    The great cover up! Mold Mold everything!…read more I can tell you that I've lived here for 3 years had water gushing out of the gutters. I reported it for 3 years and was lied to everytime I called to have it get fixed. I also had a crack in the foundation that was not properly fixed and my apartment got mold. Chatwell Club/Five group management is well aware of the mold problems with these ranch apartments. They never really fixed the problem and they allow people to move in and become sick. I've read several other posts from a while back of other people that were concerned about the effects of mold with tenants living there. If you take a drive you'll see they can't even power wash the outside of the apartments they're full of algae and mold and have been like that for 3 years now. You will also notice with the ranch apartments they leave the crawl space windows wide open for the ventilation that they are lacking to try to combat the mold problem.They do not maintain their apartments appropriately and are only interested in making money. Management will lie like a snakes. Chatwell Club/five groups management company does not care about you or your family. I am grateful now that I am living in a better complex that really takes care of their property. I feel better physically. You really have to have discernment and be aware of the shady apartment complexes that are out there.

Furnace went out on the coldest day of the season, and they offered a tiny space heater for 72+ hours. If your maintenance team cannot fix a furnace in a timely manner, send an HVAC company. My 1 year stay here has been an absolute joke and the property manager Johnnie is an even bigger joke. The 1 good thing I can say about this hell hole is Lisa is great at her job. This property manager Johnnie needs to take serval management courses. I have absolutely zero idea how this man has a property manager role. The maintenance manager is even worse. Absolute joke of a management team with absolutely zero remorse for what they've put people through. This is an accurate thorough review. 50+ contacts with video evidence and nothing done about 2 dogs that aren't on a neighbors lease barking 20 hours a day (actually barking 20 hours a day). Now Johnnie threatening I owe 2 months rent when my lease is up lolololol I feel like this is a civil court case they're not prepared to deal with but I welcome it and look forward to what my legal team will present in court. "Resident shall not permit Animal to create a disturbance or annoy other occupants of the building or surrounding neighborhood. This applies whether the Animal is inside or outside of residence." Added $1050 of charges for 10 bags of trash removal? Lol where? (this is how I left the unit) They definitely won't be getting away with this. Move out date 10/31 - trying to charge an additional 2 months rent (when lease was complete) This has to be the funniest absolute joke I've ever seen in my life. Don't worry, they won't be getting away with this. Right thought, wrong person.

The surrounding residents were nice and it was in a great location. However, the problems have arisen since moving out. I received a bill for $650 for the carpetting- which was in perfectly decent condition when I left. I had a cat living with me; but as anyone with a cat would know, they use a littler box. If you keep a litter box clean it will not smell and your carpet will not. The apartment complex has claimed that all of the carpet smelled like cat urine and that the entire apt smelled. A cat had not been living there for the last month (or more) and it absolutely did not smell. We laid on the carpet, played on it etc- it did not smell. When I presented my concerns I was told the carpet was kept for the reason and I was more than welcome to come 'stick my nose to it.' I was also told they were ready to go to court. I am very disappointed in the manager whom I had trusted. She turned on me the moment I did not agree with something. I warn you not to stay here unless you want to pay big bucks once you move out. **They also raise your rent each year that you live there.

    Horrible place and rude staff. My mother lived there till her passing not long ago. Management and…read moremaintenance were terrible about allowing us access to the apartment. When I asked about the situation ie rent and cleaning out the apartment they refused to talk to me even though Im listed as an emergency contact. Then the next day they said we only had 14 days from her passing to make arrangements. From making us wait almost an hour for someone to unlock the door to being rude when we complained about it saying things like "if you don't like it" and "I'm sorry you feel that way". Adam the guy behind the counter needs to be fired. They even repeatedly called the phone of a dead woman demanding rent. Unprofessional and disgusting. I wrote this a few hours ago. After thinking about it I don't think they should fire Adam. Just train him better or not allow him to talk to people in stressfull situations.

We had a lady upstairs from us that owned a large dog that loved to run races at 2 am and wake us up. Big dogs should be put on the 1st floor not on upper levels. But no one in the front office would do anything about it and I was told I by the property manager that i couldn't talk to my neighbors about problems I was having. I could only talk to the office to voice my complaint. Also, the maintenance guys that came to fix things always gerry rigged everything instead of fixing things right the first time. It usually took 3 calls to the front office to get something fixed the right way. One time my bathroom sink was leaking and the maintenance guy said I needed a new sink and he was going to get one. Unfortunately he came back with an oval sink instead of a round one. Go figure! Another time the closet folding doors fell off and I called for a repair and what the maintenance guy did to fix it was put a shim on the rail for that folding door which came apart a day or two after and I had to call again to have it fixed. I guess they don't charge us enough rent to actually fix things right the first 2 times. Now our other big problem was Marijuana smell coming in our apartment most every morning. Now I realize that it is now legal in Michigan but it's not supposed to be bothering anyone else. But these people smoked so much it would come into our apartment under our front door no matter what we did to block it. I finally got the property manager and assistant property manager to come over and take a hit off the hallway and they had the nerve to say that it smelled like someone was cooking and not Marijuana. They came every time I called but said it was food cooking not Marijuana! Go figure. All they're worried about is their rent...not making things pleasant for others. So what I'm trying to say is rent at your own risk. I warned you.

Soon we moved up to the front part where the condos are. Not only was that a big mistake, I have experienced more issues and problems within two months than about the four years total of living here. There have been big fights including several apartments at once, often involving twenty or more people. There are crowds of young people smoking marijuana in circles out in the open where little children play. The rules state that if you own a dog that it must always be on a leash and you have to pick up the crap. This rarely happens at river ridge. When people don't have their dog on a leash, it runs up to my dog, which in turn gets distracted, and therefore won't ever goto the bathroom. So my dog has to suffer due to other people not following the rules like we have been ever since we lived here. Many people are inconsiderate of others, as they have actually thrown trash in my back area, as well as scream and congregate in the back area at all times of the night. I have seen more cops here within the last two months than I have the total amount of time I lived here. If it was only the peaceful and family like atmosphere it use to be, I would still be happy, but I am not. I do not recommend anybody to go through anything like this. I will not renew my lease.
