and fixing little things before we left and they still kept half our deposit. - Communication is terrible. We had 3 different property managers in our one year there, which should tell you something about how this company treats people. - Getting maintenance scheduled was a nightmare because they use some third-party company that's difficult to communicate with through the absent properly managers. - The "renovated" apartment was a joke. The appliances looked decent enough but were clearly old refurbished stuff (microwave from 2013? Really?) that started breaking down halfway through our lease. - The top rack on the dishwasher broke several times throughout the year and when they came to fix it a 3rd time we got charged for "overloading." I mean come on. - For $3500/month for a 2 bedroom in LA, the quality was absolutely trash. The whole place felt like they did the cheapest possible fixes to make it look decent for photos. - Also, the gate to the parking broke constantly. Being a young woman living on a busy road, that was genuinely scary and I never felt fully safe. - They definitely target younger renters who don't know their rights yet. After doing my own research, I'm pretty sure they violate tenant laws but they know most people won't bother fighting it. A friend of mine rented from them in a different area and had the exact same experience. - I honestly think they would have charged us much more if we hadn't started pushing back and sending them emails upon move out (which they eventually stopped replying to). - The CEO acts like he's doing these beautiful renovations around LA but it's all just cheap cosmetic work for maximum profit. Classic. Seriously, find somewhere else. There are way better options out there for better quality at better prices. I had a much better experience at a larger apartment complex in LA for less. read more

All I have to say is that Jose and Tito are the best duo maintenance guys who helped us with every request we've put in right away. They're great humans, super sweet and respectful, and always come with solutions. Our hood light was making a short circuit with outlets around the apartment. They changed the electrical brakes. Great upgrade!! Overall very happy to know that we have somebody taking care of our place when needed. read more

Yeah I had to email for like 2 months to only get half of my security deposit back lmao. I spot cleaned the walls and pretty much left the unit how I got it, besides the usual living marks. This company refused to give deposit back. They insist on painting every single wall again when you leave, and for you to foot the bill. This is illegal and against California tenant law. Know your rights everyone, I had to threaten small claims court to get these people to settle and give only half of the deposit back. not worth the stress, but ya I don't like having to do that read more

I've never had a more negative renting experience in my life. Adaptive took over my landlords property back in 2016 and they were horrible in ways I didn't even know were possible. I had to fight an unlawful eviction in court for six months before I finally got tired of fighting it. We agreed in court that I would move out and I did. Many years later they tried to say I moved out a day late which I didn't and demanded I pay them for $15000 in damages and back rent that the judge had ruled I owed $0 for. I asked for an itemized list of damages and they never responded. They simply put a mark on my credit report. NEVER rent from Adaptive. You will absolutely regret it. read more

So glad the person from Adaptive Realty I was working with (Franklin) ghosted me because I was able to do my due diligence to see how awful they are. I was having back and forth conversation to set up a showing when he disappeared into thin air. DO NOT RENT FROM THESE GUYS. I have lived under so many different management companies, and this one is by far the worst. Would give 0 stars if I could. Incredibly cold and unwilling to help tenants out in difficult situations. Website claims they are progressive and willing to spend what it takes to retain tenants. Neither of those things are true and feel like we've been scammed. Unfortunate because the area is nice and the building as well. They add fees left and right. Just a money grab. Wish we didn't move into a building owned by them. The only thing that's been positive about living here is the maintenance staff, which is quick to respond to things that come up. read more

I have called out multiple civil code violations ( Civil Code 1942, & Civil Code 1671(d) ) in hope to resolve internally and avoid contacting city officials, however Adaptive Realty has dismissed my attempts at resolution and I will soon have to escalate. Usually maintenance impress me and move swiftly, although they do drop the ball from time to time, I appreciate their urgency on most things. Currently they refuse to look at the black mold in the bathroom even though they were notified 6 months ago and I have followed up many times via call, email, and text-- this is illegal btw. They include a 6% late fee with no grace period and recently charged me 180$ when I paid rent on the 1st and it cleared on the 2nd. California Civil Code Section 1671(d) states that liquidated damages (like late fees) in residential leases are void except where proving actual damages would be "impracticable or extremely difficult." The landlord would need to show: -The late fee is a reasonable estimate of actual damages, with proof. -The fee was mutually agreed upon (being in the lease isn't enough). My landlord bought my building for 500k in 2015. I currently pay 3k for rent which is almost the whole mortgage monthly fee and I am one of 6 units-- yet adaptive charged me 80$ to fix my garbage disposal that I had only used twice before it broke. I told them I wasn't at fault, the maintenance man told me it was a faulty disposal, yet I paid the fee because to Adaptive tenants aren't people, we are purely revenue. I'm sure the property managers are kind and lovely people, but they are not helpful and often dismiss concerns and copy and paste responses while completely ignoring what you're saying. If anyone else if having trouble with adaptive and would like support in finding out if your tenant rights are being violated, please reach out to me or contact your local Tenants Union. bc Tenant Solidarity is wholesome and we need more of that these days. read more

He reflects on the company and our complex so well, and has made my experience beyond enjoyable and valuable. The renting experience with Adaptive Realty has been the smoothest I've had so far. The agent, Jorge Del Pinal, was responsive and delivered really good service. He kept me informed the whole way through with clear instructions as to the next steps and what I could expect. I received a great value for the money in terms of service and quality of the rental unit. It checked off all my boxes. Jorge then introduced me to the property manager, who is my point of contact now that I'm a tenant. And again, I received clear guidance from them on how to get set up for the move into my new place. 5 starts - definitely. FINAL UPDATE After a year adaptive removed our rent discount, and then raised our rent the full legal amount 1 month later leading to a 15% increase in our rent within a two month period, so we moved out. They told us this is their standard policy, which our neighbors all confirmed. (During leasing, Jorge had told us adaptive would probably offer a new one year lease with a smaller discount the next year - he works for adaptive, so I have to assume he knows this isn't true). They took $566 from our deposit for "painting fees" even though we already repainted the unit, as communicated multiple times with their team - it was much cleaner than we received it - so we're still fighting that one. All in all, this was a frustrating experience. The apartment was well maintained by the maintenance team who we really liked, but the property management, leasing, and rental teams were consistently dishonest and hard to reach. It's a trade off, hopefully this post will help you make an informed decision in a housing market full of contradictions! UPDATE September 2023: After signing our lease, I wrote a 5 star review of our adaptive broker Jorge. I am updating this review to 1 star to reflect the service we've received in the last month since moving in. Adaptive moved us in to an apartment that clearly was not ready for tenants nor up to the standards of our lease, and has been overall unresponsive and disorganized. ISSUE LIST: - (UNRESOLVED) Broken A/C, broke 2 days before the worst heat wave on record in California history. They refused to give us a temporary AC, fans, or to expedite the AC installation (insisting on buying one from NEVADA instead of just going to the store to get one same day, same response re a temporary window AC). We have now been living, with our cat who is now 80% catatonic, in a 100+ degree apartment for 7 days. Not only is this not what was promised in our lease, but it is also an extremely unsafe and uncomfortable living condition, with no effort to rectify by management. - (UNRESOLVED) Private garage with a broken door that doesn't lock, a light that doesn't work, no access to power, and a giant hole in the wall. - (UNRESOLVED) Both the closet doors in the bedrooms were damaged and in one room the door was in pieces on the floor. - The washer and dryer were disconnected and missing parts - The dishwasher was missing pieces and required maintenance - The blinds in the back room were scattered on the floor and installed improperly - The floors were filthy and uncleaned, garbage from the previous tenants and/or the maintenance team was on the counter We have requested a rent credit from Adaptive to make up for the days we have been living in this apartment in conditions below the standards of our lease. Of course, we haven't heard back. ORIGINAL REVIEW August 2023: This review is for Jorge as a leasing agent, not for adaptive as a management company since we haven't moved in yet. We were about to sign a lease on another property when Jorge showed us the apartment we ended up renting. He was super friendly, familiar with the area, and honest about the pros and cons of the space. He also helped turn our showing, application, and lease signing around SO fast (all within 12 hours of the listing going up). UPDATE: I have moved out after purchasing our own home and now they are telling me I am being charged for electricity bill through their RUBS program when I have always paid my electricity bill through my own account with LADWP . Not only that, but they refuse to provide an invoice for what they are charging me for! RIDICULOUS! If you want to save yourself the headache, I repeat, do not rent from this management company. Unprofessional leeches who hires people who don't know what they are doing. I can't wait for them to tell me they are not giving me my security deposit back because I know my rights as a tenant. It doesn't get much worse than Adaptive. Luckily I made friends with my neighbors. I'm convinced Adaptive won't even read this review... they don't read anything you write them.... Photo Attached: The photo is what Adaptive uses to sell the unit. The back yard space is what lured me in. Notice the caption at the bottom of the photo "Amazing Yard with so much potential." In this photo there are lights, and a grill. The lease you sign will say that you must ask permission to have a grill. I should have made that more official before I signed the lease. They will not give you permission. They didn't even listen to me regarding it. the answer was just: No. How on earth can you a have yard that big and NOT have a grill? There is power outside (or there was)... the only electrical outlet is wired from the unit upstairs and comes out of the AC (tangled mess seen in photo) ... so if the upstairs turn off their power, or move out. you will loose all power to your backyard. This happened to me and I didn't have power for the last 3 months I lived there. When I reached out to Adaptive regarding the power, it took two months for (Wendy) to respond. This was on a Tuesday. She told me she would bring up my no power issue in the next Monday meeting. I responded: Why does this need to be brought up at company meeting? An electrician would be suffice. And next Monday?? Why it wasn't brought up at previous Monday meetings? (I've been waiting 2 months already!!). She didn't have an answer for me. 2 more weeks went by, and Wendy never followed up. I submitted my 30 day move out notice and when asked the reason I was moving I said "maintenance issues". and the email I got back from Adaptive didn't question it... just said ohhh ok..."sorry you're having issues, here is your move out check list." Ohhh and I also have photos of homeless people sleeping in my backyard, as well as a video of a group of guys being chased off by my dog who were in the back yard, either trying to break in the unit, or steal some back yard furniture. Obviously not Adaptive's fault... but when I mentioned it to them, they didn't even respond. There was really never any kind of response from them about anything. also, The gate. It broke at least 6 times while I lived here. the trash crew would run over the gate track destroying it. so my car was either stuck in the garage, or not able to get in the garage. and maintenance on this usually took about 2 days. let me say that again... 2 days of not being able to use my car... and it happened 6 freaking times!! I always payed my rent way early. sometimes a month ahead of time. They didn't return my full deposit, claiming I had damaged the walls. This is not true. I left the place better than I found it. Seems like they really just want to lure people in with false advertising and then not be responsible for their property. read more
