They mailed this to us with a detail letter explanation on how to setup to the door, when Realtor can access the home and how to return the Supra lockbox. We also worked with Colleen on getting the images uploaded. I was able to work with her to get the images in the order we wanted to be viewed, which really helped on selling the home. Anytime an agent came to do the showing, they would either call, text and or email us. This was a very easy process and we were able to get a lot of showing. In addition, since we had the Supra lockbox, we never had to go with any of the agents. In addition, we also had an alarm on the home and was able to get notes added to the listing to let the agents always notify us before going into the home. We would also get an email notification when agent actually entered the home via Supra box. We would get to see the name and when they entered the home. The agent could also do a review on the home, which gave us great feedback on if we were listing the home for the correct price, if they liked the home, if they were going to make an offer and if they had any other feedback they would like to note about the home. I was also provided with a link from Simply List with all the required forms. So in any situation, I would be able to deal with the listing. This was very helpful, because we actually had to use their unilateral notice to terminate form twice, which aided us in cancelling the sale transaction, put the house back on the market in one situation, which we use with other supporting documentations to be awarded the buyer's earnest money for not able to close on the home. We also had the option to upgrade the service if we wanted the full service and even if the home did not get sold, we did not pay any additional charges to continue the listing. I found Celine answered my emails very fast and sometimes after hours. In all, based on the price of the services they offer, excellent staff, their professionalism and excellent customer service we received, this is a tremendous company to work with and I would recommend them to anyone who is looking to sell their home on their own or using them to list their home. In addition, this is the 3rd home that we have listed with them and sold. My fiancé has now had to live in a friends house the LAST TWO MONTHS because his apartment is so bad. We've thrown away food, clothes, towels etc. because the roaches won't go away. On top of that we've sent emails, pictures, and called multiple times- BUT THEY DO NOT CARE! All they want is your money, they DO NOT hold up their side of the lease... which is to make sure residents are in a SAFE area!!!! My fiancé has wasted 2 months of rent ($3500) and hasn't even been able to live in his own apartment because these people won't be humane and DO SOMETHING. We will update it periodically…read more **Promotional Offers** Don't expect to get their "up to $$ off" promotion--it's a bait and switch. We signed our lease with a $500 off promotion. Now, there's an "up to one month off" offer. Initially, we planned to move to The Finch due to The Harrison's waitlist. After paying application fees to The Finch, a 2BR unit became available at The Harrison on June 26th, the day our FL lease ended. We paid additional fees to secure this larger unit with a better layout. They promised $500 off the first month's rent if moved in by a certain date. When I called, they said we'd get the current promo. Now they deny this. We helped them by securing the unit two months early, but they refuse to honor current or future offers. Emailing the parent company, FOGELMAN, got us a forwarded reply, essentially scolding us for asking again. Is this review worth the $500 they "saved"? **Deposit Issues** We had to pay a large deposit because their credit report showed a low score. Despite proving our higher scores from all three major bureaus, they wouldn't adjust. This seems like a scam to get higher deposits. Many people might be forced to overpay here. **Unit Condition** The layout is nice, but there's no adequate pantry or double sinks in the bathroom. The primary room's standing shower creaks with every step. The unit wasn't move-in ready, with multiple paint and scratch issues noted but not addressed. There were carpet stains and a chipped granite countertop. The refrigerator was missing a shelf, and the patio had six giant wasp nests. These were present when we moved in, raising concerns about our deposit. **Noise Levels** The noise level is okay, except for the upstairs unit, which sounds like an elephant walking due to cheap building I assume. We can also hear all the plumbing from above. There are no fans or light fixtures in the bedrooms, only a living room fan without a light. **Neighborhood and Maintenance** The neighborhood is mostly stones with little grass, feeling like a terrarium. The grassy areas are patchy mud holes, causing mud to be tracked in. The community provides dog waste bags and trash cans, but many people don't use them, leaving piles of waste next to the cans. The office said they'd send a notice, but instead sent maintenance to clean it up, which isn't their job. The next day, more piles appeared. **Social Interaction** The neighbors are nice and greet us, unlike in SWFL. Our dogs are still adjusting, making it hard for us to socialize. Our young Boxer is scared of everything, making bathroom trips difficult. Our older Boxer is overprotective, so forgive us for rushing in and out without stopping to talk. **Safety Concerns** On the 4th of July, some families illegally set off large fireworks outside our unit, scaring our dogs. They started a fire in the dumpster with hot fireworks. This might happen again on NYE. **Amenities** The gym is okay but lacks a dedicated back machine. The pool is nice and warm. The coffee machine often lacks stocked dairy, so "cappuccinos" come out as just coffee and milky water. Paying $25 for trash service is annoying, especially since we walk our trash down ourselves. The black trash cans are ugly and some people leave them outside 24/7, which is unappealing. The halls stink when people use the service. The trash has overflowed a few times, and some people leave items on the sidewalk as if someone will take them. Just toss it. **Conclusion** This is our honest review for potential renters. The staff, office, and maintenance are generally nice and professional. However, the community's money grabs, like not honoring promos and using false credit scores for higher deposits, are concerning. Other reviews indicate similar experiences. Since they were hired, the place has gone downhill fast. The bases are loaded with problems. This used to be a top-tier complex. Now you're paying luxury rent for subpar conditions. The staff was friendly, and aside from the occasional noisy neighbor and overflowing dumpster, there were not too many problems. When I was offered an opportunity to extend my lease, I accepted. Shortly after I renewed my lease, the water pressure in my apartment plummeted. I was unable to bathe properly, could not wash my dishes effectively, and my clothes washer was unable to complete a cycle (see pictures). I immediately reported the problem, but I was met with skepticism and doubt. I visited the office several times and re-reported, but they told me it had something to do with nearby construction, and that they could not fix the problem. I lived in these conditions for four months before I decided I could not take it anymore. I was paying an exorbitant monthly rent for a "luxury apartment," but my shower and appliances were useless. I informed the staff by certified mail that since they could no longer provide the amenities I was paying for each month, I planned to vacate the apartment by the end of the year, giving them 60 days notice. The property manager said that if I vacated the apartment, I would be responsible for paying a $3000 early termination fee. I offered to pay half the fee (an extra month's rent), just to resolve this amicably, but they refused. They told me that I could either live in the apartment without improved water pressure, or I could pay the termination fee. It's four months since I moved out, and they have reported my debt to a collection agency. My attorney has informed me that there is very little recourse to fight this injustice. They will attack my credit until I succumb to their pressure. With no other option, I decided to pay the full termination fee so that the collection account would be removed from my credit report. I stopped by the office with a check at the end of May 2026, and one of the residents informed me the water pressure issue had still not been solved. Even throughout our conflict, the staff and maintenance team were friendly and seemed genuinely motivated to solve the water pressure problem. Unfortunately, this does not change the fact that the problems persisted. The staff was proactive with the collections agency, but this doesn't absolve the ownership group from their unwillingness to compromise. Rent one of these apartments at you own risk!
