HOMEOWNERS BE AWARE! DO NOT PAY FOR THE ITEMIZED BID!!…read more We hired Nathan Casey to do an itemzied bid for our home remodel project. He charges people $3,000 to give a detailed bid for projects. Our experience led us to the conclusion that Nathan was more interested in charging us for an estimate and that he ultimately had little intention of taking the job (unless we bit on his extremely and surprising "final bid"). We'll explain why. First he gives you a ballpark number. At the time we already had all of our architect and structural drawings that he reviewed. And he had come to the house a couple of times. His delivered an estimate that ranged from $500K - $800K, without any details about what drove that range. Knowing what we know now, that should have been the first red flag. Someone with his background and experience should never had given that large of a range as all plans were done, and most of the major materials were chosen. Yet, we hired him to do an itemized specific estiamate, for $3000, so that we could seriously consider him for the project. After agreeing to pay the fee and hiring him, he missed deadline after deadline of providing us a final bid we could consider - which jeopardized our ability to commit to the contractor we ultimately selected while we waited. He told us that his estimate would take 4-6 weeks and we didn't have a final number until over 8 weeks. He kept forgetting specific information that was given to him, like what materials were being used where. He also kept misunderstanding the structural drawings and insisting that the information needed validating (which it did not, we are using the same structural now for the job and they are correct). Also, as an interesting corroborating side note: his final bid never involved his stated intention to inspect our attic and crawlspace/foundation to ensure accuracy. Is that evidence that his "final" bid wasn't in good faith, accurate, or best practice... given the substantial work to our foundation and roof in this project? As we communicated to him in person, the fact that he gave us an "original range" in writing of $500k-$800k for our project (which included full architectural, engineering, electrical, and most all design plans)... but he still required $3000 for an "accurate bid"... only to then deliver a final bid at $830k without any project scope change... was revealing. When we asked him point blank: "under what circumstances was this project ever possible to be $500k"... he provided no answer. Interestingly enough, after many delays and us pinging him on delivering his final estimate over the 8 weeks we engaged, when it came to collecting his $3000 bid fee Nathan then frequently emailed and texted us, and was very focused and communicative around collecting.

She spent close to an hour with me on the phone and provided a rough idea of budget as well as ideas to make the job more cost effective. Following that, I spent several months and considerable time meeting with several other designers/builders in my area. As a result, my decision to work with MSK is based as follows: 1. They spent the most time and effort upfront to provide a realistic estimate and made every effort to include costs that others overlooked (i.e. asbestos abatement). 2. They were very clear about the process and scheduling for the job. The utilize an application that is transparent for both the client and themselves. It was very clear to me that responsibilities were well defined in their company. 3. They took the time to explain the details of the job to me. Prior to signing design contract, they were available to answer any questions or concerns I brought up. 4. Specific personnel would be assigned to my job. It would not vary throughout the duration. 5. The fact that they design AND build (from their own design) was appealing because that would minimize any discrepancies between a separate design company and a separate build company. Linda was my designer. Although she is now retired, she has many years of experience in design. She did an outstanding job in the new layout of my kitchen. In additions, she made other helpful suggestions of things that I was not aware of or had overlooked. To help me select materials, she assisted in every step with flooring, plumbing fixtures, tile, counter tops, etc. She made appointments with their vetted venders and we would go together to make the selections. Linda had a clear understanding of my preferences and guided me towards making sound decisions. I was very pleased with the trades people who performed the work. Joe was the lead carpenter. He was meticulous and took great pride in his work. He did an excellent job of installing the new cabinets, casing work and trim details. Shawn was the painter assigned to my project, and again, his expertise and experience was evident in the finished project. Jorge was the plumber for the job and like the others, his work efforts were appreciated and his abilities added to the job success. These individual's main concern was to do a job I was pleased with and I never felt their extra efforts or time spent were a burden to them. Like their vendors, MSK have several years of working with the subcontractors used for the tile work, electrical, counter tops and sheetrock. They were all professional, timely and courteous. Communication throughout he project was outstanding. Curt was my Project Manager. Any e-mails, text messages, concerns, etc. were addressed and answered promptly. The work areas were always clean at the end of the day and construction debris was removed promptly. The project came in on schedule and on budget. MSK did exactly what they said they would do. I was very pleased with the results and would not hesitate to recommend MSK Design Build for anyone who is looking for a reputable company.

Craig put together a beautiful floor plan for our 380 square-foot mother-in-law unit which included a kitchen, pantry, eat-in area, living room, bedroom, bathroom, and closet. We had a pre-existing empty bonus room which he ripped down to the studs. He added insulation, walls, electrical, gas, water, sewer, AC/heating, windows, ceiling fans, flooring, custom cabinets, appliances, vaulted ceilings, earthquake framing, you name it. The best thing about the entire build is the air gap sealing process he recommended which essentially makes the apartment sound-proof and maintains the interior temperature constant. We've used the AC minimally during the summer because it stays really cool and really cozy in the winter. As a result, we've only seen a minimal increase in our utilities. Craig was a fantastic communicator and VERY detail-oriented. He listened to what we wanted and always kept our budget in mind. The best thing about Craig however, is his integrity. This was a substantial investment for us, but we always felt like he was taking care of us. The process was smooth and painless and there were never any concerns. We've done other home renovations many of which have left a sour taste in our mouth. Craig delivered and met our every standard. Starting out, my kitchen remodel was not a straightforward job as the property is part of an HOA…read morethat very particular on how things are to be done. Toupin Construction was able to navigate and work alongside the requirements of the HOA while not disturbing the other owners in the building. They were very good with details, details that come with experience working in an HOA environment. For example, when it came time to shutting off the water, they made sure to follow CC&R's and bylaws in regards to proper procedures. Furthermore, when their was a small accidental bump to a neighbors deck, virtually no visible cosmetic damage, Toupin Construction notified the HOA immediately and remedied the situation. I was never even contacted by the HOA or the neighbor, which tells me the handled the situation with the upmost professionalism. Prior to hiring Toupin Construction, we got bids from two other contractors. Their prices were within 10-20%, one higher and one lower, but the quality of the materials were inferior. They didn't inspire confidence in working with an HOA. The finished product is beautiful, we couldn't ask for more. We are grateful that Toupin Construction was able to fit us in their schedule and travel the distance to Tiburon. Honestly, I think it was just good timing because I couldn't get any contractors to cross a bridge to get bid in the beginning.
