My family is no stranger to property owning; we understand "the good and the bad and the nightmares" of owning properties, HOA boards, and management companies. I had a pipe burst in my master bedroom, and David oversaw the remediation "by the book". It was timely, met the various benchmarks to avoid potential litigation, and was well within an acceptable time vs cost comparison, for the scope of work. Although I STILL currently have no ceiling in my second bedroom (due to a secondary issue/active roof leak), David and Ron are working tirelessly with my HOA Board and their requested vendors to resolve the issues as "cheaply" as possible for the Board. Timely and efficient might not be in my HOA Board's vocabulary when "cheap" is the priority, but I know that Ron and David have the heart and dedication to resolve issues in an equitable, fair, and efficient way. Thirty days and counting without a ceiling and active roof leaks might be my HOA Board member's "normal," but David and Ron manage that expectation with professionalism. David and Ron prioritize people, owners, and their overall investment from a big-picture POV, and that is what you want in a manager and management company. David and Ron are the first point of contact for a plethora of problems that arise daily for people just simply living their lives, and who need help getting back to their "normal". David and Ron's temperament puts them on par with sainthood. They are two of the best. Customer service is not lost with David and Ron. I hope they never leave Assembly or change condo assignments. They are a great asset to Assembly, and Assembly Management is fantastic.

I visit his building relatively often due to family and these are the experiences i've had so far: Korean music blasting at the gym even though the rules on the wall (2x) say earphones must be worn, almost got run over by a resident at the parking level elevator entrance where a sign clearly says no parking, at least witness one car parked in that same spot a day, dogs without a leash (have seen it get out of control and piss on the column), and gym equipments are never cleaned up after use by the residents and there is sweat dripping on them. It would be nice to automatically implement fines like the housing associations in the east coast when an incident is witnessed through the surveillance camera or by the lobby attendant. The housing association seems to scared to take firm action and as a consequence the residents ruin the reputation.

Since there was no social media, businesses relied on advertising or referrals. Nowadays, if a business or company does wrong, it goes viral--especially on Google and Yelp. Wall Street HOA Management doesn't care about reviews, ratings, or even their clients and customers. They handled our HOA for three years and ripped us off completely. They never paid our utilities on time--always past due, always late fees. They failed to pay our master insurance policy and didn't care if it expired. Wall Street also missed our tax filing deadlines but still charged us. I could easily take them to small claims court, but it's not worth my time. To any of their current clients: protect yourself by hiring another company. If you need a trustworthy management company, reach out to me--I'll gladly refer you. Save your time, money, and sanity, and leave this mafia-style management behind.

But the pattern here suggests something far more sinister: deliberate negligence dressed up as management. I reside in Greenwood Square, Van Nuys, a community that, on paper, promises order and livability. In practice, it's managed with all the grace and attentiveness of a blindfolded juggler in a windstorm, chiefly by Vicky of Higher Ground Properties. They say when it rains, it pours. In our case, it was a monsoon of mismanagement. Last week, our puppy suffered a severe allergic reaction to vaccines. We were in and out of the vet. Then, during what was supposed to be a routine check-up, my wife was admitted to the ER. Amid all this, I arranged a cleaning service to prepare the house for her hopeful return. But before I could lift my head from my work laptop, the cleaner's car--parked briefly--was already towed. Curiously, the same vigilance does not apply to the vehicles routinely squatting without permits, or the motorcycle that has been parked all day in a permit-required spot. Nor to the shipping container that sat on Maple Road for at least a week like an art installation. Add to that the off-leash dogs, the trail of dog waste in the front lawn dirt, and the steady stream of stolen packages, and you start to wonder what exactly this HOA is managing. I've now had to cancel critical work meetings to track down a towed vehicle and pay the fee to release it. Compassion? Context? Basic human decency? Don't bother expecting any of that. Unless you enjoy being punished for playing by the rules while chaos is politely ignored. Want to experience a Kafkaesque blend of apathy, miscommunication, and hostility wrapped in HOA letterhead? Give Vicky a call. If you catch her between power trips, she might even return it. As for the mailboxes, they were broken into and left unrepaired for months. The HOA failed to notify residents at all until my wife and I insisted they inform the community. We were left wondering where our mail was while they did precisely nothing. Skid Row might be a dramatic comparison--until you consider the vagrants at the park late at night and the line of people living out of their cars along the main roads. This isn't community management. It's indifference institutionalized. And we're footing the bill.

This building here is absolutely a vulnerable building to reside within. HOA and management will take it upon themselves to file claims through your personal insurance policies to benefit themselves without ever asking permission from you the policyholder to do so. I have trusted them with my personal belongings within their "CAGE" which is considered a secure lock up storage area, where only management and staff has keys to. My belongings have been stolen by staff and management and nobody wants to take liability for it. All designer items and household goods as I was moving out. I have filed a theft and burglary report on their behalf. Staff will also take photos and update outsiders on my whereabouts . And have invaded my privacy. They will also listen at my door not knowing I have a camera.. This building is the most vulnerable unprofessional building you will ever encounter. Discriminative. Management have overlooked squatters coming into the building and squatting within the units times . Staff sexually assaults tenants/residences that come home vulnerable or slightly intoxicated. And have been let go fired in the past and currently for doing so..

You enter through their garage, where a friendly security guard helps guide you through the process. They also provide donation receipts if needed. They accept almost everything, including men's and women's clothing, books, shoes, and unbroken kitchenware. The only items they don't accept are children's clothing. The security guard let us know that the donations go directly to people experiencing homelessness, and there is also a women's recovery center upstairs that many of the items support. It feels much better donating here compared to street donation bins that often get tampered with. Highly recommend donating here if you're looking for a meaningful place to give back and wanting to donate your items.
