I have rented with IPM since 2023 and things was okay however now it's 2025 time to renew have paid on time with no problem. If I was late it was only by 3 days. but never was late 3 times in a year. Now I spoken to them they send out a renew form to do I understand I had a balance but I had the money to clear it out was about to do it on December I get a letter aka notice to quit it's December and now I have to be out by 01/09/2026 they tell me the owner don't want your money just want you out I was a great tendent no problems at all shit happens but you putting me out by Jan 9 2026 don't recommend I have a 8 year old son not cool and heartless mi winter and act like I'm the worse tended read more

DO NOT WORK WITH IPM! ! WILL BE BIGGEST MISTAKE YOULL MAKE Would give negative stars if possible! Probably one of the worse housing management companies I have ever had to work with. The properties are poorly maintained, do not meet acceptable living standards as far as condition and insulation so expect high utility bills, maintenance is a joke when it comes to damages that occur that fall under their responsibility. Seriously if you can avoid this company please do so, any damages after the time they amplify and are charged as if it was the most expensive wages possible to repair. Trying to get a hold of an agent at the office for basic questions was damn near impossible without having to wait a few days for possibly getting a call back. Had flooding in the basement and was told since it's a "Michigan basement" then it's completely normal to have 3-4 inches of water. When they came to repair they left a few buckets, a mop, and some box fans to help with the damages. After we told them about the black mold they removed all the drywall exposing the frame underneath and never came to repair it. For two year our entire basement was gutted and left that way for the remainder of the time. Would have rather lived in a box than rent from this company, the property was owner ran until they handed it over to this company which was the biggest mistake. Hopefully someone sees this string of bad reviews and realizes the mistake before it is made. Bottom line is DO NOT RENT FROM INNOVATIVE PROPERTY MANAGEMENT! ! Went and looked at a house with the guy showing It, I was very interested and was told no one really looked at the house and to get an application in ASAP because it took 7-10 days to get approved. I go home and fill out an application online for me and my husband and the next day that house went off the market. Why are you showing houses when their are approved applicants lined up? $80 washed away or so I said I'll just wait for another house I like....weeks and weeks to by and I NEVER heard from them about an approval or denial. I've emailed, texted and called and left voicemails with them and not one person has called me back. So they showed me a house that was being rented by someone else, basically bribed me into putting in an app, took $80 out of my account for application fees and still have not heard a thing and this was in the beginning of March. Pathetic property management company. Highly do not recommend. read more

I lived in the Corunna road apartment # 4 for 1 year. In that year I dealt with raccoons living in the walls, among other things. When I first moved in there was a trap on the roof which had never been set or baited the entire time that I lived there. It was used as more of a display than to actually trap anything. My first complaint about the raccoons I was told that there had been an exterminator that did nothing and they had fired that exterminator and were looking for someone new. Later when I complained about the raccoons again I was told that the exterminator had gotten mad at ipm and took back their trap. Before the exterminator "took back their trap" I was told that they had been out to the apartment and did not see any signs of raccoons. I told the maintenance person I had been communicating with, Sunny, that I had videos and I could prove that there had been raccoons in the building. That is when I was told the exterminator took back their trap. After this my dad put out a trap and caught a raccoon within a few days. Clearly innovative property management doesn't care about their tenants or their property investment. They never put any real effort into solving this issue that I was told they've had for 2 years now. Although the location was nice I'm glad I was able to get out when I did. read more

Simply put, the best property management company out there. Before I purchased real estate in Flint, I did my research to find the best fit. Since I am an out-of-state investor (I live in CA), I needed someone I could trust, Sandra Dell fits that perfectly. Before I even signed the paperwork to IPM to begin managing my properties, they went checked out the properties (I bought 3) for me. This was my first time buying real estate and they made me feel very comfortable. I never physically saw the properties, and IPM got back to me that these houses were unrentable. Most other companies out there would just take your money. I am super glad that they had the professionalism to tell me this upfront. They did not want me to make a bad investment. IPM quickly responded to my concerns, and even though they knew I would not end up using their services for property (I managed to get refunds on all 3 of my properties), they still sent me pictures of the properties. I highly recommend any investor (in state or out of state), experienced or first timers, to use IPM for property management. They went above and beyond, and have excellent customer service. read more

Beware...I think they are trying not to rent homes, just getting money from application fees. I paid $70 applying to a house that's been sitting unrented for 5 months and was denied. Not sure why. At the showing there were lots of people looking at the house and asking about applying. Why do their homes sit so long unrented when people are applying?? read more

I have lived in my house that I rent thru IPM for almost 5 years. I have nothing but great things to say about them. They were so very helpful in finding my place because this wasn't even the house I had set up an appointment for. But based on what I was looking for they had pulled a couple other places in case I didn't like the first one. And thank goodness they did because the 3rd house is the one I'm in now and i couldn't be happier! Anytime I've needed to call the office for anything they are wonderful about either helping me or getting right back to me if they couldn't answer right away. About a year in I had issues with the upstairs renters and the office was so great about taking my issues seriously and resolving them. Never once did any of my concerns go by the wayside. They are also great about any maintenance issues I have had. My issues have always been taken care of same day or if it was late the next day. And they didn't just quick fix. They did it right and made sure it was to my satisfaction. I can't imagine any other company being as great as IPM is. Anyone who's looking to rent should go here first. You'll be pleasantly surprised at how easy they make it! read more

I rented threw IPM for over 3 yrs now....I went up north for Thanksgiving dinner with my family....when I got back home my house floated with sewer and ruined the furnace which wasn't there fault....but when I told them I had a 3 month old baby, 2 yr old daughter and my 11 yr old son staying in the house all they offered me was space heaters of 2 day with sewer in the house still in the basement coming up....I even paid my rent a month earlier in November for December.....so I moved out....I've had better landlord that owned there homes personally who wouldn't let me and my kids sit in a house like that for 2 day....im not Impressed....also no one even offered to come out to paint the basement which still smell like sewer even after I dumped 20 gallons of cleaner in and sprayed out multiple times.....so I took my kids and move out... I will be returning the keys today!....the only thing I can say that they did do was good was put a furnace back in the house in 2 days....or I would be giving them zero stars.....hope yell don't try taking me to court.....this is inhumane... read more

They keep me abreast of my properties and they have more patience than any professional I have ever seen. I have been renting an IPM house for 3.5 years and it hasn't been terrible but I have had many better experiences one being at The Durant Downtown Flint. The communication is extremely poor, unless you owe them anything. When my leases have ended I have never had any contact to see if I am staying or not. I even went 6 months without a lease because they never contacted me. Now that I am leaving they are saying I didn't contact them 30 days prior and have to pay for the extra time (even with the house being empty). Another big issue I had is at one point I had someone move in and followed their rules about having them fill out the application. I was then contacted and told that this was going to cost $75 more per month. No where in my lease said anything about more people costing more money and when questioning it they got confused and said they would get back to me. I never heard back from them after 8 months and that roommate has still lived with me. I got to the point of unless something was broken I just avoided them. Lastly their office hours make it impossible to stop by the office if you work any sort of normal hours Mon-Friday. read more
