We hired Juan about a month ago for a shower remodel. Overall, the work is ok, but definitely not…read moreprofessional quality and left a lot to be desired. The good: -competitively priced, one of the cheaper quotes we received -good quality materials: porcelain tile slabs -frequent communication -finished product seems to be functionally ok, for now -we had a toilet leak during the construction period, Juan reseated the toilet properly and fixed the leak promptly, this was much appreciated. The bad The work was overall sloppy, in many regards. First and foremost, after Juan installed the valve and plumbing, they caused a small leak into our living room below during water testing. This required them to open up the ceiling downstairs, dry it out, and patch up the drywall and repaint (see pictures below). This honestly freaked me out and increased my vigilance throughout the project. During shower door installation, they cracked one of the slabs requiring it to be replaced. This was fine, but the waterproofing patch job looked uneven and thin, but they did come out and re-coat it after I brought this up. The shower door hinges were poorly installed initially. The screws were not countersunk and sticking out; I even confirmed with the shower door manufacturer that this was not correct. We had a lot of back and forth about this; Juan eventually replaced the screws with ones that fit more properly. Wall edge at the end of the shower looks very uneven, and the caulking has cracked and the wall on the tub side even has a hole in it at the transition. On the last day, I asked them to replace the shower arm to raise our showerhead, as it was low; I purchased a gooseneck from Lowe's myself, but Juan initially told me "you can do it yourself" however because they already installed a standard shower arm. He did end up putting it in at the end but it was installed improperly; it was crooked, so I decided to replace it myself afterwards as I was already quite stressed with this project already and this was a simple fix. After taking the shower arm off, I found no teflon tape on the threads, but instead a thin layer of some kind of goo. I'm not a plumber, but teflon tape is generally recommended to seal the threads. I cleaned the threads off and installed the shower arm with properly applied teflon tape with a thin layer of pipe dope. At least the copper elbow in the wall felt solid. Overall, the wet area seems ok, we're not having any leaks (so far), and the shower is functional; however, I felt the project was rushed, communication, while frequent, was poor, and the end product is just sloppy. In the end I was told "I worry too much about everything." I'll post the pictures of the areas of concern and you can judge for yourself. We saved a few thousand dollars, but in hindsight, I wish I hired someone else and saved myself a lot of stress.

The only reason we did not select his company was we received a really good package deal from the company that was to do our deck remodel. We needed to have our one-story house and the detached garage re-sided and painted. The original…read moresiding on both buildings was T-111. The house is a Fleetwood, manufactured in 1986. Dave had built and remodeled houses in his past so he had an idea of what he wanted. I was a technical writer so I can research a subject until you beg me to stop. We were never going to use vinyl, aluminum, or T-111 so that narrowed our choices to James Hardie and LP® SmartSide®. Hardie installers must wear dust masks to protect them from the cement dust; Dave's family has too much experience with COPD. In addition, Hardie is too heavy to put on a house with a crawl space. After LP went through the problems and lawsuits in the '80s and early '90s with their fiber product, Inner-Seal, they released SmartSide, a strand product. Wikipedia: "LP re-engineered the product, now marketed as LPSmartSide and since 1997 has sold approximately 3 billion square feet of SmartSide siding with no warranty claims for fungal decay." This link is from part of our research (I have more): https://www.3ghomeimprovements.com/2017/01/siding-replacement-wars-james-hardie-vs-lp-smartside-in-a-battle-for-contractors-builders-and-you-2/ We decided to go with LP® SmartSide®. On February 10, 2019, LP announced that SmartSide now comes in SMOOTH! Now, all we had to do was find the right installer. We checked Angie's List, Home Advisor, Houzz, and NextDoor and got bids from one siding installer each. I'm sure any of them would have done a fine job. They are all licensed and bonded and insured. We chose M & M Construction and Siding, out of Graham. Manuel Machuca's bid wasn't the lowest and it wasn't the highest. When he came out to look at the job, he answered all of our questions correctly and without hesitation. When we walked around the house and garage, he asked US questions, too. A couple times, he wanted to know how we wanted something done because, had we given the "wrong" answer, it would have affected the warranty in a negative way. On Wednesday, June 12, we turned over a check for 50%. On Wednesday, June 19, the siding and trim were delivered. On Thursday, June 20, M & M's crew arrived. The siding and painting were complete on Saturday, June 29. The garage and much of the house was Tyveked on the first day. Unfortunately, the LP provider had delivered cedar-textured trim when smooth was ordered. Manuel called the provider and, instead of waiting for the trim to be delivered, he picked up the correct trim the next morning so we didn't lose a day. Or more. Things we noticed about the installation: 1. Using the correct nail gun depth adjustment (yes, Dave gave me the terminology), they blind-nailed so that no nail heads show anywhere on the siding. 2. There are no exposed cut ends. Instead of caulking where two factory ends meet, M & M used black joint flash. All cut ends are at outside or inside corners where they are caulked using black caulking. 3. Every tool was the appropriate tool, from the circular saws to the nailing guns to the pin-nailers to the airless paint sprayer. 4. I didn't ask Manuel how long his six-man crew had been working together but it was obvious each crew member knew what every other crew member was doing. It was a very efficient "assembly line." 5. We really liked that the person getting the information for the bid was also a person who actually installs siding (that wasn't the case with all the companies we talked to). Manuel isn't a briefcase contractor; he wears a toolbelt and has for over twenty years. 6. Every day, Manuel brings a large cooler so the crew always has water. If requested, he'd bring in a porta-potty but we declined and had the crew use our guest bathroom. Three items were added to the final statement: 1. As we pulled off the belly-band, we saw that the T-111 under the belly-band had rotted on the weather-sides of the house. That was replaced with OSB. 2. Instead of J-metal or drip edge at the bottom of the siding, Dave wanted Z-metal but didn't think to ask until after the bid. Manuel said that would probably be no more than $200. It turned out to be $150. 3. The two-car garage door jamb was replaced. We made disposal of all trash and leftover siding/trim our responsibility. If you ask Dave, it's because it will save us a little money; we have a cube van and we make the trip to Hidden Valley a half dozen times a year, anyway. If you ask me, it's because Dave wants to paw through the pile and look for enough siding to build a squirrel house. The house and garage look incredible. We still have to finish our part. We're painting the garage door, the garage man door, the outside corners on both buildings, and a few other things in Perfetto's copper. If you want to see the siding job in person, send me a message and we'll set up a time (we're off Highway 7, south of Spanaway). We also have about three hundred photos of the process.

They weren't the lowest…read morebid, but the wide variety of shingle choices, colors and coatings were better than everyone else. Most places that came in around their price used the cheapest shingles with a shorter warranty period. That coupled with the conversation I had with Bryan sold me. He was knowledgable and seemed to really care about what he does. The roof looks fantastic. They used high quality materials and what I asked for is what I got. Can't say anything better than that. They were on time every morning (much to the teenager's vexation) and cleaned up every day. My driveway was actually cleaner than when they began. They completed the job on time and dead on the budget. I repeat, ON BUDGET. The quote was what they charged me. And to me, that means a lot. Please keep in mind that this is a family business. If they don't call you back straight away they will get back to you as soon as they can. To the review that commented about another roofing company saying they had a bad reputation... They're the competition, probably not an unbiased opinion. Also... We have a structure covering our front porch that always looked like an afterthought. Like it didn't really belong. It was glass and it was always dirty. It was very close to the roof and was clogged with moss and leaves. Bryan and his crew did an excellent job of moving it up, putting plywood down, painting and roofing it. Now it looks like part of the house and I couldn't be happier.

We were made aware it would be a while before they could get out due to other obligations. We were fine with that. The roof was cleaned November 2024, and they did a good job. Come March 2025 we had a leak. It took quite a while to get them out for a fix. Come holiday time 2025 the leak which had been fixed was back, so we called. The person we spoke to said they weren't sure if someone could come out that day. We waited three weeks while water was coming into our living room every time it rained for a call back. We had to hire another roofing company to fix the leak. They fixed it in three days. We still have to fix the water damage. Then we got a text in January 2026 asking if we still needed to have someone fix our leak....seriously?!

When I actually got talking to JD, his knowledge and care for what he wanted for our home shown through immediately. His estimate for our metal roof was very competitive to others we received, so that combined with my earlier statement made us go with Ferdi. The work itself took about a week and the end result was excellent. The crew also made their best efforts to keep the property cleaned up, so forgive any few little bits left behind.
