The neighbor recently paid over $9,000 for a full roof replacement, with all kinds of "discounts." The roofing company convinced the owner that their roof was in terrible condition. The neighbor even told me that the contractor claimed my client's roof was in the same bad shape, with a quarter of the shingles supposedly missing. They even put a big yard sign in between the houses! I told the homeowner what the neighbor said, but I also advised them not to rush into anything until I had a chance to inspect it myself. Now, I hadn't flown my drone in over six months, and during a test flight, a strong gust of wind blew it away. Thankfully, I have a 35-foot carbon fiber pole with an HD camera for situations like this. What was different? The quote had attention to every detail and included higher quality materials, better design and superior workmanship. Also the quality of the service was exceptional- communication with the team and among the team was flawless. Our roof was mainly asphalt with a PVC section and needed plywood to be added on top of the old ship lap. It also needed venting - which can be tricky- especially providing intakes on a 1940s house. All this was included in the quote. They had no problem adding 2 skylights with no upcharge-save the cost of the skylights themselves. Since we had never dealt with an insurance claim before, this sounded like a huge relief. Unfortunately, the experience became a long, stressful, and costly ordeal. They installed a new roof and skylight, but the problems started immediately. After the roof was "finished," we discovered half inch gaps in the truss repair. When we raised concerns, they made it seem like we didn't know what we were talking about -- until an inspector confirmed the work was unacceptable. Only then did they come back to fix it. During that process, we asked for the permit they claimed had been filed. They provided it, but we discovered it had been submitted after we asked for it. The project was not properly permitted from the start. The skylight installation was also left unfinished. They told us they couldn't repaint because they "couldn't color match," again implying that we, as homeowners, didn't understand how paint matching works. After several back and forth, my husband and I went out, got the correct paint match ourselves, and only then did they complete the job. Even now, the flashing around the skylight is not square -- which we now know is contributing to some of the leaks in our roof. It took months of delays before they finally admitted they would not be completing the gutters and siding that were promised and included in our contract. We were forced to find another contractor, losing valuable time during an already stressful recovery. They basically used this as a sales tactic. We also discovered that they removed and replaced our roof decking without authorization. The insurance company refused to reimburse them because they couldn't prove the work was necessary -- leaving us stuck in the middle of a dispute we never agreed to. To make matters worse, we later found out they altered the signed contract, but thankfully we had taken photos of the original at the time of signing. Fast forward a year, and we noticed moisture spots on our ceiling. After checking the attic, we found multiple leaks and significant black mold growth. This is not only unacceptable workmanship -- it's a serious health and safety issue. Overall, Lakewood Roofing failed to deliver on their promises, performed substandard work, and created additional problems that we are still dealing with today. I strongly recommend looking elsewhere for a roofing contractor.
