I understand why it happens. This time in the RV after running the water for hours and filling snd emptying the gray water tank several times , buying water for even brushing our teeth..... we mentioned it to the staff. I am not sure what they did but by the time we returned it was cleared up. If they know, this is an ongoing problem they need to be proactive upfront flush the system do whatever they need to do to make it not happen for each site every time . That is my only complaint and the only thing that kept him from getting five stars . 1/2026 .... their prices have nearly doubled .... nice place but no thank you .... not with stinky water

Good for us. We sat outside a couple of evenings to watch the sun set. Lots of birds. Lots of cats. We even got our trailer washed and waxed. Bending Oaks gave us the name of a rv service. Extreme RV. Great job. Saw trailers from all over. A huge one with Alaska plates. As it gets closer to super summer, you are going to want some shade.

This is "glamping" all right. It is basically a hotel room in a covered wagon. They had a queen-size bed, twin bunk beds, coffee, a mini fridge, paper towels, and a table with two chairs. I wasn't expecting it to be so big and spacious! There is so much room even with all that stuff inside. Everything was incredibly clean, including the bathroom. Though there isn't a bathroom IN the wagon, it was right next to the wagon so walking to it wasn't an issue at all. The showers weren't awesome but they were fine enough considering you're technically camping. Certainly better than having none! The check in/out process was a breeze and the place is super easy to find, as well as convenient to all the fun Fredericksburg has to offer. We are absolutely staying at these wagons again next time we visit and so should you! Way too much fun.

The pads and driveways are concrete, everything else is grass or gravel. It is well maintained. Some nice RV parks we've been to, although nice, the grass is weedy and in need of a trim. Everyday someone was out cutting grass or other maintenance. They have a dog park separated by small and large pup areas. Again, well-maintained. There is a small airport across the street, every once in awhile a plane flies over, but it was never bothersome. Overall it is very clean and quiet. Highly recommend! I forgot to add, there is a putting green, pickle ball court, hot tub, workout facility, and free breakfast on Saturday.

Sending out threatening emails to everyone. Zero amenities. Water quits all the time then turns on with very high pressure and blows out your water pump and they pass the buck. Save your money and go anywhere else. Neighbor can have 3 vehicles and park in the roads as long as "She" likes them. But you can't park an 8 ft trailer on your sight under cover and never park in the road without getting the wrath of "her" venomous anger And false accusations. There is a reason they have so many empty spaces.

The facilities are clean and new. Excellent WiFi. The family that runs this is attentive and nice. It's located a few miles off the main road into town. At most a 5 min drive to get to the heart of Fredericksburg. It's quiet even with a full house of campers. I highly recommend.

The splash pad area they have is awesome and a great addition. They also have a video game space, pool tables, shuffle board, etc. They also have a little restaurant area to order burgers and such. The food is just fine but nothing amazing. The people here are always nice and accommodating.
