Dan Moezenia has tirelessly endeavored to solve some lingering water intrusion issues following this work. He has not walked off the job like other GCs have on other projects in our Association. He takes pride in his work and he has good subcontractors too. I see in the comments that there are some customer service issues, and I did encounter some of that early on. I have circumvented this by having a professional project manager named Ralph Ortiz as the intermediary between his company and our owners, which is far more effective and efficient. Their pricing for our capital project is reasonable, they came in cheaper than others. (The small stuff may be outrageous though).

The first bidder was a highly visible, well-known company with dozens of five-star reviews. The manager himself came out to sell me, and while he was friendly, knowledgeable, and charming, his approach bordered on slick. He completely ignored my request to just give me the bottom line, insisting instead on a full, drawn-out presentation before emailing me an inflated bid of $40,000. The second company, which I was initially tempted to hire, came in at $35,000. English was not their first language, but they felt deeply honest, and I am certain they would have done a satisfactory job. But $35,000 still seemed high and I told them I had decided to go with another lower bid. At that point they grew desperate for the work, eventually begging me to just name my price. I've never had that work out right. If a contractor is wiling to slash his quote in half it usually means the materials and workmanship will suffer. The fourth guy came around $28,000, but he could not be bothered to write up a formal estimate. Instead, he just jotted down vague bullet points with a total at the bottom while omitting what seemed like important steps the others included. I have learned the hard way that if something is not written down on the estimate, you are not going to get it. This last roofer did come up with creative ways to save me money to cut his price, that were actually smart, but I wasn't convinced that he knew what he was doing. I ultimately chose the third contractor, Steve with Michael I construction; who originally quoted me just over $27,000. In part it was his price. The thing that stuck out most during our initial meeting was his explanation that larger, established contractors frequently subcontracted their jobs to him because he worked fast, delivered excellent quality, and charged less than everyone else. His estimate was concise, clear, and thoroughly detailed. Before we signed, I mentioned that another contractor had found ways to reduce their bid, and I asked if we could do any of those and he agreed adopt one of those ideas and cut his price by $2,000 for me. The entire process with Michael I Construction was incredibly smooth and went exactly as promised. He took a $1,000 deposit, pulled the permit, and started precisely eight days later. He projected a five-day timeline, and his crew hit that target perfectly. I was right there alongside the city inspector for the final walkthrough, and the inspector was visibly impressed by the high standard of workmanship. The crew cleaned up the site every single day, left zero trash behind, and even cleaned out the building's gutters at the end of the job. The single area where this company could improve is adopting that old-school philosophy where a contractor's word is an absolute bond. In my eyes, if an expert makes an oversight on their own bid, true professionalism means honoring the quoted price and absorbing the cost. That level of accountability is exactly what transforms a good contractor into an indispensable partner. Steve made a $600 mistake by failing to realize the roof lacked vents and required eight of them. Once the project was underway, he informed me that he had to charge extra because his margins were simply too tight to comp them. The people I hire over and over, project after project, stand by their original number. But--I had already received a break on the overall price during our initial talks, so I still came out ahead in the end. Ultimately, if Michael I Construction can embrace that level of ironclad integrity, the owner is going to build an incredibly successful business with a fiercely loyal customer base. The quality of his work speaks for itself, the price is very good and because of those things I am certainly willing to give him another chance on my next project.

I signed a contract with Fortex Roofing Systems on February 10, 2026, for a complete roof…read morereplacement on my rental property in Santa Monica. The contract listed an estimated start date of March 2, 2026, and a completion date of March 13, 2026. Fortex was also responsible for obtaining the required city permit. I hired Fortex because my insurance carrier, Mercury Insurance, had required that the roof be replaced in order to maintain coverage. I explained this to Noam at the outset and made it clear that timing was extremely important. Because of the prolonged delays in obtaining permits and starting the project, Mercury ultimately issued a non-renewal notice on my insurance policy. Despite knowing how critical this project was, Fortex did not appear to treat the matter with any urgency. Unfortunately, the project was plagued by delays and poor communication from the beginning. Although the contract was signed in early February, Fortex did not begin the permit process until March 9, more than three weeks after the contract was executed and after the estimated start date had already passed. The permit application process was very disorganized. I received urgent calls and text messages asking me to sign a form immediately, only to be told later that same evening that the form was incorrect and that I needed to sign a different one instead. After that, communication became very difficult. I had to repeatedly follow up for updates. The permit was finally issued on March 18, 2026. I was then informed that a pre-construction inspection was required before work could begin, and the earliest appointment Fortex scheduled was April 9, 2026. Given that I had already been waiting nearly two months, I was frustrated by the additional delay. When I expressed my concerns to Noam, his response was that "if you are not happy, we don't need to do your job." Wanting to avoid further delays, I personally logged into the city's scheduling system and successfully moved the inspection up to April 6. On April 2, Noam informed me that because one weather website showed an 18% chance of rain on April 7, Fortex wanted to postpone the project for another three weeks. When I objected, I was again told that they could cancel the contract if I was unhappy. I reluctantly agreed. It did not rain on April 7. At that point, I could no longer deal with the repeated delays and threats to cancel the contract, so I requested to speak with a supervisor. I spoke with Avi, who took over the project. After he became involved, the project finally moved forward and the roofing work began on April 13, 2026 but only because once again, I had to take the initiative myself by obtaining an earlier inspection appointment for April 14. Once the work started, I received an invoice that included additional charges listed only as a lump sum with no explanation. After requesting a breakdown, I learned that Fortex had added a $150 "permit handling fee" for using a third-party company to obtain the permit. The contract stated that "City Permit and Handling Fees" were not included, but it did not clearly disclose that a separate third-party permit service would be used or that customers would be charged for that service. After I raised concerns and made clear I would not agree to pay unclear or unexplained charges, the $150 fee was eventually removed. This resolution also involved uncomfortable conversations, rather than a straightforward explanation or clarification upfront. I was also told that the actual fee should have been $300 because the third-party company had to visit the City of Santa Monica twice, and that Fortex was doing me a "favor" by reducing the charge to $150. Given the permit issues and delays caused by Fortex's own mistakes, I did not find this explanation reasonable. The roof was eventually completed, but even afterward members of the crew returned to access the roof without providing advance notice, which alarmed my tenants. The finished roof appears satisfactory, but the overall experience was extremely frustrating. The project was delayed for more than two months despite the urgency of my insurance situation. Throughout the process, I experienced poor communication, repeated threats to cancel the contract when I raised legitimate concerns, and unexpected charges that were not clearly disclosed in advance. Based on my experience, I cannot recommend Fortex.

During the same time that I was working on my new home, I knew of several other friends who were also renovating or remodeling their homes. I can say without hesitation that no one had the experience that I did. My home when I first purchased it and before remodeling started was in dire need of some major work. No central air, flooring was lopsided, structural foundation work had to be done, needed to change a 2 bedroom 1 bathroom home into a 3 bed 3 full bath plus den home, needed to get permits, install a porch, redo the garage into an extra room, landscaping, etc. The list goes on. From the time my escrow was closed, to when everything was ready for move in, all of this was done in less than 4 months which is ridiculous in a time when materials and manpower was low. Friends who had half as much work to be done as I did spent over a year. In terms of costs, the speediness at which all this work was done saved me an incredible amount of money. In addition, every cost was stated very transparently, including any sudden, unforeseen changes or circumstances, as well as options to add, forego or make adjustments and those subsequent costs. Michael has decades of experience, and was crucial in thinking of things that I never would have that enhanced my home in ways I would not have imagined. He also is very very detail oriented and was always on site, making sure nothing, even small, seemingly insignificant things were overlooked. His staff was excellent, very communicative and knowledgable. He and his employees treated my home like their home, and the final product speaks for itself. Renovating a home can be extremely stressful especially when it is so hard to find a contractor you can trust. I had none of the experience that so many people had by working with Misong Construction, and would recommend them for any job.
