However, after only 10 days, I decided I did not wish to continue with their services - for personal reasons, this had nothing to do with their services. They became extremely irate and unprofessional, and decided to deduct the entire contracts worth of property management fees from my deposit --Six months of fees for 10 days of work! After their initial angry email response, they stopped all communication with me and finally sent me my deposit back with their "fees" deducted. Clearly they are very high quality, as the owner feels that a week's worth of work is worth the same as six months. stay far away. and if you do sign up with them, pay careful attention to their contract. Have your attorney look it over. They deliberately word things in such a way that you will be trapped in an entire lease with them, even if you change your mind the next day.

I do not recommend renting, buying or working with this company!! This is a must read if you are…read moreconsidering doing so. Short summary: Kathy at Valley Properties Southern Oregon, LLC is an incredibly lazy landlord and time after time was negligent in fixing or providing habitable conditions for me and my roommates. There are other reviews online that suggest that this is an ongoing issue that other previous tenants have had too. Full Explanation: From January 2014 to December 2017 (four years), I exercised good habits and reasonable care in my tenancy at 349 Oregon Terrace Medford, OR 97504, a rental property that is managed by Valley Properties Southern Oregon LLC, it's registered agent, Kathleen Herod, and the rental property's owners, Robert & Linda Johnson. On March 13, 2017, I gave notice to Kathy, our landlord, that the rental property's water heater was no longer working and that it was failing to produce hot water. Though they had the water heater inspected two times, they were negligent to fix or replace the water heater until finally on December 4, 2017, over nine months later, a new unit was purchased and installed. The landlords ignored the recommendations by the inspectors to have the water heater replaced, not just because it wasn't performing to standards, but also because the water heater was leaning, a dangerous issue that if not fixed is known to cause potential harm to tenants and others. The landlords continued their negligence by not following their responsibilities to follow Oregon's Landlord/Tenant laws that require landlords to provide habitable conditions, even after multiple notices were given to them. As a result of their negligence, I suffered damages because I continued to pay them the agreed upon rental rate as written in the month to month contract even though the value of the rental unit was drastically diminished. Hot water serves emotional and physical needs, such as, hot showers, ability to wash clothes and dishes, and many other typical and reasonable activities. Oregon Landlord/Tenant laws require hot water to be substantially provided to all Oregon tenants. Eight months into this situation, on October 11, 2017, I tried to reduce further damages done to me by the landlords by giving them notice that Oregon law requires them to provide hot water and that if not fixed or replaced in a reasonable time that I could began withholding rent (all within the legal right afforded to tenants). The landlords then retaliated against me by serving a "60 Day No-Reason Notice to Vacate" after I made these complaints in good faith. This is very much illegal to do; a landlord cannot act in retaliation to any good faith complaint. Because the landlord acted in retaliation, the law allows me to remedies provided in ORS 90.375 which states that tenants "may terminate the rental agreement and recover an amount up to two months' periodic rent or twice the actual damages sustained by the tenant, whichever is greater. If the rental agreement is terminated the landlord shall return all security deposits and prepaid rent recoverable under ORS 90.300. The tenant need not terminate the rental agreement, obtain injunctive relief or recover possession to recover damages under this section." I moved out December 27, 2017, in following with the "No-Reason Notice to Vacate." I will update this review after the court proceeding are completed. I will be defending against the landlord and owners lawsuit that I failed to pay rent. Throughout this situation, they have not taken any ownership of any wrongdoing on their end even after multiple attempts to work this out amicably. I will be counter-suing them for the damages done in overpaying in rent for a diminished rental value and for retaliatory conduct. My advice to anyone that is thinking of renting from this company, PROTECT YOURSELF AND STAY AWAY! They are an unethical and negligent company who are on the border of completing total fraudulent activity. Please keep in mind, that this is just one of many major situations that occurred during my four year tenancy with this management company. There are multiple other instances where they were negligent. I have emails from Kathy that prove all of the statements made in this review.

My partner and I inquired about a rental listed by Expert Properties and requested a viewing…read more Instead of scheduling a showing, we were immediately texted a link instructing us to EACH pay a $55 non-refundable application fee before we were allowed to see the property, meaning we would have had to spend $110 total just to apply for a place we had never seen. The listings on Zillow and Trulia clearly state that video tours are available, but when I called to ask where we could view the video tour, Tracy from Expert Properties told me no video exists because they "weren't able to get one before the current tenants moved in." This directly contradicts what the listing advertises. There were also no photos of the exterior of the building, only a few poor-quality interior shots. When I asked if they could provide any photos of the outside, Tracy said none were available because of "mud" and again insisted that we should just pay the $110 and apply anyway. At that point, it felt extremely suspicious. Expecting prospective renters to pay non-refundable application fees before they've even seen the outside of a property (while advertising tours that don't actually exist) is unreasonable and raises serious red flags. Renters should be very cautious before paying application fees under circumstances like these, because professional property management companies do not behave this way. This seems to be a scam operation with good reviews that look fabricated. UPDATE: after reading the reviews on their second website (why they have two websites, I'm not sure, but I think it's because of all the bad reviews on their original site)- it's clear that this IS a scam operation. They will take your application fee money knowing full well you're not approved BEFORE they take it, they will steal your security deposit however they can, and the apartments are dirty (I guess that's why they don't do viewings at all). Wish I would've read the reviews before even interacting with this company, but hopefully this review deters future renters.

They cited items such as carpet cleaning, deep cleaning, touch up paint, changing a lightbulb, sweeping the garage, changing an air filter, etc for these costs. I have previously hired professional cleaners for 200 dollars. I own a rental property and would be thrilled if someone took care of the place like I did so I couldn't recommend renting from them. If you do take lots of move in and move out photos so you can prove your case because they may try to charge you like what I'm dealing with. Not taking pictures cost me a lot... Not to mention I had been repeatedly harassed by an unstable person living there and was told I may be evicted due to the situation.

Burned out bulbs in lamps, broken blinds and mildew going wild in the shower were other, but less pressing, finds The folks who answer the phone as pleasant and try to be helpful. They don't seem to have the tools or authority to do much other than apologize and try to get someone out there to resolve the concerns. No one ever showed up. We asked to have someone from management reach out to us and no one did. What they did offer is a $50 credit for our troubles. Would have much rather had a cabin in full working order or at least someone call us back to address. Will not stay at their properties.

We booked a specific vehicle for a family reunion that was big enough to accommodate the trip. We…read moremost definitely entered the reservation information correctly, as our trip was meticulously planned. We had to drive a uhaul from Portland to Medford the day we picked up the vehicle, so on the reservation we chose an afternoon pickup time. When we arrived at Avis the man at the front counter informed us that our vehicle had been rented to someone else earlier that day. Turns out it was a very busy day for rental car companies in the area, so our pre-booked rate wasn't good enough profit for them. They canceled our reservation the moment another customer requested the vehicle. When I asked what's the point of pre-booking a specific vehicle WE NEED if they can't guarantee it, the front desk guy informed me "well you're 8 hours late for pickup so it's your fault". We confirmed the original reservation later in an email as an afternoon pickup time, so this guy just lied to our faces. What happens if you get a delayed flight, or a flat tire, or anything happens? I mean this is domestic US travel, delays occur. So Avis apparently doesn't care if you have a delayed flight or anything goes wrong, they'll just rent your car to someone else and tell you to kick rocks when you finally get there. In our case we did nothing wrong. They canceled our original reservation without informing us, rented our vehicle to someone else then blamed us on "filing out the reservation wrong". Absolutely vile, insane behavior. He offered us a much smaller vehicle which wasn't going to work for our trip, but we were going to take. When finalizing the new vehicle rental I tried to ask again about Avis policy on reserving vehicles and what if there's a delay or something. Guy decided he was just done explaining so he pulled the keys back and told me he's not renting me a car. Rudest, most inappropriate and flat out shameful behavior I've ever experienced at any business, ever. Hands down malicious behavior on this Avis branch to increase their daily profits. You guys really complicated our family reunion and increased our rental car costs by several THOUSAND dollars for our trip. Pure greed, lies and gaslighting from this branch. Front desk guy was condescending, lied to our faces, gaslit us and then refused service to us because we had questions about their policies. This guy should lose his job, and corporate Avis should look into this branches actions towards their customers. I'll never rent from Avis/Enterprise nationwide again because of this experience. I don't like being lied too, especially after a long trip and we're just trying to get our pre-reserved vehicle. I've never had a worse experience in a business interaction, ya'll should be ashamed of yourselves. By the way we rented a SPECIFIC size vehicle because my family reunion included several geriatric family members as well as my disabled cousin. The vehicle was to transport them. Ya'll took a car away from the elderly and the disabled for increased daily profit, then lied about the circumstances and blamed me. Is this Avis standard for customer service?

I dropped off my rental car in perfect…read morecondition at 5:15 a.m June 1st and there was no one to check me in so I left the keys in the lock box. I received an email 9 days later telling me that the windshield had a crack all the way across it and that I was being charged for it. The inspection report they sent (after I asked for it) took place 10 hours after me dropping it off. I asked for as much information as possible about this, including time stamps of when the photo was taken of the broken window and if anyone else had possession of the car in those 10 hours. I have 40 pages of emails with me asking tons of questions, including if there is any surveillance on their lot that can show me entering with the window intact. They would not provide me with one answer to any of my questions but instead charged me $765.00 for a window that I did not break. It did not happen while I was under contract and I am reporting them to the BBB.
