Grounds crew are there weekly to maintain the property looking nice. The current office staff (been there quite awhile) is super helpful and friendly, and Bobbie does an excellent job of managing the complex. I've read complaints listed and these are things that are either nitpicky or happens at any complex, rather than targeting Rolling Hills. There's a reason why Rolling Hills has won Best of the Best in the apartment rental category for several years running and why renters are here long term. When someone moves out, painting is done and done well. New carpeting is laid usually (as needed). A new playground was added recently. I think living here for 20 years is "proof in the pudding" that Rolling Hills really is a good place to live and safe as well.

Debbie is also amazing It is a first face it Kirkway always bubbly and gives you a warm welcome when you first come in. The maintenance team at Kirkway is absolutely fantastic! Nick is very friendly and helpful and his crew is just as much! I can't say enough about the maintenance team they are absolutely amazing!!!! I love that they give referral bonuses to current residents. If you need a place tell them Kari M sent you!!! OK so you're thinking is there only good things? The only downside I would say is that the grass from time to time doesn't get watered enough. And if your doggie your urinates on the grass in front of your place you want to make sure to use water to dilute it otherwise there's patches and they will make you replace it. When it's not Covid time they also have fun community events and the new fire pit/barbque gathering area is really pretty! Did I mention Kirjway is pet friendly? If you have a furry companion they welcome you with open arms! Just make sure you take good care of your pets, use common sense and clean up after them, and treat the townhomes like they were your own home (clean up pet accidents quickly, vaccinate pet, keep on leash, etc) and you won't have any issues. The dog park was expanded and has new doggie play things. They also have a pretty awesome pool and gym area too!!! The maintenance person is the BEST. Even "B" who cleans our hallways is great. Parking lot not covered, but right near your door. Right next to I69, four major groc stores, many convenient restaurants. They need to spend a lot more on snow removal (maintenance takes care of the main part, but need a company to do snow removal on sidewalks and between cars and handicapped spaces.) They need to spend money on all the all the dead and dying trees and bushes. "Curb appeal" counts when we spend so much. The receptionist is very friendly but can't change much. I love living here!

Worst association I have ever dealt with. They ticket some cars for parking in the street and not…read moreothers. The lady working in the office literally spends her day walking the grounds checking license plates to see if you live here and are parked on the street so she can write a ticket. It's sad really. The grass gets cut every Thursday with clippings all over your patio and the snow barely gets plowed and they defiantly do not shovel or salt around your car. I'm not sure what my association fee exactly goes for because these people are horrible.

We have a carport and put our family car under it which keeps our toddler out of the elements a little bit. We are on the top floor so we don't hear much noise from our neighbors. Nothing in the unit seems "cheap" which is a breath of fresh air. Other apartments in this price range are typically outdated from what I've seen. I wish the parking lot lighting was a bit better, but all in all I'm very happy. I called to alert them that my mailbox key doesn't work and they called back quickly and are resolving the issue the same day.

I called the Manager Donna and she sent her husband to fix right away. They were so kind and patient and that really goes along way! She even was thoughtful to give me a desk since I really didn't have much furniture. Very prompt on any issues and I'm very happy here. Very quiet and peaceful!
