    Description of listing stating sleeps 4 people

    If I could give absolute charm, zero stars, I would. RENTERS BEWARE!!!!! The listing clearly states that this property sleeps four and we did not exceed four people. Extra fees are hidden behind "double occupancy" rates. For a two bedroom home that the listing states accommodates four people, the rate is actually for only TWO PEOPLE.... THEY WILL CHARGE YOU ADDITIONAL FEES IF YOU HAVE 4 PEOPLE (even if that is what the property accommodates). We were charged $35 pp/ night. We rented through VRBO, and the policy says " extra person charges may apply and vary depending on property policy ". No set fees were published to their listing. The management was arrogant and unapologetic. This is clearly a money scam. Also, if you are going with the hopes of using a hot tub, good luck! After three minutes in the hot tub, we had to get out because our skin was itching and burning. When I took the trash out, I saw an empty bottle of muriatic acid. Obviously, the hot tub was over treated with chemicals and not safe to use. We were not advised of the chemically treated water prior to entering the hot tub. We have rented numerous vacation properties. We have never heard of this being "industry standard". Totally unacceptable. There are many, many properties to rent in Fredericksburg Texas avoid Absolute Charm!!

    We booked "Across the Way" Cottage as a last minute trip to Fredericksburg. It's a very cute cottage with a homey vibe. At night, the front porch was lit was Christmas lights; which I thought was a nice touch. There is a screened in porch with a hot tub and a faux fireplace. This was perfect for after a day out shopping on the Main Street. The hot tub water was a bit cloudy. Also, the second time we used it the temp would not go up past 92 degrees and it was like 50 degrees outside. So needless to say we didn't get as much use out of it as we hoped. Only reason why I gave this a 3 stars. The inside of the cottage is very quaint. There is a king bed with a loveseat recliner that sit in front of a tv. The bed was very comfortable and the sheets and comforter were soft and fluffy! This is very important to me when booking an Airbnb! There is a small kitchenette (no stovetop) with microwave, sink, and all the essentials. Here is a picture of me doing yoga in front of the cottage. Sorry, this is the only picture I took. ‍ We checked out a little late because we lost track of time but Tammy was very understanding and sweet about the entire thing.

    Edit since the owner responded: I added a photo of me requesting check in instructions while also mentioning they would not be there early it was just for peace of mind bc they stressed there was no service. The instructions were sent actually 5 minutes after check in not 2 hours early like the owner is claiming. Screenshots provided. She had also said the hot tub maintenance is handled when no one is there but my parents had left the empty bag of shock on the ground and it was still there on Thursday when they had gotten back (no one came to maintain it, it smelled) She had also said a full refund was always the plan after meeting w the owner,which was not expressed, we were told to go to the office the next morning to meet w the owner and then when they got there at the time they were told to show up, they were told that the owner wouldn't be there until the next week and all that was offered initially to rectify the situation was a different room if their stay was longer. I was not there it was an anniversary gift but there's no reason for them to falsely claim that the towels and hot tub stank, they didn't even pay for it, the stay was a gift. She also said the flea infestation was "small" but both of my parents were completely bit up and they were all over the whole room. (Shouldn't have been any flea infestation at all but I love how she tried to minimize the infestation in the response lol it's a no pet allowed property anyways) She also claimed my father got out of hand first, but that is not in my parents nature and according to all of these other reviews w negative experiences and unprofessional responses I find it EXTREMELY hard to believe that they were always going to give a full refund anyways. Especially since I called their 24/7 helpline MYSELF and she had actually told me the EXACT same thing my parents were initially told, that if they have another night they could PROBABLY put them in a different location after meeting with the owner (who again wasn't even there to talk with them when they arrived after following their instructions)No mention of refund. Tammy does not care about guest experience, on this page there are tons of similar experiences met w no rectification from her end and unprofessional, rude responses to negative reviews riddled with lies. I wish I checked here first before booking.

We were going to be visiting on our 15th anniversary and lucky for us they still had some Saturday night reservations a few weeks before our trip. We originally had the Evening Star reserved but a lovely woman from the reception reached out to us upon seeing our reservation and asked if we wanted to be upgraded to the Weber House - for no additional charge! This was an absolute yes! What a nice gesture since they knew it was our anniversary - based on the questionnaire during check out. Some of the buildings are split with multiple room offerings- like the main hall- the Weber House however we stayed in was just us. We had a cute porch, living room, kitchen, bedroom, hugeeee bathroom with clawfoot tub and a screened in outdoor porch. Some of the bigger houses you can rent have room for multiple people but ours was intended for 2 people. They also have a cute library with some books and DVDs you can borrow. The property itself was VERY quiet. When we arrived we checked in at the little office upfront. The girl working even walked us to our little house since we had never been on the property before. Whoever stayed at the house the night before had broken the glass on the little table in the kitchen which was a bummer, so we could not use that, and maintenance was off on weekends. But otherwise it was the cute quaint place. Bed was comfy, central AC even though the buildings themselves pre-date that. Each one is unique too! We especially liked sitting on the screened in porch at night and enjoying a bottle of wine. In the morning they promptly left breakfast in a basket at 9am at our doorstep that was home cooked. It was a very sweet inn.

The room was appointed in beautiful old world charm. It had a huge king size bed that sits high off the floor, an old hard wood cloths wardrobe and night stands on each side of the bed. It was also furnished with a couch that pulls out into a bed and also a coffee table. The bathroom was great , it has a huge jacuzzi soaking tub that easily accommodates 2 . I had to use the step stool provided for the bed to get into the tub. I am only 5'1 and the tub is so deep that it's hard to get into. Yes here is not much counter space in the bathroom to put toiletries but we made do. There is also a fridge , microwave and coffee maker in the room. The grounds are well kept and the pool area is so relaxing. In the outdoor lounge area there are comfy couches and a fire place. Breakfast baskets are provided every morning and were a great touch. It was an amazing weekend and we will definitely be back.

Thankfully, we found out that it's not quite as expensive as it looks, and we could afford to stay there, so we did! The room was wonderful and very comfortable. I love the stone wall! Only qualm I had was in regard to the shower/tub. The jacuzzi tub itself was amazing, but they put a "rainshower" head above it for showers. First of all, it was a regular showerhead pointed straight down, not a rainshower like those positioned that way should be. A sign asks you to utilize the shower curtain properly so there is no water damage... which is impossible even when using the curtain. It's just a very odd setup. There will be water damage just of how the whole thing was designed. Worst about it all, was how high the tub itself is- if you are in any way disabled (be it permanently or temporarily injured) or elderly, you are going to despise this tub/shower. I'm a 34-year old fit and active person, and I struggled getting in and out of this thing. It's awkward to start with but then add water and oh sh!t, you're going down for sure! We used the stairs for the bed and put them in the bathroom for this reason but it didn't help much. Other than that, everything else was spectacular. The staff was friendly and helpful. We took advantage of the fireplace which was SO cozy! Perfect for the chilly nights we had. They supply firewood and firestarters so it's very easy to make your own. During one of the days, it was warm enough to enjoy the pool too. Breakfast gets delivered in an adorable picnic basket and it's loaded! We expected the norm of simple breakfast options like mini boxes of cereal and muffins. Nope! Hard-boiled eggs, fruit galore, prosciutto, cheese, danishes/pastries, oatmeal, and yogurt. It was different every day and delicious every day. Treat yourself and stay here! You'll be glad you did. If you fear the wacky tub/shower, don't choose room 10. That's where we were but all the rooms are unique and others may have a better layout in the bathroom.

Kelly and Brian are excellent hosts. Our room was quiet, cool, and comfortable. The lobby is also quiet and is a great place to sit and read. There are two very sweet dogs that have the run of the place. We had a lot of fun interacting with them. You can walk the grounds and along the dirt roads with nearly zero traffic. I do recommend sturdy hiking boots, as cockleburrs are plentiful. There are also venomous snakes in this area, although we did not see any. Better safe than sorry. We will certainly return. Just a few miles off the strip we arrived at the barn. One of four options when staying at the farm. Makes no sense to even beat around the bush, the goats, nearby donkeys, and the deer....WE LOVE THIS PLACE! Provided breakfast food from Lupe included casserole style muffins with sausage, eggs, cheese, and hash browns. Next days breakfast was similar with ham, eggs, and cheese muffins. Both served with sour cream, Serrano based red salsa, and fresh fruit from the local HEB. Nothing like strawberries and cantaloupe with a pinch of table salt. Again, old school meets modern. I knew the salsa wasn't made by a German! Finally, we escape from our own personal ranch to get away from our extremely needy cats and child. What do you get as temporary residents of said property? Old Mouser Cats! The herd was 60% I'm not even gonna let me touch followed by a few tidbits of love and screaming into the door you just entered to settle down. PET ME NOW!!! Sweet creatures. Made this weekend perfect! Note the Yelp pics of the diverse movie selections for your viewing pleasure. Young Guns was still in the DVD player followed by the wife's selections of murder mystery...murder mystery...followed by the local forecast. Hot tub was used by the wife; I had to abstain due to a recent surgery. Next time we visit the barn we will be in full force!
