I stumbled across her and her company when replying to some zillow/craigslist ads for private and public apt listings. She was an INCREDIBLE resource that made our search low-stress, easy, and efficient. Her database of apartment info was great, her knowledge of the areas we wanted to look at was downright impressive, and after spending the majority of last Thursday with her, we consider her one of our first new friends in Atlanta! She goes above and beyond in responding to questions, concerns, etc. She has great relationships with seemingly all the Inman Park/Old Fourth Ward area corporate leasing agents we encountered. Bottom line- we had about 48 hrs to find a place while down there, but with her help it took only about 8 hrs and visiting 5 properties. It would've been accomplished in even less time had we been more decisive and not stopped for a leisurely lunch. She inserted a one year "exclusive" into an offer the couple made on ONE home after they wisely refused to sign a buyer brokerage exclusive agreement. The offer failed and the listing agent in Canton reported that Georgia's contracts are LATE AND SLOPPY. Palmer House and Georgia Edwards SUED THE FAMILY when they purchased a house with another agent after learning about her incompetency. Palmer House NEVER looked into the facts. The law suit was VINDICTIVE AND GREEDY. They intentionally harmed good people. Georgia will call you her "family" to endear herself. She is a VERY DECEPTIVE INDIVIDUAL. Georgia put a lock box and a sign on the same couple's home without their permission and pressured them to sell because she said their neighborhood was "changing". We called her about listing our home prior to knowing that she is a very litigious person. During a phone call with Georgia, her husband Buddy, who she refers to as her "closer" joined in to pressure us. They told us we needed to quickly list because "WHITE FLIGHT" had already taken place in our lovely neighborhood. That is NOT true and we are NOT racists. We were deeply offended and hurt by their attempt at what is also known as blockbusting. Palmer House apparently supports these practices as Georgia Edwards is still there. Please beware. Georgia Edwards is dangerous and with Palmer House, she has the resources to do a great deal of harm to innocent people with a team of corporate lawyers at her disposal. Unfortunately, Palmer House has ZERO interest in the truth. This review was written to spare innocent people from being sued by GEORGIA EDWARDS and Palmer House.

After the tenant moved out, RMS withheld a security deposit I was entitled to, citing "anticipated utility charges and legal fees." Nearly two months later, the funds still have not been released, and RMS has provided no clear timeline or meaningful communication. This delay is unreasonable and unlawful, as funds cannot be withheld due to internal financing issues. Despite our long business relationship, they have left me completely in the dark and have provided no flexibility or communication on what should be a cut a dry issue.
