We signed a 3 year lease spending the 1st year there mostly on weekends and occasional days during the week, once we made it our single home after selling our house over a year ago reality set in. A lot of people will think they want to live at their favorite vacation spot until you live with the reality of random people who can & will walk/run by your living room sliders just feet away from your so called privacy at all times of day and night, it is a motel... When we were 1st there the night sky was amazing until an enormous flag went up that needs enormous lights to illuminate it every night. Then once the property owner's primary home was reportedly (by him) auctioned off he moved his family into one of the homes, (the former renters of that unit had a year plus lease, apparently they bailed within a few months), shortly after that the ongoing state of construction seemed to increase. With the heavy equipment and contractors trucks / trailers coming and going we woke one morning this past spring to the back of my wife's SUV having the rear corner punched in, we surely could not confirm that it happened in the parking lot so the next day I put a web cam pointing out back..damage done but we at least tried to be more careful. Dogs are (seemingly) not allowed on the property but one day earlier this year his contractor's 70lb dog came bounding into our open door (I thought we couldn't have dogs in the home!!). We love dogs and the dog was a known frequent guest on the property while the newest building was going up. We dodged a bullet with the just announced boil water alert for the surrounding area due to E Coli found in the water just recently! The positive is that the ocean view is great though being on the wrong side of RT1A you become very familiar with just how loud motorcycles can be and even worse the new trend of extreme stereo systems on some bikes. Again, short stay vs long stay. We creatively "negotiated" our way out of the lease conveniently before the cold winter months started and we have the mutually agreed lease termination document to prove it (one of the landscapers told my wife that he was sorry to hear that we were evicted?? A family member of mine heard the same story from a mutual friend that has absolutely nothing to do with any party involved. Where did this defaming lie originate?) Any way we left wondering how we stayed in such cramped space as long as we did! We have returned to being home owners once again and live just miles from the old Crown Colony. For future vacations that are near $3k for a week my wife and I can stay all inclusive in the Caribbean resort with food/drink & airfare included!

My boyfriend and I stayed here for two nights and we loved it. It's small-only 3 available bedrooms, in a beautiful house that Lisa and her husband live in. We stayed in the 'Ocean Air Suite.' The rooftop patio wasn't open, but it was a beautiful room, and was nice to have our own bathroom. They don't offer a full breakfast, but they have coffee and tea and muffins in one of the rooms downstairs. Lisa is friendly, hilarious, and very helpful with suggestions/information on what to do in Gloucester, but still gives you enough space to do your own thing. It's about a 15 min. walk to downtown/Main St, and it's a nice walk along the water (lined with millions of American flags, which is pretty hilarious; or maybe pretty and hilarious). It is right along whatever that main road is, which has pretty heavy traffic in the summer (lots of loud motorcycles), so it was a bit loud at times-though we had our windows open the whole time to get the full 'ocean air' effect.

The price was very reasonable and accommodations were tight but comfortable. Dogs were greeted with treats and a toys which they loved. Large park located in back of property was convenient for morning walks. Dolphin Den offers 5 rentals. Four rooms in the main building and a detached cottage. The Dusky room is small, but comfortable. This is where we stayed. We reserved the much larger Atlantic room for Memorial Day 2019. By doing so, Rick offered a nice discount. All of our favorite places in Ogunquit are within a short walking distance including the Front Porch, Marginal Way, Backyard Coffee and Perkins Cove.

The rooms are definitely old but our bed was comfortable, clean and updated appearance to the beds and linens, and the tv/coffee maker/etc were all nice to have. We had two double beds and it was comfortably sized (along with a little cafe type table and 2 chairs). The tub is old. Clean but old. Tub and toilet are in the bathroom, the vanity/sink are outside of the bathroom - just for reference. This worked well for us, and can work well for families trying to shower/get ready separately but simultaneously. Location is fantastic. Right across from the gorgeous ocean. Roaring waves, beautiful sounds and sights. I loved the location. Plenty of restaurants, even off-season, to visit VERY close by. Nubble light is in view from the hotel (and is just minutes away by car). Gorgeous. They have a little bar/cafe inside the office/pool building. The bar is pricey in a way that makes zero sense. Bartender, while nice, probably isn't a bartender at all and is just assisting in that area as there was really no knowledge of beverages to make/mix and no rhyme or reason to pricing. No where to sit to enjoy them unless you sit in the pool area which is WARM (heated pool, so it's nice for swimmers) and noisey as all get out if there are many swimming. Pool seemed nice, though we didn't use it (outdoor pool is closed right now due to the season). All in all, we would stay again. Our rooms were ready VERY early (so great) and we received text messages to alert us, so we were able to check in well before our time and we appreciated that a lot.

We lost electricity for 7 hrs during one of the days and Mike would not talk to us directly, he lied to us numerous times about a car accident that never happened. I called the town ELEC company and there were no reports of any at all. Then he told his two man crew who did come back to work to tell us they would have itnon any minute. 4 hrs later we were ready to leave this dump. So finally when the lights came on he told his people to lie to us yet again and say they shit the wrong property off . What a joke this was. All the dishes and silverware was disgustingly dirty and sticky . I spent my vacation skimming the pool because the owner was getting drunk and losing control over the rest of the property . Don't let them fool you, there is NO useable playground and the rotted wood that is below the slide has holes in it and the sand had dog and cat crap in it . There is no arcade like his advertising says . Just disgusted . But took a thousand pics to show all the code violations and to have for proof. My 11 year old was in the pool and discovered a Cut ELEC wire sticking out of the water being held by a Brick . But of course he was too busy sitting in his bedroom (drinking and drugging as we were told he does everyday and night by all the neighbors ) to ask about this wires . When he finally came to our door 3 days after arrival he was hammered and slurring all his speech. I have proof of everything I'm saying since I took video and pics of this crap hole . Do your family a favor and go somewhere else . Then this guy says he remembers us from last year which is a riot since we've NEVER even heard of this place but he claims he remembers us very well. I wouldn't let him pay us to come back Stay away !!!!

I loved sitting on the patio in the morning having coffee and watching the sun rise and seeing the boats going by. The suite had its own entrance and it was easily accessible to the street. The guest house sits on a quiet residential street but it's also walking distance to all the shops, restaurants, front beach and a performance theater. My wife and I picked this B&B at random while surfing the internet and looking for a place to crash outside of Boston. We lucked out more than I could have hoped for. Mooring Stone takes it name from a large stone in the front yard, the kind they would sink to the bottom of the port with a tree through it so boats could tie up...hence, mooring stone. Anywho... The house is a cute little gingerbread number, clean rooms, quiet, and far enough from the strip of shops and eateries in Rockport that you feel like you're in another town (even though it's just a couple of blocks away). The breakfast part of the equation is served in a salvaged coast guard radio instrument house in the back yard in the middle of a beautiful garden. What really makes the Mooring Stone stand out for me is the proprietor, Joyce. My wife and I hit it off with her within about two minutes of meeting her. She's a veritable fount of information about the area and can point tourists like us in the right direction. Moreover, we had so much fun chatting with her that we ended up spending almost two hours with her at breakfast (followed by a trip with her over to her house on the water at the port to see her renovation project). Sounds crazy, but we had more fun hanging out with her and talking about old New England houses than walking around town. I'm hoping that for our next trip to Boston we eschew staying in town and head back to visit this inn.

There is a nice little flatscreen TV. The beds were nice for sure, but too firm for us. We really enjoyed our stay here. There are plenty of businesses close by as well, and beaches a mile or two away. And the owners provide a list of "local favorites".

That is a big pet peeve of mine as I like to finish my appetizer, sit for a few minutes, and then go to the main course. I don't love it when the main is sitting there getting cold as I'm trying to finish my first course. For that reason, I sent them back.
