Why when we are paying fair market price for Manhattan apartments can we not have a system for packages??? At any time where are at least 30 -50 packages strewn about the lobby and mailroom floor. PROPERTY : 12 E 22nd Street . It was during the time things were slowly opening up after the pandemic and rental property were all in demand so we were happy to have offered higher to get this unit. The unit is larger than other units we saw, high ceiling so it looked spacious compared to other units we saw. Water pressure was excellent, we dont need ro waste lots of water for hot water to start. Ref was good size, enough cabinet space and they gave us new stove/oven. The bedroom was just the right size although heat is central and really could get hot, valve can be adjusted. Windows were big, Unit 9H got lots of sunlight! I didnt like the thin walls, i could hear our neighbor's music and shouts even at weird hours at night. Security breach occured but was quicky addressed by installing new security system. Laundry is good, can monitor thru app. Separate and clean room to push trash and recycleables in basement. No pest seen at all. Ive had mail not received duno how or what happened. Location is very convinient, near supermarket, drugstore, park , restaurants. Supers Larry and Mary were both super and responsive. Kissoon the porter kept out hallway clean, the building was well handled and maintained. I would not have left if my budget allowed it. Our deposit was promptly returned as well. I give my one year stay a 4 star , less one star due to walls not sound proof and noises from the neighbor way past midnight ! Abington head office people Michelle Zilberberg was difficult to get hold of so I am glad Maia Callender would reply when i fail to reach Michelle. Stephanie Martin from finance/account was prompt coordinating our deposit refund and excellent communication. I would recommend this building as long as Supers Larry and Mary Dimech are handling things. They do it pretty well. read more

This property management company is a scam. I viewed an apartment and submitted an application with the deposit that same day. Even called and confirmed that everything looked OK before inputting my bank information. After paying, I got an email that the apartment was no longer available, that someone had been approved the week before. I never got my deposit back. I emailed many many times and the only response I got was the refund request was submitted. Eventually they never responded to any further emails. I ended up having to dispute this many thousands of dollars charge with my bank. Thank god they accepted. read more

I just moved out of a unit at 295 after living there for nearly 4 years. I never had an issue getting in touch with the building management and they were quick to fix my issues. I had an issue with a payment on the app not going through and they quickly waived the late fee. The doormen were particularly great. Mark was always so welcoming, I'm already missing him! And the rest were always on top of it making sure the building was secure and clean. The super is excellent. I moved out during the corona scare and he was very accommodating. I felt very fortunate to have such good relationships with those working there. And publicly want to thank them all again! The apartment has new features which was nice. The walls were also super thick. I rarely ever heard my neighbors which was great. I had a unit on the 8th floor that didn't have anyone on top of me which was another great bonus On the negative side, signing the lease was a strange experience. I was given the papers in the management office's lobby and didn't even speak to the manager despite them sitting in the office. It felt like they couldn't care less that I was signing a binding contract and about to hand over $$$$. Very bizarre but things got better with time. I also had issues with mice and roaches. I spotted a mouse once and roaches twice. I know it's something that happens in large buildings like these so while it was unpleasant, I'm sure it could happen anywhere. I also had a unit across from the elevator. While the walls are super thick the doors aren't so I heard everyone getting on and off. The pipes were also super loud my first year living there. When Manny took over as super they got way better. I also know he's replacing most of the heating units. All in all it was a great place to live. Edit to add: I forgot to add that they were very helpful when I asked to sign a half year lease. I was shocked at how easy it was. How many times can a hot water heater have issues at any given time? The limit does not exist! The property on 54th street is something else. I've had packages that said they were delivered not be delivered (I realize this could be the fault of delivery agent but it happened one too many times). Also walked into the lobby last week to find a group of packages ripped open. The water heater always seemed to have issues as well, even after they claimed it was replaced. Truly nothing like getting ready to hop in the shower to see icy cold is your only option. Also the air was always up to something, constantly switching between the fan and cool option even if I didn't touch it. Management is extremely reactive and generally requires several follow ups. For example, the building manager had apparently been let go but we were never informed of the replacement? And the super. I know in NYC you typically don't expect much, which was indeed the case. I would be ghosted more often if than not and when I would get a response it was generally met with such disdain- oh no I asked you to do your job!! Naturally I didn't receive the service that I should have deserved until after I told a perspective tenant my true feelings and the broker relayed to management. The staff at Abington Properties is extremely friendly, from the super George who goes out of his way to accommodate every tenants needs. The management office has some stellar staff, from Kourtney in leasing to Denis Zaslavskiy who happens to have been my specific buildings head property manager. All apartments have brand new gorgeous kitchens and bathrooms. Abington management is extremely accommodating at any hour and understanding to all tenants special needs. Abington Holdings goes out of their way to show their appreciation for us & as a result the tenants know each other better than I've ever experienced in any other building. Living at Abington Properties is like it's own little community. I can not express my gratitude for such a positive experience wether it was my initially frightening move into Manhattan three years ago, or the ease of my move out. Sadly, due to work commitments I reluctantly am forced to move on. My advice to anyone moving into Manhattan is to choose a building with superb management such as Abington Properties. I lived in the building on 295 for 4 years. I would say 3 stars is fair because the building was in a good location and the building was some what updated. I lived in a studio apartment and it did the job for me. The building however the building has many problems. The biggest one is the serious cockroach problem. It is an on going problem and they do not fix it. They have said "it is normal for an aparment in NYC" to have cockroach. Their reason being that if you leave the apartment empty for 2 weeks then cockroach's will enter the aparment through pipes that aren't being used. So be prepared for cockroaches if you decide to go on vacation. Ridiculous. read more

Not really sure where the 5 star reviews are coming from...unless they are friends of the family running the management company... Being a young professional, I have helped friends find apartments and myself dealt with a wide range of management companies/brokers. While brokers seem on the shady - pull stuff over you side, Abington is more on the we-own-these-properties-and-we-are-a-family-business-so-screw-courtesy company. To be fair, the guy who was there when we went to see the apartment was nice. But the person who picks up the phone and the person working at the desk are off-putting. I don't even know how to describe it other than you feel like you are wasting THEIR time applying or scheduling to see apartments even when you make their income qualification. A previous reviewer used the word unaccomodating. I felt the same vibe. Decided not to apply since if they're not willing to be civil when you aren't in a relationship, I could foresee what they would be like when I sign on to a one year lease. I lived in the Reade St. building for 24 years, yes that's right 24 years! I didn't really ever have much to do with the management co. because I never had any maintenance issues or complaints in all of that time. The super, Rita, runs a very tight ship. She makes sure the building is very well maintained,is virtually always available onsite and is super responsive to any requests. It's a great building, the location is perfect and I was sad to go but all good things must come to an end. read more

I've been a tenant of Abington's for 10 years and they have always taken very good care of both me, my building and my fellow tenants. Anytime I've had an issue they've responded to me ASAP and done the right thing *every* time over literally, a period of 10 years (will be going on my 11th very shortly!). I've lived in an abington building for many years, and each time it comes to a 2-yr renewal, they raise it willy nilly, without any improvements to the building. They don't even show you the courtesy of letting you speak directly to the owner, who is supposedly on vacation for 2 weeks... but you have to go through someone who has no ability to make the decision. Even though there are leaks in the bathrooms, with poor plumbing (bathrooms were renovated a couple yrs ago, but the plumbing is horrendous and causes leaks and running toilets, etc.)... they think they're gonna get market value for the units. The people who work for this mgmt company are not helpful and basically useless. read more

I'm so confused about the 5 star reviews for this management company. The only saving grace is my super, who is very helpful and keeps the building clean. He's always working, even on weekend nights. I got locked out by accident once by one of my roommates and he showed up right away to let me in. Now on to the bad...They have more requirements and processing fees than most other rentals, so be aware of that. Everyone who works in the office also has terrible manners and attitudes. Perhaps I just expect better customer service from a service industry...but the receptionist sounds like she wants to kill herself on the phone...how welcoming. When we signed our lease the first time, the leasing agent actually scoffed at me when I asked for an electronic copy. She said that I had the paper copy, why can't I just scan it myself. OH, I'M SOOOO SORRY FOR ASKING after handing over $10K. HOW UNREASONABLE OF ME. They have since been completely unfriendly and unhelpful during the 2 years I have been at my apartment..don't even get me started on the nightmare that was to resign with some changes. I also had an issue with another tenant in the building who was stealing my stuff from laundry. Again, my super was very helpful and took the time to watch the security tapes to figure out who it was. But then when I went to the building manager about it, he refused to be helpful at all. They even admitted the thief was a known problem and was drunk and aggressive (which made me feel even more unsafe), but refused to even try to answer my questions. It wasn't until my dad personally called them with his lawyer and threatened to press legal action before they even gave me the time of day. I've been living in NYC for over 10 years and this is the best experience I've had by far with a management company. The whole application process was seamless and stress-free. My building is beautiful with brick and cool paintings and is kept really clean. The laundry machines are so easy to use and are conveniently on the first floor, rather than a dingy basement like most places. I'm obsessed with my apartment - especially my renovated kitchen and bathroom with which I get so many compliments on. I also love my high ceilings, peek through from the kitchen, and beautiful courtyard view (which is pin drop quiet). The super, George, goes out of his way and above and beyond to help, even bringing up heavy packages to my apartment without me asking. I can't say enough positive things!! read more

This management company was AWFUL to deal with. I ended my lease 2 months early this past summer and they were as difficult as possible about the situation, eventually charging me for everything they possibly could... I had lived there for 7 years, cancelled just 2 months early during peak rental season and gave what I thought was ample heads up of 3 months that I would be vacating when I did ... And here's what I got charged in return: $850 Lease cancellation fee $400 Painting fee $100 Cleaning fee $100 Showing fee $1,330 Additional rent owed $2,780 Total charges The first 4 fees are the standard fees that Abington charges (i.e. the money that they don't return out of your 3-6 month security deposit). An early cancellation fee is charged every where but a painting fee... seriously? My apartment was as clean/empty as possible and then the showing fee? Completely unnecessary/bogus. And now, for the thing that pissed me off the most... In addition to the standard $1,450 that they charge, Abington also had the right to charge the tenant who vacated early (in this case, charge me) for every day that the apartment went unoccupied post lease cancel date. They eventually charged me a half a month's rent because they "couldn't fill the apartment" on my lease end date. The ironic thing there is that I met the showing broker for my apartment and he told me that he HAD A NEW TENANT WHO WAS WILLING TO PAY $200 MORE THAN WHAT I WAS PAYING FOR IMMEDIATE MOVE-IN, BUT THAT ABINGTON WANTED $300 MORE AND TURNED THAT POTENTIAL TENANT DOWN! So they charged ME because they "couldn't find a tenant" - which isn't even true as I know that they had another tenant ready asap who they had turned down! When I addressed the issue with the building manager, Denis Zaslavsky, he was of no help whatsoever. They eventually rented the place 2 weeks later for more than what I had been paying (probably $300 more/month) yet still jammed me for an additional $1,330 for the days it went unoccupied, in addition to their usual $1,450 lease cancellation fee and other bogus painting/cleaning/showing fees. read more

Yes, there were some maintenance issues when we first moved in but those were fixed in a timely manner. Our super was also helpful. The janitor kept the building very clean. It took me a couple of months to collect my deposit, with no interest. I just wanted to forget about it as a nightmare. Former resident in an Abington apartment. The apartment was fine, albeit expensive. Was cornered into renewing with a 2-year lease, since the 1-year lease had a rent increase of 10%. BEWARE: Make sure to check the terms for subletting and breaking lease. I was on the hook for rent until they found a new tenant and they did not start searching until 8 weeks after I left. If you plan to break lease, make sure to have a new tenant lined up. Every email, call and in-person interaction I had with them was rude, curt, unprofessional and very sketchy. Make sure to get any agreements in writing. They will try to charge you excess fees wherever possible. Do not sign anything with these people. I promise you can find better housing with better terms elsewhere. read more

Pretty terrible company. Aggressive woman trying to close on contracts, but intentionally doesn't provide much/any information on housing situation. Will attempt to nickel and dime you. Super is completely inattentive (this seems to differ between buildings). To avoid identification and retribution, I won't name the issues, but let's just stay that basic necessities barely work in my apartment. I've lived here 8 months so far. Also, the super won't do anything without a bribe every time. Infestation of flies in the basement with laundry and trash room that went on for ages. Now its time to renew my lease and they want to increase rent 15% for a 2-year lock-in. I laugh at the idea. read more

This company is just awful. It is by far the most unprofessional management company I've ever had to deal with. Living at one of their buildings is like having a second job. They added extra charges to our monthly rent without any reason. Trying to get a hold of anyone in their finance department consistently takes multiple tries. They never call you back, so don't waste your time waiting by the phone. When you do get a hold of them, many members of their staff are very rude, impatient and *try* to be condescending. I love the apartment I am in currently, but it is not worth all of work you have to do in place of the incompetent management team at Abbington. If you have to speak with Danielle from Finance, I suggest you invest in a bottle of hard liquor before you call. I would choose a root canal over a call with that monster. read more

I created a Yelp account just to write this review. I've lived in the building on E. 30th street for only one year, and in that time I've had four separate disputes with Abington's management and accounting team that altogether took months to resolve. Moving out literally eliminated stress from my daily life because of how miserable working with their management was. I'd always mailed my monthly rent checks in a timely manner, and was over charged THREE times. Each time when I called about why there were additional fees on my bill, they looked into the issue and realized that they had lost my checks and were charging me extra for the checks that they had lost. They claimed it was a "late fee." It made absolutely no sense and I eventually got those situations in order after multiple phone calls and hours spent arguing with them. Aside from those issues, their accounting team simply does not know how to process payments. We had issues where we paid our rent ahead of time to avoid conflict, but this only created larger problems since they cannot differentiate that a check memo that states, "May rent" is for May and not for June or July. Rent bills came in stating different amounts and we had no clue where those figures were coming from since it was never the monthly total we contractually signed for in our apartment agreement. Absolutely horrible holding company. Completely inflexible when negotiating lease extensions/terminations. My building, 239 Park Avenue South is managed without regard for its residents. We either have no hot water, no water pressure or extreme fluctuations in water temperature. The elevator is horrendous, consistenly smells like garbage and breaks down too often. I was appalled at the behaviour of the woman with whom I spoke on the phone when I was inquiring about available apartments. She was rude, unhelpful and then subsequently hung up. I called back immediately after to which she replied she receives multiple calls daily and couldn't remember our conversation. When I told her she spoke to me about 30 seconds ago, she said "oh yes, hold on" and then hung up again.
