My partner and I inquired about a rental listed by Expert Properties and requested a viewing. Instead of scheduling a showing, we were immediately texted a link instructing us to EACH pay a $55 non-refundable application fee before we were allowed to see the property, meaning we would have had to spend $110 total just to apply for a place we had never seen. The listings on Zillow and Trulia clearly state that video tours are available, but when I called to ask where we could view the video tour, Tracy from Expert Properties told me no video exists because they "weren't able to get one before the current tenants moved in." This directly contradicts what the listing advertises. There were also no photos of the exterior of the building, only a few poor-quality interior shots. When I asked if they could provide any photos of the outside, Tracy said none were available because of "mud" and again insisted that we should just pay the $110 and apply anyway. At that point, it felt extremely suspicious. Expecting prospective renters to pay non-refundable application fees before they've even seen the outside of a property (while advertising tours that don't actually exist) is unreasonable and raises serious red flags. Renters should be very cautious before paying application fees under circumstances like these, because professional property management companies do not behave this way. This seems to be a scam operation with good reviews that look fabricated. UPDATE: after reading the reviews on their second website (why they have two websites, I'm not sure, but I think it's because of all the bad reviews on their original site)- it's clear that this IS a scam operation. They will take your application fee money knowing full well you're not approved BEFORE they take it, they will steal your security deposit however they can, and the apartments are dirty (I guess that's why they don't do viewings at all). Wish I would've read the reviews before even interacting with this company, but hopefully this review deters future renters. read more

Unless you have bad credit or the desire to be a professional squatter - DO NOT RENT FROM EXPERT PROPERTIES! It is Hotel California! You may get in, but you can never leave with your $$$, pride and dignity intact. Starting at one star as living under the umbrella of Expert Properties is a nightmare. If you are someone who has never had a late payment, you are always on time, you pay in advance... you could possibly be accepted as a great client. Here they treat everyone exactly the same. You are trailer trash. You are a great potential squatter. You may be bright and shiny, but to them, no one is special. You are all scum of the earth. I don't have any debt - therefore I don't have a lot of income coming in. I can add it if I want, but why would I? They frowned at my lack of income (even though I sold a house and have cash... and an 828 credit score). To rent from them, I had to pay DOUBLE the deposit. For six months, they have $5,000 of my cash. I will get every dime back - or they will really know they met me. I am a change maker. I will stop them from doing this to another human. Not okay. After accidentally finding this review page, I knew the only thing I could do was leave. Knowing a place will do anything to keep your money is all I needed to want to exit as soon as I could. If somewhere is icky - I must go. I bought a place here in Jacksonville. You know, the condo's behind Rays? Everything moved perfectly - except for the tiny detail that the Developer of the complex also owns more than 10% of the property. Because of this little nugget, you CANNOT get conventional financing. No VA, FHA, not a chance. My lender bailed. It turns out, the one who stopped me from owning her in Jacksonville is also the one who owns Expert Properties. Jacksonville cottages. They have the market share - for sale or rent. I have been trying to exit this umbrella and they keep showing up! I am buying far across town. I gave my notice today. I will do a play by play to hopefully be the first they may actually WORK WITH to change the exit process. God knows, the intake is painful enough. read more

I lived there for 6 months and was charged over $800 on my security deposit. The place was reasonably clean with no damage or carpet stains. They cited items such as carpet cleaning, deep cleaning, touch up paint, changing a lightbulb, sweeping the garage, changing an air filter, etc for these costs. I have previously hired professional cleaners for 200 dollars. I own a rental property and would be thrilled if someone took care of the place like I did so I couldn't recommend renting from them. If you do take lots of move in and move out photos so you can prove your case because they may try to charge you like what I'm dealing with. Not taking pictures cost me a lot... Not to mention I had been repeatedly harassed by an unstable person living there and was told I may be evicted due to the situation. read more

UPDATE: 09/17/2023 After more stomping incidents with my upstairs neighbors, I decided to take things into my own hands and just talk to them about it. After meeting them they were the SWEETEST and most understanding couple, they felt bad for making so much noise but they said that property management NEVER let them know that anyone was even living below them. They had no idea my daughter and I were below them and they felt terrible for keeping us up at night. The wife of my upstairs neighbor said "if they would have just let us know then I would've taken my high heeled boots off so you and your daughter could get some rest and you wouldn't have to move. I know when my son was younger I needed all the rest I could get so I totally understand." They feel really bad that Expert Properties is trying to get rid of my daughter and I by planning a so-called "major remodel" which they've heard nothing about. If they have to rip out my ceiling to "remodel" this unit then don't you think my upstairs neighbors would have to leave too due to their main hallway being ripped out and correctly sound proofed? Every single apartment complex I've called and applied at has said that this is the shadiest and most unprofessional rental company they've ever heard of, and they've all told me to report these people to Fair Housing and Better Business Bureau because of they're outrageous actions. Let this review be enough for you to decide not to waste your time or money on these people. They show no mercy and have no trouble kicking out a single mom and her 6 year old daughter with no where else to go. I worked my ass off for this place. I've spent over $10k in rent living here. Never late on my rent I always pay about 2 weeks early. I'm a good tenant, I'm quiet and mostly home on nights and weekends due to working so much and trying to provide for a better life for my daughter. All this because I complained to my property management that my upstairs neighbor was walking in high heeled boots passed 11:30pm, keeping my daughter and i up at night and to ask if she can let them know that their main hallway is above my bed. I would like to state that I am not upset while writing this post. I waited 4 months to write a review so I could calm down and think it through. As others have said they were polite and smooth to work with until we left. The leaving fees were outrageous. While we were renting they had tree people come in and take out trees. The company tore up the yard. We filed a report and had their maintenance man come and take a look. Nothing was done to repair the yard. Then when we left they charged us $300 to restore the yard. They had crazy strict carpet rules that stated we had to shampoo the carpets once a month. We thought it was overkill but we followed the lease to a T. When we left there was house keeping fees, carpet washing fees, leaving personal things fees and the yard fees totaling $960. We also payed fees for breaking the lease early which we were expecting. In total it was over $1600. If you have no choice because the market is strained then by all means rent from them but expect to pay huge , Outrageous and unnecessary fees when you leave. read more

If you read nothing else, read this: We had an easy time with Expert Properties until we left. (Which is why I am leaving two stars and not just one) We feel that Expert Properties severely overcharged our safety deposit, and overall feel that we were taken advantage of. If you want evidence of this outrageous price gouging take a look at this. They charged us $250 for a maid service, and this was the justification. This is verbatim from an email correspondence: "Cleaning: You left the place in good condition, however, several uncleaned locations required us to hire a cleaner. (Those photos are attached as well). The cabinets had crumbs and a liquid residue left behind, the light fixtures had dust and cobwebs underneath, the wall next to the dishwasher had remnants of food splatter on it, the dishwasher handle had finger prints on it the oven needed to be cleaned, etc. " Paying a maid service $250 to clean off crumbs, cobwebs and our fingerprints is ridiculous. They also charged us $250 for the wall damage, to our knowledge we had no wall damage. They stated they had pictures and then never sent them. They also charged us $55 for "removing personal items", and again they stated they had proof and never sent it. When I asked them again for more information on these charges they had this to respond with: "At this point, if you are wanting to dispute your charges, you can file them in court. We are not able to refund you a portion of the money. The charges were created by the vendors we hire out, and we need to pay them for the work they did. " At the end of the day, we were not expecting a complete refund of safety deposit but charging us over $750 for expected wear and tear is unfair. If you go with this company don't expect your safety deposit back or be sure to shave off your fingerprints before entering. read more

I agree with the other reviewer that stated the company was easy to work with until you leave. They severely overcharged us on our safety deposit, and when we asked for details, they unhelpfully responded 2 months later. My assumption here is that this company automatically charged us. I also assume that it has preferred companies it works with that charge more than average cost. It feels very unjust, and we lost a lot of money after renting for only 5 months. If you do chose to rent from this company, I would recommend managing your expectations and budgeting for overcharges. read more

This was the worst rental experience of my life. After paying a small fortune to move in we were constantly harrassed by neighbors and the property management place.Even caught one neighbor peeping threw our windows. With 2 special needs kids this was kinda scary. We were locked out and charged 2 months rent with no formal proceedings. Apparently they think they're above the laws.They stole personal belongings and some rental equipment from the cable company. Tried to run up my electric bill by running all the lights and water while I was locked out. Never returned any phone calls. They even had the audacity to try and charge us for existing damage. I'll never rent from this company again. Very overpriced for a tiny one bedroom apartment in Jacksonville, OR. Very strangely located behind a vision clinic. I had to get my own P.O. Box since the address given to me is for the clinic. So on top of paying a fortune for rent, I had to pay for that too. They've been doing landscaping every day (even on weekends) while I'm trying to sleep (I work nights). It looks like I live on a dirt pile. There's some weird shed next to my house that looks like it's about to fall over. The oven's buttons are worn so I can't cook anything bc I don't know what temp it's on. It was clean and stocked with what I needed and that's all I can say that's positive about it. I wish I saw the place before I moved in, don't make the same mistake I did. read more

I'm a professional trying to relocate to the area, I walked into their building on the main street in Jacksonville and told them I was moving and looking for a furnished apartment. They looked at me like I was crazy. "Okay, what do you want us to do?" Uhhh, show me some properties? They thought that was a weird request? They told me to leave and check their website. Really? Why do you have a store front if you are dumbfounded when someone walks in? So that was my visit that left me with a bad feeling. So now I'm checking their website and found a place. It's 11/27/2018 and I told them I would like to apply to move into a unit starting 1/1/2019 and they told me no, don't apply! They won't hold a place open for more than 2 weeks! They think someone is going to apply for a December move in in the next 3 days!? I'm only a month from my move and they want me to wait two more weeks before I even send in my application. That's insane, who waits until two weeks until they move to even apply for a place? I feel sorry for you if these are your property managers. They are clueless. read more

The actual process of renting our unit was easily accomplished. However, we arrived late on a Sunday night and the lock was broken so we could not enter. The answering service that is supposed to be monitored at all times did not respond. We spent the night in a motel. The next morning, they corrected the problem but have yet to reimburse is for the motel coat. The Internet was spotty at best and the modem was in another building. On a positive note, the unit was clean and well tended. Parking was convenient. The cost was reasonable for the community. The acoustics were poor and we could hear our neighbor cough, use the bathroom and hear his phone conversations. Fortunately the neighbor was pleasant and we respected each other's quiet time. read more

We started with someone associated with a realtor we had just begun to work with, but were not at all impressed by her offerings. We met Courtney Naguib who showed us one unit we rather liked except for the very uncomfortable couch. She quickly suggested the one across the way. It was still occupied, so we could not view it other than the pics online, but we were assured by Courtney that we would like it. And how! It was just what we needed for up to two years while we searched for a home. (Fortunately, we found our new dream house after just four months.) This Oregon experience was better than imagined because of our stay in the CreekSide Townhouse. From the time we arrived until we had to leave the staff was top notch. Available and a pleasure to do business with. The townhouse is comfy, cozy and equipped with everything to make your stay excellent. It is located in Jacksonville, Oregon, just a few blocks from town. For those who enjoy cooking there is grocery store right across the street. There are winery tasting rooms, wonderful restaurants, even a Sunday farmers market and all within walking distance. One of our delights was enjoying the private back patio on a warm summer evening. Having dinner with friends or just star gazing. There is entertainment all around. Something for everyone. The Brit music venue brings amazing performers. They are very nice and friendly at first, however are crooks and liars once you sign your lease. We were told the carpet in our rental was cleaned when it was clearly not! Then when we left we were charged $211 for a carpet cleaning. The yard was full of dried-up dead foliage and weeds throughout in the front and back yard which was not removed prior to us moving in. We cleaned up all the dead foliage and weeds during our rental time and still charged $100 out of our deposit for a "yard cleanup" when we left. And I cleaned our rental top to bottom but was still charged $100 "cleaning" from our deposit. And the oven was filthy when we moved it. 3 of the blinds were non-working or damaged which were never replaced and the loose railing of the stairs was never fixed even thought they were made aware of it before we even signed our lease. I called to speak to someone about all the fees that was taken out of our deposit and of course I received no call back! The office staff was ususlly rude, 2 woman in particular. They are your friends when they want your business, and once they have it, they could care less. I would avoid them if you could. read more
