Very mixed experience here. Team was helpful and sweet. Very helpful and sweet. Hotel room mattress was uncomfortable, coffee not replaced with housekeeping service leaving us on our own the second day, we also had to ask for replacement towels after housekeeping service, pictures were somewhat deceiving. Pluses: nice bathroom shampoo and conditioner, air conditioning worked GREAT, location was very nice. Parking was never a problem. The coffee and muffins in the lobby is a welcome amenity. I booked my stay for one night on a Sunday. On Saturday, I lost my father and two nephews in a car accident. When I called to cancel, the owner refused to refund me because I didn't give 14 days notice. I didn't have trip insurance because I booked direct and was not offered trip insurance. This is despicable. The greed and insensitivity repulses me. I do not recommend doing business with these people. read more

I had to cancel my reservation due to my grandfather's death and funeral. They charged me for the full reservation and refused to consider any refund after reselling the room to another party. Ogunquit, with it's small-town vibe and costal New England charm, has become my go-to weekend getaway spot when I want to relax and escape New Hampshire. Next time I'm in the area, I'll definitely stay at Abalonia! This quaint inn was almost exactly what I wanted. Location is probably one of the most significant advantages to staying at Abalonia. They are literally right next to all of the downtown restaurants and shops. For travelers that are more inclined to view the beautiful Maine coastline, walk down a pathway adjacent to the inn for a couple minutes and you'll find yourself at the beach! Moreover, the famous Marginal Way walking trail is also within close proximity of the inn. I personally love exploring places on foot so this was perfect. I just left my car at Abalonia and ventured off. The rooms are also pretty cool and clean. Some rooms even have little patios which is awesome. I appreciate how they mixed in modern elements in the room with more old-timey elements (quilts were a nice touch btw). It felt homey but not haunted homey like some other places in Ogunquit. My room had a fridge, but no microwave. You'd have to walk over the the common kitchen area to use their microwave. Speaking of which, guests are encouraged to make use of the kitchen space at Abalonia and are free to borrow whatever they need. Just be sure to not make a mess. There is also a lounge area, but the patio is also cool if you want to sit on a rocking chair for a bit and enjoy the sunshine. The inn also boasts a heated saltwater pool and a fire pit. Folks here are nice. These guys handed me a map and pointed out popular attractions in the area, made corn chowder for guests in the afternoon, and even let me leave my car in the lot after I had checked out. Super accommodative. That made me feel right at home, even though I was miles away from anything resembling home. That being said, I didn't like everything. Walls must be thin because I could hear guests in other rooms. That also made me a little more conscious of my laptop/tv as they could probably hear me too. Additionally, I thought it was pretty cold in the room (65-ish), though the heater was on. That's probably the Californian in me as new englanders are probably used to the cold. Luckily, I found the extra blanket in the dresser. Finally, breakfast was just a continental breakfast of muffins, coffee, and juice. Final tips. -They aren't open year-round. Come here at the start or end of the season to avoid peak tourist season prices. -Get breakfast early. I stopped by at 8am-ish and there were only a few muffin halves left. read more

The owners are always present, friendly, and helpful. Location is perfect, just a short walk to the beach, and right in downtown.

We booked two rooms with Private Decks couple of months ago and were charged for the first nights' charges, for a 2 nights stay. When we arrived on 8/17/2019 after a pre-notified late arrival, we received the last two available rooms on the ground floor that had a small sitting area on a non-private patio where guests from the upper floors could walk by at any time when going to/from their cars and rooms. Our room was also next to a large outside propane tank that was are used by the building's heating system. The owner offered to check the next dayfor a different room the next night, but we declined, as we were there only two nights and did not want to switch rooms requiring repacking/unpacking. We requested a $25 credit adjustment per night per room from the approximate $300 daily rate (including sales tax), because of the rooms assigned did not have private decks as originally booked, but the owner refused. The rooms themselves were clean and it looked like they had been recently renovated from a cellar or storage area, as the ceilings were extremely low, and the rooms' space was at a premium. Only one of the rooms had enough pace and chairs available for sitting, and the shower stalls were tiny. The shower lever could easily be bumped by an elbow and the water temperature did get excessively hot as happened to me. The clothes closet in our room was only one half height, about 3 feet, so one could not hang a long dress or large overcoat. Our friends other room's closet was full length, but only 6-8" in depth! In summary, we were very disappointed, and would caution others that they should make sure they get the room they want booking. It appears many guests were quite satisfied with the inn and ; and, unfortunately, we ere not, especially giventhe high season rates charged! read more

We stayed at the Abalonia Inn earlier this month. We stayed in a queen room and it was small. However, there are lots of outside spaces to enjoy. I enjoyed the complementary coffee and muffin on the deck; chatted with other guests at the fire pit and hot tub; and relaxed at the pool. My room was kept clean by a very friendly house keeper. This Inn is in a great location, easy walk to beach and dinner. We only used our car once! I think all the rooms are different so next time I will call and ask for advise on which room I should reserve ( I suspect I will need to do this far in advance). My husband and I chose Ogunquit, Maine as our honeymoon getaway. We wanted something that was quaint, charming and close to home (Massachusetts). We had driven past the beautiful village of Ogunquit before, but were never able to find parking as it can be crowded. Once we decided on Ogunquit, we needed to find a hotel, and boy, are there many. However, one stood out to us above the rest, The Abalonia Inn. We spent two wonderful days at the Abalonia Inn from August10-August 12, 2015. Where to begin? First, The Abalonia inn has a PERFECT location. It is within a 4-5 minute walk to the beach, and a 1 minute walk to all of the shops. It is literally in the HEART of the town. Second, it is absolutely charming. The house is a gorgeous multi-level white house, full of nooks and crannies, porches and balconies. It is stunning. We had room #4, a king size bed, a private little porch and a decent sized bathroom. The room was beautiful, with a gorgeous rustic headboard, lovely quilt and antique furniture to honor the history of the home. The beautiful exposed beams remind you that home has a story all of its own. Simply a stunning space. Of course, modern amenities like a fridge, AC unit and a flat screen TV, help make it even more comfortable. Oh, it was also nice and clean! I appreciated that Alyssa (one of the inn keepers) double checked the room to make sure it was perfect before she took us in, quality service. Third, the property is well kept. There is an awesome fire pit at the front of the house surrounded by blue adirondack chairs. My husband and I sat out one night and just people watched as we are in such a central location. Over the course of our stay, various guests sat around, drinking wine, beer and some even roasted smores. Abalonia also has an exquisite heated salt water pool. We spent almost 3 hours inside the pool. It was so lovely and relaxing. The pool has a tiny little waterfall that adds to the relaxing ambiance. Fourth, morning goodies. This is not necessarily a traditional Bed & Breakfast with the full on spread of eggs, pancakes, etc. But, Alyssa and Jimmy do provide yummy coffee, tea, juice and muffins. My husband and I would wake up every morning, head to the office/kitchen space and grab coffee, juice and muffins and take them back to the porch to eat. It was so lovely. Last, but certainly not least, the service. Alyssa and Jimmy were such great hosts! We never felt like they were bothered or annoyed when we interrupted them with questions or requests. They always helped and did so with a great attitude and smile. We often chatted with them about nearby restaurants, activities, etc and it was super helpful to have insider tips from folks who know best. I even found out that Alyssa and I went to the same college, what a small world! Overall, you can't go wrong with the Abalonia Inn. Overall this place was perfectly located, and the rooms were clean so I would recommend. However, I would not stay here again. The mattress was not comfortable, and the walls are very thin. The Abalonia Inn was a wonderful place to enjoy a getaway with my wife. I looked up over 10 different locations in Kennebunkport, Wells and Ogunquit before finally settling on the Inn. The major draws for us were the fire pit, hot tub, the heater saltwater pool, short walk right into town and the uniqueness of the rooms and it exceeded all of our expectations! We weren't looking for just another hotel/sea village experience. We wanted something a little different. We discovered quickly that the new owners, Jesse, Carrie and their son Keegan were absolutely amazing at hosting their guests and really took the time to make sure that we felt welcome and at home. Jesse even jumped my car twice because the battery died. I look forward to coming back next year. WE MISS ABALONIA!!! My boyfriend and I stayed here for 3 nights for a little end-of-school-year trip. We love New England coastal towns and Ogunquit is our new favorite. The best thing about it was our stay at Abalonia Inn. Our hosts were the best part - so friendly, accomodating, helpful, and genuinely lovely people. We were greeted with smiles and kindness. Jason, who checked us in, gave us a whole overview on the town and let us know all the things we could do in the area. He gave us restaurant recommendations and a helpful map. We were really looking forward to going in the pool when we arrived since it was a really hot day, but it was closed as they usually don't open the pool until Memorial Day... but Jason was super nice and opened the pool for us anyway, which we REALLY enjoyed! One of the greatest things about Abalonia is it's proximity to the BEST part of Ogunquit. It's a lovely little town with restaurants, stores, bars, gift shops, ice cream and dessert shops, and everything else you could possibly want. It's literally a two minute walk to the central area, and an easy, enjoyable 7-10 minute walk to the beaches and the Marginal Way walk which is BEAUTIFUL. What is better than leaving your room and in 10 minutes being in the most beautiful area of Ogunquit? And along with this, the area around the inn is gorgeous too. We had a beautiful view outside our room of the pool and trees and our room was close to a little deck with the same beautiful views. The rooms were extremely comfortable - we keep saying it was the best sleep we've ever had in the huge and comfortable bed, an AC to keep us cool (it was very hot when we stayed) and extra cozy blankets. The bathrooms were nice and updated and the shower was great. We had housekeeping every day which was unexpected and really nice, and all of the staff we ran into were great and helpful. Other awesome things the inn offered were towels for the pool, music while we were hanging out ouside, and a little breakfast with coffee, juice, and muffins in the morning. We also had access to the communal kitchen space for wine glasses, water glasses, ice, and other things like that! We didn't use the fire pit, but on our way out one night saw a group of people enjoying it and it looked like a lot of fun. We loved staying at Abalonia and want to go back a million times. We miss Ogunquit already and miss our dreamy stay at this lovely, cozy, comfortable inn! Our hosts were awesome. STAY HERE if you want to have an amazing time in Ogunquit. Reasonably priced as well! This was our first time staying in a small inn and we didn't know what to expect. It was GREAT! The house was quaint, the rooms were small but well designed, and the employees were extremely welcoming. It was a great place to spend a weekend. They had a pool, fire pit, complimentary sangria, and coffee, tea, and muffins in the morning. What was really great was you could be social, talk to other guests and mingle, but you didn't have to if you wanted some quiet time. The location was prefect, close to all the restaurants and the beach. The only negative is at night we heard conversations, tvs, and a lot of foot steps. It is a very old house so it was expected. It's a nice little place, and our room was pleasant enough, but if you're looking for a place to be with family, this ain't it. There are few indoor common areas, yet the fire pit fills up fast in the evening. If the weather is bad, you're up the creek. When we were there, the pool closed much earlier than posted. But the worst part, no coffee yet at almost 8 AM. Possible improvements would include a covered porch for everybody to use (not just the guests in rooms that open onto it, and, if you're not getting up early to make coffee, then put some in-room coffee makers in the rooms. read more

We really enjoyed our brief stay at the Abalonia Inn. We were greeted with an extremely friendly innkeeper who gave us a tour and all kinds of info about Ogunquit that came in handy for our explorations. The place is clean and well-appointed, though, sadly, we did not have time to enjoy the salt-water pool or the fire pit. Its price and location are perfect - easy walking distance from everything (including the beach), and right by a trolley stop if you're feeling lazy. It is a very gay-friendly establishment, though as a straight couple we didn't feel out of place either. Though it's not a bed and breakfast, it had a very personal feel, and in the morning you can find coffee, juice, and muffins to eat in the lobby. The walls and ceiling are thick enough that you don't have to hear your neighbors' conversations. The only two things I would change would be that our room was just too bright at night - outside lighting filters in through windows with white blinds and through frosted windows on the door, so some curtains would really help. Also, the sheets were just a little bit scratchy. If I find myself back in Ogunquit, I highly doubt I would bother to stay anywhere else. The Abalonia Inn was just right, and with some light-blocking curtains, or at least a sleep mask to block out the light, it would be just perfect! read more

Loved our stay here at the Abalonia Inn! We've been coming to Ogunquit for 30 years and have stayed in many hotels and the Abalonia Inn ranks at the top. Yes, the bathroom could've been bigger but who hangs out in a bathroom?? Located right in town it was very convenient to the beach, shops, restaurants and nightlife!! The staff (especially Matt who helped lug my heavy suitcase up the stairs!) was super nice and helpful and because it is a small Inn, we got to know the other guests while we hung by the pool, had a glass of wine by the fire pit or while getting our morning coffee. Place has the perfect location. I stayed here over Columbus Day weekend when I was having trouble finding a last minute place. It's a few doors down from all the goings on on Maine street and a few minutes walk to the beach and marginal way. The owners are super sweet, too. In terms of B&Bs, it's what I would expect in terms of furnishings. Everything was clean but the pillows need updating. If you are a light sleeper, bring a white noise machine- the first night the guys above us were busy all night, so it sounded like someone was walking on us all night. The second night, they slept but one of them snores. And it sounded like they were sleeping with me! Haha I usually expect a cute continental breakfast. This place had muffins (a la Costco? Perhaps?) and coffee. They did bring out a cheese and cracker platter at "tea" which was cute. They have a good selection of books and some dated games like trivial pursuit, which are fun on a rainy day. They also have a HEATED POOL! And a fire pit. They told us the fire pit was on until 10 but Friday night we got back from dinner at 8:30 and went to get jackets and a bottle of whiskey from the room, and when we returned to the pit it was completely shut down before 9. That bummed us out but hey, it's October and was chilly anyway. In summary, the location and convenience cannot be beaten for ogunquit! read more

Sept 2018 - Great location center of town and staff friendly and rooms are clean and bathroom modernized. Only drawback you can hear the people above you walking around, but you must remember this is an old house so you can hear your neighbors in the other rooms. There is plenty of parking for guests, fresh coffee, Orange Juice in the morning along with Muffins that were tasteless, honestly just put out a box of Entermann's Variety Donuts that would have been a treat - skip the Muffins, and walk down the block and buy yourself something to eat. I arrived at Abalonia this Sunday after booking it a month before. When I booked an Abalonia Queen on their website the thumbnail photo beside the room I booked showed a fairly large room with beamed ceilings. The concierge "Jimmy' took us up to the third floor to our room which was a bit of a shock..it was the size of a closet and you couldn't even stand up on one side..a true hobbit room! He said it was an economy room which confused me. I paid full price on their website. My husband proceeded to go down by the pool as the room was too small to spend any time in and Jimmy came over to him and said that he was incorrect we did not book the economy room. My husband asked if he was going to do anything for us and he said no. He also proceeded to lecture my husband and told him he should learn to use the internet when traveling and ask for a specific room. Appalling really..it's the customer's fault now? He also said that we could leave and go to another hotel..it was 4pm and we had driven for 4 hours.not the best solution for the customer. And he said he would not give us our money back. I actually would not have expected our money back but what I would have expected was some compensation for their error on my behalf especially since he admitted we received the wrong room. Instead he proceeded to upset my husband who was trying to relax by the pool to tell him another couple had stayed in the room for a week and were perfectly satisfied. My husband asked him to leave as he was the customer. He already said he wouldn't do anything for us so their was no point in talking to him..we certainly did not want a lecture from him..long story short.live and learn. read more

So happy to discover that it was within walking distance to the town AND the beach! Jimmy was the best host. Our room was just what we needed and the room location was ideal. The Abalonia Inn was quite a disappointment for us as we'd been looking forward to our stay due to the reviews here which really were the only reason we booked it. The first floor room we were given was kind of a shock as it was totally dark and gloomy. Two windows looked directly at a common outdoor seating area a few feet outside so we needed to keep our blinds shut for any privacy and the ceiling seemed very low, like we were in a basement or something. The Abalonia posts little signs all over the room about saving water but our old five (5) gallon per flush toilet in our impossibly tiny dark bathroom required at least 4 flushes to clear each time it was used. The bathroom had no counter space and a teeny -tiny- like 2 foot wide single stall shower with absolutely no ledges or anything to set down even a micro shampoo container or bar of soap. The toilet ran all night as the flapper was in need of replacement, which I had to alert the front desk about. We did not get our room cleaned during our stay because apparently the maid had an asthma attack and had to go home. The room also had a very noisy window AC unit which kept me up practically all night cycling on and off. Due to hard surface floors, our upstairs neighbors, in clogs, made a major racket walking back and forth, literally hundreds (no, seriously) of times during our 2 night stay. I would have to put the thread count of the sheets on our bed at about 50 and the pillows were like a couple inches thick. The pool area is surrounded by trees that tower about 60 to 65 feet and so it is in shade for most of the day, usually it seemed until late afternoon. read more

Went there for the 4th of July week.....what a great place....rooms were quant....nice and roomy... Staff exceptional friendly... And we were just a block from all the restaurants and shops.... Also the cinema was right across the street , didn't go as the weather was to nice and the only movie showing was magic mike not a fan.....we were also very close to the water and the fireworks which were amazing.... We also went to York and Kennebunkport both really nice villages...would definitely go again and stay at this hotel/Inn. read more

Great location and great service. We went for a long weekend get away and we couldn't be happier with the Abalonia. We got a room with a king size bed, which was very comfortable and a private deck right next to the pool. Our room had a small fridge. The pool is heated salt water with a lovely water fountain. We also spent a lot of time in the hot tub, which is just on the other side of the building from the pool. There is a gorgeous sun deck on top of the inn as well. There is a small kitchen stocked with an ice maker, silver ware, plates, napkins, glasses, wine openers, ect. They have muffins and coffee available every morning. The location is the best. It's a very short walk (less than 5 minutes) to all the shops and restaurants in the village. There is a trolley stop ($2 rides to the beach and Perkins cove) right in front of the inn. The property and grounds are beautifully maintained. Hosts are very friendly and gracious. We had a great time and will certainly be back. read more

Just spent an amazing 3 day weekend in Ogunquit. This was my second stay with Abalonia. The staff was amazing, friendly and always smiling! The room was spotless and completely updated. The salt water pool which we used several times per day was amazing and cleaned daily. Coffee and muffins each morning was a nice touch, especially as the bakery line extended all the way down the sidewalk. The location is amazing, we never used the car once. I called the day before I needed a room since my schedule only allows me short notice before a day off. I was very fortunate to secure a room at the Abalonia Inn. Jason and Ken graciously upgraded us to a beautiful king size room. (Technically it was Ken, but I promised I'd write about them both) I remember telling my boyfriend, later on in the night when we were watching a movie, that I felt like I was sitting at home and I had totally forgotten I was in a hotel. It was so relaxing and a perfect day/night off. The room was clean and cool. The rest of the staff were attentive and friendly. The muffins and coffee for breakfast were plenty. You can not beat the location. Right in downtown. When they say a 3 minute walk to the beach, they mean it, and it is an easy walk at that. I will return again!
