I have consistently been mailing in our already overpriced HOA dues at least 20 days in advance of the late fee due date and for the first two years that I lived here they all went through and were processed on time but for the past eight or nine months they have consistently seemed to cash each check just a few days after the due date, and charging me the late fee, even though each check has been documented as sent well before the due date. they clearly have more than enough time to mail me letter after letter, making sure I know that I owe them even more money, but despite me writing them letters, calling, and leaving multiple voicemails, they do not have the decency to even respond - and this has been ongoing for at least three months. completely unprofessional, unethical, and unacceptable, if you can avoid moving into a community that deals with this association, I would strongly encourage you to do so.
