The properties are poorly maintained, do not meet acceptable living standards as far as condition and insulation so expect high utility bills, maintenance is a joke when it comes to damages that occur that fall under their responsibility. Seriously if you can avoid this company please do so, any damages after the time they amplify and are charged as if it was the most expensive wages possible to repair. Trying to get a hold of an agent at the office for basic questions was damn near impossible without having to wait a few days for possibly getting a call back. Had flooding in the basement and was told since it's a "Michigan basement" then it's completely normal to have 3-4 inches of water. When they came to repair they left a few buckets, a mop, and some box fans to help with the damages. After we told them about the black mold they removed all the drywall exposing the frame underneath and never came to repair it. For two year our entire basement was gutted and left that way for the remainder of the time. Would have rather lived in a box than rent from this company, the property was owner ran until they handed it over to this company which was the biggest mistake. Hopefully someone sees this string of bad reviews and realizes the mistake before it is made. Bottom line is DO NOT RENT FROM INNOVATIVE PROPERTY MANAGEMENT! ! Also, according to the law, if you do not settle this with me within 45 days of the date I moved out, I can take you to Small Claims Court and sue for double the amount of my deposit. Two months later, in October 2015, they put in a tenant in my property at $500/month. Shortly thereafter, Alltimate told me that the water could not be put in the tenant's name until after my house passed inspection and quoted me $1000 in repairs. I told them to go forward and make those repairs. I am not a local landlord. Alltimate Property Management kept telling me that the city was too backlogged to do my inspection and that the water would need to stay in my name until the inspection was completed. However, after each date I received notices from the city that inspections had actually been scheduled. Bad sign. Finally a few months ago--after I had made numerous requests for statements and to remove the water from my name--they finally sent me an email showing that I owed them $2000! What?!?! I started my account with them by giving them $750 for expenses. $375 went to the rental license and the other $375 to remain as a credit to cover anything else that might come up. They quoted me $1000 in repairs, which I authorized. I did not authorize any other expenses nor did they ever tell me about others. They also promised me that I would be reimbursed for all my water payments, but I never have been. I have been trying to get to the bottom of this for many months. They have refused to give me monthly statements and they have refused to pay me my rental income. It is only when I threaten legal recourse do they even email me back. And when they do they say we need to speak on the phone. No way. Alltimate Property Management has been very shady, dishonest with me, and I want to keep everything in writing. When I tell them that, they stop communicating with me. This is business. They were hired to do a job. They breach their own contract and have stolen my money. Luke and team have been great. My paperwork is always up to date, my tax statements sent on time, the property well looked after and managed, and the rent collected and disbursed in a timely manner. I have used other management firms, and they pale in comparison to the level of service I recive at Ideal. I highly suggest that anyone looking for professional property management use Ideal. Maintenance requests are hit or miss and they do not listen when you say, "DO NOT ENTER WHEN NOT HOME." They also allegedly spy on clients because their contractor said and I quote, "They said dont worry about calling because the tenant is at at home somewhere he might be asleep." (I have never disclosed my work to them and I wake up at 6am.) Sara also did not want to rent to me based on appearance. Initial interactions were met with an assuming air of attitude and she told me not to apply for renting until I showed my bank balance. Furthermore she also signed me up with the wrong lease and I had to correct her for signing me to the wrong building. Do not rent from these people. They will scam you out of your money for a place that is not worth it and they only employ unprofessionalism.
