To be transparent, we are property owners, so this review is from the owner's point of view. Having said that, he's been proactive in making sure the rental house is in a good shape, including regular annual maintenance. This is to ensure tenants get what they pay for. One thing David really stands out is his responsiveness and timely communications. Tips: believe it or not, best way to contact him is via email. He'll call me as soon as he's available whenever I ask him to call me via email. His email responses are mostly cryptic and straight to the point, and some folks may take that differently. But for us, we like his cut-to-the-chase, no-nonsense style. Believe us, we have had a different property manager before, and he may seem courteous, but his responsiveness and professionalism are not even close to David's.

David doesn't ignore hard problems but will take care of them right away. These problems were ignored for years by my previous property manager (also full-priced 10% but not half as worth the price). When faced with tricky situations, David will try to find the best solution for the landlord. Windermere seems to be doing a very professional job and I hope they can remain excellent always!

    Beware of this company! The business owner Royce Li is entering a fraud that he manages my Airbnb…read morerentals but has not sent me July income as of today (august 20th). He kept saying there is a system issue he has with Wells Fargo bank but had not provided any proof that he initiated the fund. It is August 20th today and I have not received a cent of my July rent income from him! The five star review left in Yelp was done by his partner and is not a real review. (I have their picture and pls feel free to email me!).. Royce Li is also stealing money for a renovation work that he undertakes from me I am bringing the case to the police office who tried to help and encouraged me to get the attorney involved and I am definitely bringing this unethical guy with fine and imprisonment as he wishes, and just want to let everyone beware! Do not believe a single word from this guy. UNETHICAL and CRIMINAL.     If you are considering to reside in Worlds House, Seattle, it is most likely that you are…read moreout-of-town and you are looking for an inexpensive easy-to-book place to stay in Seattle, as I was in December 2014. After residing for six months in World House, I experienced several cons and pros that I would like to share with the potential future residents. Pros: a- The building is located two blocks away from university of Washington. And, the neighborhood is rich of dining places and joyful night-life activities. b- There is no background check. c- Deposit money was around 300 bucks. d-You can rent the place online. Cons: a-The building is crowded and noisy. The street is also home to several Greek life buildings and they can be super loud, especially at night time. b- The bathrooms are shared in each floor, and they are the dirtiest bathrooms that I have ever seen in my life. Unlike common kitchens that are cleaned regularly by residents, bathrooms are almost never touched. c- The floor carpets are vacuumed regularly but not washed. They can stink very badly especially when they get little wet. d- Mails are being lost or stolen. The management simply advices to use street lockers for delivery. e- Fire alarm goes off any time for no obvious reason. This happens at least once in a month. f- The appliances such as oven lights and hoods can be broken and never to be fixed. g- The rents are relatively high. By paying 200 bucks extra you can rent a neat studio with private kitchen and bathroom in the same neighborhood. After all, if you want to rent a place in World House, you should definitely ask the management to provide you with a signed copy of your lease. And, be advised that the management would strip away your deposit money with any excuse.

Mark, the manager is the main reason for me to live there. He could excellent deal with many problems based on how urgent they are so every issues were done in time.

(Yard overgrown, fireplace not functional, slick moss on the driveway, etc) Beyond that we are still overall happy with the home. Max, Ivan, and Ashley who act as the property managers could be a little more responsive for RPA on behalf of the "owners" who are the same people that own RPA under another LLC. Emails go unanswered and phone calls unanswered at times. Maintenance vendors are very friendly and fair priced. Would recommend them in the future to prospective tenants. Overall we are happy with the home and hope to stay another lease term.

It took them two whole weeks to send someone out to fix it. They left a hole in the roof on the inside but patched it up on the outside and are claiming that we caused the damage. How? They were too lazy to put a new roof on and/or didn't want to seal the inside of the house's vulnerable spot from water damage caused by the leak. Secondly, about a year into renting, our bedroom window had red mold and was leaking water. We promptly put in a maintenance request, but they didn't come for a whole month. We finally reached out to the landlord, Max himself, to inform him of my allergies and asthma. The mold is not good for anyone with these conditions. They finally came out after weeks of trying to get ahold of anyone. There's so much more I could go on about, but I think this is enough to make my point. I absolutely do not recommend this company to anyone. We are very disappointed and they're very unprofessional. Big thumbs down.

    (**Edited... after completing the signing, I have to say every single member of the staff at the…read moreLynnwood office was lovely, helpful, professional, answered all my questions and I would have otherwise rated this business significantly higher, however, the one star rating must remain because I want to get the company's attention, they have a liability where they need an asset. ) ** Despite there being very little need for communication, I did want to verify they spelled my name correctly before I went to the signing because my name is frequently misspelled. They insist on doing all communication on a proprietary platform, which requires you establish a login (a truly unnecessary annoyance for simple questions containing no sensitive information). I attempted to give feedback by phone, and admittedly I was annoyed, but my sole point of contact Elmer repeatedly interrupted me in the process, talking over me, to tell me I was wrong. Realizing he had no interest in either my question or my feedback, I hung up before I even got the answer because I was getting angry. I recognize Elmer is an attorney, and is listed in his email signature as such, and as the GM so I'm guessing he has a higher opinion of what he has to say than what a customer is asking. In my opinion, he was condescending, and uninterested in feedback, about a friction point in a key part of the customer experience. This is the first time I've ever given a one star review, but I would absolutely not recommend.

    I did not like working with CW Title and Escrow for the sale of my house. I had to repeatedly ask…read moreimportant questions because no one answered them. And when they finally did answer, the day before signing, I didn't have enough time to coordinate with my bank to get the money from the sale deposited into the account that I preferred. Any decent escrow company/officer would have answered questions promptly and sent the forms ahead of time so we'd be prepared. Furthermore, they sent a notary to my house who announced that she was unvaccinated (by choice)!! We have a 5 yr old who CAN'T be vaccinated yet so having an unvaccinated person come to our house and sit at our kitchen table for an hour puts our child at risk. It was awkward and we were put on the spot to complete a signing we were uncomfortable with. Overall a very bad experience. Steer clear of CW Title and Escrow.
