We LOVED the food served for dinner and breakfast, and the pool was WONDERFUL, as was the hot tub. Tricia is just an amazing and wonderful woman and was so happy to help us in every way, in fact, everyone was incredibly welcoming and kind. When they hand you your keys, they say "Welcome Home", and they mean it! Very kind and open-minded people and I would highly recommend this bed & breakfast for anyone staying in Northeast Kansas! Oh and if you stay there, be sure to get the one-hour long massage for only $45 - their massage therapist is the BEST I've been to - in my life. Can't recommend highly enough! The only downside is that there are only privacy locks on the inside of the doors - at the time of this posting there was no way to lock the door from the outside leaving me a bit anxious about leaving my belongings in my room. However, nothing was stolen or anything, it was just different than most B&Bs or hotels.

The food was great, everything was very clean and well maintained. We have had our retreat here for the last two years that I know of and when we asked the group if they wanted to do it again it was a great response from everyone. Homemade bread, rolls, and cinnamon rolls were to die for. Staff was great.

Sue was very…read morewelcoming when we arrived and didn't hesitate to provide a tour of her beautiful home and make suggestions for things to do around town. We enjoyed talking with her and saying hello to Sebastian, the friendly house dog. Her husband was also very helpful and set up the basement theater so we could enjoy a movie on the projector with surround sound! We stayed in Paschal's Suite which was nothing short of amazing! The bed was comfortable, decor was warm and inviting, and the large jacuzzi tub was very relaxing and spacious. Breakfast in the morning was homemade french toast and we enjoyed it on the sunny indoor porch complete with koi pond. We wished we could have stayed longer than one night but definitely have a new favorite in terms of local places to stay. For the price and hospitality I would recommend staying here even if you live nearby like we did and just want to get away. If you're in the area visiting Lawrence or Kansas City this isn't far from either cities and is worth the drive. The people who stay at Inn at 425 appreciate the beauty of the turn of the century decorations and they love Kansas City. Great conversation! Our stay at 425 was a special time of our trip which we valued as equal to any of the attractions of KC. It was to converse and get to know Stephan and Carl, the owners. Here are the details: - This is a fine location that is close to attractions of KC: WWI Museum, Truman Library and Steamboat Arabia exhibit were our favorites. - Taking Lyft to dinner is quick and easy. (We enjoyed Q29 BBQ.) - The details I appreciated: coddled eggs served in beautiful coddlers, quality cutlery being placed perfectly (knife side in!), tasteful placement of antiques that give the room warmth and character. - Clean! I mused the bathroom floor was clean enough to eat off of... but I did not. - Attentive service! I brought back a six pack of ale and put into the cooler. At that time, there were only wine glasses standing by, but in the morning, Weizen glasses appeared in the collection. - I can't say enough of the quality! The food was real! Thick slices of real ham, fresh fruit; and even the capers were high end. There is a lot to see and do in KC. Sofie and I look forward to returning to the Inn at 425 to see our new friends Stephen and Carl! Maybe we will take a day and just sit out in the garden at 425. It's that kind of place!

Ten of us recently rented out the whole Inn for a Junior High School reunion. Carl and Stephan worked hard to make sure everything was just right for us. Every detail was perfect - the ornately welcoming Victorian home was an elegant, but homey place for us to come together, each of the rooms was sparklingly clean and perfectly decorated and the breakfasts were amazing. We enjoyed all of our trips to Ottawa primarily due to the accommodations offered by this incredible couple. Breakfast was always top-notch and the bedrooms were consistently comfortable. There's plenty of room around the house and property for relaxing. The hosts are as available as you need them to be and amenable to any requests. This B & B exhibits the small town charm just a short drive from KC and will always be my primary choice during future trips to the area.

It's an adorable Colonial style house that was built in 1898. It was Designed by George Washburn. You'll find a statue of him downtown. The original hardwood floors are still in immaculate shape and not a speck of dust seen. There are lots of stained glass and beveled windows. They have 3 rooms upstairs on the second floor for rent. One has a private bath and the other two share a bath. It has a spacious shower with a raindrop faucet and optional hand held. They have goat milk shampoo, soap, and lotion. It was a nice touch. The family lives on the third floor. The sponsors served breakfast at 9 am with scrambled eggs, banana nut muffin, bacon, fruit, option of yogurt, and coffee, water, and the option of juice. More than enough. FYI. There is a house with a very similar appearance to the pictures one block before you get here, also on the corner. The B&B has a sign on the front porch.
