I had my own issues (payment delays, no site visits, no follow-ups) with previous companies. We decided to switch to PMI-NeAtl in September of 2022. We cannot be happier with that decision, as it has been the best one for the HOA. We are volunteers and get nothing out of being on the HOA but headaches. PMI has helped alleviate so so many issues we have had. From the initial consultations and working with Kent, we immediately knew we would be in better hands. When we transitioned over to a property manager, we were with Gregg and he was simply amazing. Responsive, knowledgeable and extremely pleasant to speak to. We later transitioned to Jane and again, nothing short of amazing. She follows up every single time, makes great suggestions that the HOA had not considered, and is a pleasure to work with. Our HOA values our partnership with PMI NE Atl and would 100% recommend them to any neighborhood contemplating on switching property management companies. You will not be upset that you move over.

The pictures they send, show nothing and when you call the office, they say it was the "community manager" who you can never get a hold of. They tell you to email but no one ever responds back with specifics and then they start charging you the daily fine. This is harrassment of home owners and I dont know how to vote them off. I feel really stuck and hopeless, living in fear of their next random non-valid violation

They spent several months sourcing materials and visiting my property repeatedly to ensure that got my project done exactly to my specifications. Their pricing was very fair and they were beyond, patient, courteous, and professional throughout. My property suffered from severe drainage issues which was putting my foundation at risk. Additionally, grass could not grow in some areas due to the sheer volume of water flowing around my home. Orlando and his team diagnosed the issue and gave me very reasonable pricing options to fit my budget. Orlando always answered my calls and spent copious time discussing the project details and reassuring me of their strategy to transform my yard. When they came out, they brought a sizable team and had a dedicated project manager on site all day. They we're able to finish the project in one day (11 hours)! I am happy to report that the drainage issues have been fully resolved as a result of their great work. Not only do I now have peace of mind, but I now have the nicest yard on the street. There are no weak links on this team. I cannot more emphatically recommend this company. I have already referred them to several friends, family, and clients. Look no further - you can't go wrong with these guys.

    BEWARE!!! I do not recommend this company to anyone. This company failed to fix water entering into…read morethe home which is causing mold throughout the house. I can spray and kill the mold yes but if the problem is not fixed it will continue. Also we are left to tend to the mold growing on the walls and in the carpet. If I were to cut the carpet out to get rid of the mold I would be breaking the lease. However this company does not find that mold is any type of health hazard AND DENIED our claim for repairs. I will be reporting this company to the proper authorities. DO NOT DO BUSINESS WITH THEM.

    Just moved out after a year lease at 3458 Hill Pond Dr. When we moved in we did a walk through and…read moreasked that the living room be painted because it looked like it had not been painted in quite some time. They refused. We put a couch in front of scuffed wall to hide the marks and hung pictures over huge nail holes and chipped paint. One of the bedrooms was a stark white when we did the walk through but the day we moved in they had changed the light switch cover and the paint peeled and it left a huge purple spot from where they had painted over a purple room. We had to paint the room ourself and now it is a nice neutral color even though the current listing still shows the room as white. I think they are using pictures from years back because I doubt they repainted that room back to white. Now we get a move out report and we are being charged for the scuffs and holes even though we complained about the very scuffs and holes when we moved in. We left the home in far better condition than we found it yet they are holding money from our deposit. They even charged us for not changing light bulbs upon move out which is not true. In addition to the rent we were made to pay for weed treatment and half the time our yard was not sprayed. We called to complain a few times because we have security camera and thought they'd like to know but were told they do not spray the back yard. We also have security video of them in our back yard on two occasions so we just assumed they did treat the sides and back. Use caution when renting from this business and make sure you take pictures and keep records. It's not enough to be a good tenant and pay early and make improvements to the place. You may be hit with ridiculously high charges upon moving out.

I would strongly advise not to do business with this company. They are very quick to fine their residents and what makes it worse they lie and distort the facts. We have caught them in numerous lies. Good luck trying to get anyone on the phone. Bailee, Becca and Sandy have done nothing but harass our family since we bought our property over 4 years ago. We had tenants living in our house for the first 2 years and the roof started to leak while our tenants were living there in the first year. We tried to contact them all but they barely responded with emails or call backs. As the roof leak became progressively worse we pleaded with them to expedite the process due to the leak getting extremely worse. They told us it was a 6 week process for the Board to approve this. The roofing company could not believe they were slow walking this process. The roof needed to be replaced immediately as it then turned into an emergency. The roofing company said they never saw anything like this before and told us that they needed to drop off the supplies and get this fixed quickly before we have a roof collapse as our tenants were living with buckets of water. I told the roofing company to proceed immediately to protect our investment. The next day the roofing company dropped off the supplies in our driveway. The following day we got numerous calls and emails from the association that we were going to get fined for starting this replacement without approval from the Board. So we proceeded to call the insurance company and they told us to proceed with fixing the roof immediately. They also told us to contact the association and let them know they would be responsible for any damages that occur from this point on. The next day we got phones calls from Bailee and Becca stating the association has approved the roof replacement. Through out the whole process nobody would return our calls but once they found out the insurance company would hold them liable everything got resolved within 24 hours. They have also fined us for a number of trees that were previously approved. They lie and distort the facts to appease the Board. I'm not sure if they get kick backs on these fines but at this point I wouldn't be surprised. Our team of lawyers will ultimately find out if so. There is a reason why their reviews are so negative and carry a 1.4 rating. I'm in the process of filing a harassment lawsuit against this company for numerous violations of our rights.

Full disclosure: I wouldn't know who Integrity was if not for the lack of professionalism of one of their property managers, Laura Lazar. I now feel compelled to share my experience so that others will know exactly what they are getting with Integrity. This management company would ultimately be an extension of your association and can shape the way your constituents feel about their neighborhood, HOA, and even their home. There are too many reputable property management organizations out there to risk one of your owners or tenants being treated so carelessly, distastefully, and unprofessionally.
