The Landis Group has a great reputation around Atlanta and has worked with several of my friends in…read morethe past and now that I've worked directly with them and their agent Kyle Marshall, I see why! Kyle was an extremely hard worker through our complicated home buying process and made things supremely easy on us, actively looking for ways to add value, take things of our plate, or otherwise ease the process. Can't speak highly enough of the service and attention to detail that Kyle brought to the table. If you need a realtor who will bust their tail working for you, look no further than Kyle Marshall at JLG.

We had an outstanding experience working with Ashton Ernst Ballard of the Justin Landis Group…read morethroughout the sale of our property. After previously having difficulty selling our home, Ashton came in with a thoughtful, organized, and well-executed plan that immediately gave us confidence. Her professionalism, market knowledge, and strategic approach made all the difference in helping us successfully navigate a very challenging market. Ashton was consistently easy to communicate with, responsive, and proactive throughout the entire process. She kept us informed every step of the way and was always available to answer questions or provide guidance when needed. Her calm, solution-oriented approach helped make what could have been a very stressful experience feel manageable and smooth. We truly appreciated Ashton's dedication, attention to detail, and expertise, and we highly recommend her and the Justin Landis Group to anyone looking to buy or sell a home.

Best to retain a lawyer. Despite the many extenuating and mitigating circumstances (some of which was at broker's recommendation) I ended up losing my earnest money and was ultimately told it was my fault. My first encounter was in 2103, when I asked Mr. Harris to manage the sale of a property on my behalf. His advice and guidance throughout the process was second to none. He was able to negotiate the best possible price on my behalf and my transaction was completed within 30 days. During that time Mr. Harris never missed a beat, I was kept in the loop and everything went as he promised. I was so impressed with Mr. Harris, that I then used his services to purchase two other properties in 2014. Again, he never disappointed me. He helped me to select the best properties based on my criteria and he managed the entire process from purchase, renovation and rental and at no time did I have a reason to question his integrity and professionalism. Mr. Harris currently manages all my rental properties and I have recommended him to family and friends and they have all had a positive experience. If you are looking for Realtor who is knowledgeable, professional, timely, detail oriented and with impeccable integrity then James Harris of Chapman Hall is a good choice.

Ever since I pointed it out, it feels like I've been a target. And yes, I have documented everything, including my extremely tacky neighbors who never seem to get violations even though they have many of the same "issues." I doubt this review makes a difference; in fact, it will likely cause more retribution, but I'm putting it out there because ppl need to know.

I'd like to begin by stating that, as first-time homeowners, we were expecting to not hate our HOA…read morelike all the horror stories you hear about. Unfortunately, that is not the case here today. We have had the displeasure of working with Jane, our property manager. To begin with, a fence with a survey/plat and dimensions was submitted to and approved by the HOA. After the fence was erected, we were told it had encroached on common land. While we recognize the error, we felt that it was an oversight on behalf of the HOA to approve the fence in the first place. And so, we reached out for clarification on the covenants. At first, Jane was open to clarifications, asking for the specific sections of the covenants and stating that the HOA approval is strictly cosmetic (which seems contradictory to the covenant). I outlined the particular covenants for clarification and waited for a response. What we received was unprofessional at best; she threatened us with an attorney. I'm not sure we ever said we wouldn't rectify the issue. We asked for clarification to ensure this doesn't happen to us again or anyone else. I cannot recommend PMI Northeast Atlanta because of this; if this is who is employed as manager, I would have reservations about their integrity and professionalism. *Spoiler read the email we're not alone. ***Update I have read what Mr. Kent has responded. He seems like a much more agreeable person, one in which I think we could discuss where the shortcomings occurred. While I agree with some points made by Mr. Kent, I must also point out that one of the first approval points reads, "This approval is contingent upon the project being completed exactly as submitted. The third point discusses that the approval is aesthetic only, so why don't we start with that statement in the letter? Furthermore, why are plats/ surveys required for submission if the HOA doesn't consider them? It's like asking you for your social security at TSA checkpoints to ensure you have one when all I need is your ID. I believe this circumstance could have been avoided by being clear and concise. There are multiple points within the very covenant that I pointed out to Ms. Jane that she disregarded, highlighting the nature of clear and concise. As stated, the corrections are being made. The review stands, however I am not unreasonable and am willing to amend my review fully if Mr. Kent or someone of equal, well-mannered temperament is willing to discuss how we can avoid this in the future. I await your response. Thank you.
