In the past had no problems selling property, including when I sold a house in Beverly Hills CA and a condominium in West Los Angeles CA. When I recently sold 1.14 acres of unimproved land north of Mojave CA there were many problems, all caused by the Chicago Title Tehachapi CA office. Chicago Title sent me some documents that needed to be notarized. The instructions on the first page of the documents said the documents had to be notarized. Buried deep within the paperwork some fine print said the notary had to be a Chicago Title approved notary, which is probably illegal and definitely unethical. I used to notary I usually use. A few days after I sent the documents back some snippy girl from Chicago Title called and said I didn't use an approved notary. Told her to add the notary to their list of approved notaries. She said she couldn't do that. Then told her the notary identified as a Chicago Title approved notary and people can identify as whatever they want now. In any event, they gave up on their "approved notary" scam but still added a $150.00 "Mobile Notary" fee, which I finally got them to remove. They later tried to sneak the $150.00 "Mobile Notary fee in after they removed it, but I caught them at it and they removed it again. The escrow was supposed to close on August 29th 2022. The escrow finally closed on September 14th 2022. Here are some emails I received from my broker: 8/29 It seems that the escrow assistant that was handling your file quit on Thursday of last week. The escrow officer that she works for is on emergency leave so waiting a call back to figure out who is picking up the pieces. I will let you know what I find out tomorrow. 8/30 Looks like in the confusion that no one requested the Buyer submit his closing funds. That is being done today. I would think possibly Friday and or Tuesday of next week at the latest to close. I have already contacted the Regional Rep for Chicago Title on the issue so should not run into any more delays. 9/6 The property will close this week. Someone forgot to provide the buyer with the wiring instructions for his closing funds. I spoke with him this morning and he will take the initiative to reach out to Chicago Title so that he can get them in today. The Chicago Title Bakersfield office finally stepped in and managed to get the escrow closed. The settlement check arrived yesterday September 16th 2022.

This owner thought they could easily sell their home for $150k over appraisal and did not know how to do any of the paperwork. Lorena was kind enough to endure doing extra work and this lady's verbal abuse because she knew how much we loved the home. When I say this lady was the seller from hell, that is not an exaggeration. She was irate and badgering the whole time. Screaming like she was a three-year-old not getting her way. She gave us disclosures with other addresses crossed out on them because that's how inexperienced and ghetto she was. However, Lorena made it happen, and has gone over and beyond to make this an enjoyable experience despite what she had to endure from this demon owner/seller. This is why you need a real estate agent as good as her to sell and buy!!!

    Lorena Semerenko refuses to return my overpayment rent of $1500…read more She stated that she never received the cashier check that I placed in her mailbox at her office, because there is nobody ever at that office. Then she asked me to Zelle her an additional $1500 and I did, but she deposited the cashier check and never returned the additional $1500. I have been very patient. This happened in August 2024. I sent her copies from the bank showing the deposited cashier check and the Zelle payment.
