Greg DeAvilla came out and seemed to be super friendly and knowledgable. I trusted what he said and we ended up purchasing the home. Once we went up there after closing, I found a large (4-5 foot) water stain on one of the bedroom ceilings. I also found more water damage in one of the bathrooms. As things progressed, we found out it was infested with termites, and had lots of black mold. All of these things were inspected and cleared by Greg. I hired an attorney and she looked into the contract we signed with Pillar to Post, and it is basically a cover their butt contract. It requires arbitration which costs $1650 which is about what we paid for the inspection, and it only allows you to get double the amount back if you succeed. So by the time I pay for the arbitration, we would break even. Our only option is to sue for gross negligence which we will probably do, since it will be the only way to recover some/all of the damages. It's just frustrating since they market themselves as a premium inspection company and are super expensive. And they make it seem like they have your back. But they don't. I do NOT recommend them. Beware and read all the fine print.

Buying a house is a large investment so you want to make sure whoever you use will do a sufficient job to make sure your investment will be worth what you are paying and help alert you to any problems or potential problems with the house. To make a long story short, our inspector missed a tremendous amount of what I would classify as easily identifiable problems. Upon closing and having other whole-home contractors come over, they would point out problems not addressed by the inspector. While these were problems that an average person would not be able to identify (me), someone who does this on a consistent basis, like an inspector, should have easily been able to see and report these issues. We are very dissatisfied with our experience and hope to save someone the future hassle of working with Pillar to Post.

The house still had a lot of belongings in it, which made certain areas harder to inspect. Chad clearly documented what he could and could not access, worked around the limitations, and still found several electrical, plumbing, and safety items we had not noticed. What I appreciated most was that he was thorough without making every small issue sound like the end of the world. Older houses will always produce a list of findings, but he did a good job separating legitimate concerns from normal wear and things that simply need to be watched. The report had plenty of photos, and the separate summary made it easy to turn the findings into an actual repair list. They also coordinated the termite inspection at the same time, which was convenient. I would use AZ Property Inspections again and would specifically ask for Chad.

There is no motion light in the bathroom, it was simply a burned-out light bulb. The inspector should be able to tell a standard single pole light switch from a motion light switch. 2.) According to the realtor, the Inspector scared the potential buyer away from the property because of a past leak. The leak was professionally repaired, mitigated, and restored. The inspector informed the buyer that the mitigation/restoration company put harmful chemicals in/on the walls causing the buyer to walk from the purchase . Does the inspector realize they use safe anti-microbial agents these days.
