This review is long overdue, from work A&J performed for in Spring 2020. Having now used the space for many months, I can reliably say that I'm extremely happy with the work performed and how my yard turned out. Seriously better than I ever expected. Backstory: We purchased a new construction home in Feb 2020. Everything about it was great, except for the yard (or rather, lack thereof). Moving from our previous house with nearly half an acre of fenced yard, this was a major concern especially with having a large energetic dog and a toddler. The new house had a deck and a small patch of grass, which then quickly dropped down a steep 6ft high slope to a retention pond. This made it a pretty unsuitable play area for a toddler, and without being fenced wasn't much use for the dog either. On top of that, we had to stare down at an ugly retention pond, and likewise had no privacy from those looking up at the house from the street. Despite all this, we decided to move forward on the house anyway with very slim hopes that we could make something of the yard. We began a long process of calling contractors for quotes, drawing up different ideas, researching feasibility, and working with the county to figure out what was allowed... all before the house even closed! Getting the job done: Jas was one of the first people to give us a quote (and also the lowest price), but we initially decided to move forward with another contractor. After many more conversations with the other contractor though, I started second guessing my decision as the price kept creeping up and I ended up getting sketchy vibes from them the further things moved along. I finally bailed on them just before the work was set to start. After all of this, we had Jas back out to again discuss possibilities and pricing and felt much more at ease speaking with him. He seemed just as excited about the end result as us, and they were able to quickly get started! They immediately started with adding a retaining wall to level things out and fencing, since these were the only things we were sure of at the time. While that was underway, we discussed other possibilities with Jas and after lots of back and forth we managed to finally settle on a paver patio idea for part of the yard, with the intention of adding a covered pavilion and shed later on. The crew were able to quickly work with my design to make the patio a reality. This ended up being especially challenging as there were three observation wells for drainage trenches which we were not allowed to cover, and instead had to raise to match the grade of the patio. Jas and the crew were able to sort everything out, and in the end the patio looked just like what I had designed (albeit I made some verbal alterations along the way). I was extremely happy with the result. However, a few weeks later we noticed some spots on the patio closer to the edge of the retaining wall where the pavers had become uneven. We let Jas know, and he promised to come back out to fix everything once the soil had been given a chance to fully settle. Sure enough, they returned a couple weeks later and quickly fixed everything up free of charge, and 9 months later it has stayed perfect. While they were here, I also had them add some concrete footings which allowed me to anchor a cedar pavilion that I ended up building a few weeks later. Shed was added a couple months later, and there have been no concerns with the wall bearing the additional weight. Everything still looks amazing to this day, and I will definitely be hiring A&J again for future hardscape projects! read more

I sought to have two tiers of old concrete retaining walls replaced at our Seattle house, which sits high from the street in what I later learned was an "environmentally critical area" (ECA). A&J responded quickly to my request for an on-site review of the work to be done.Their quote to do the work was about $20k less than another quote. I asked specifically about proper drainage with the new Allan blocks and was assured that drainage was part of the work to be done. Very soon after the work was finished, I received a letter from City of Seattle that stated the new retaining walls had not been built with the proper permits necessary for an ECA construction. Thus started a grueling process with the city for over a year and continuing still, to make right what A&J neglected to do in getting proper permits and providing drainage. When we sought their assistance with some of the difficult questions that the city asked regarding the wall, A&J could not answer those questions. Yes, it has cost us more than $20k to deal with the city's requirements, and we are looking at about $10k more to correct A&J's errors. Had we known that replacing old concrete retaining walls would have been so expensive, we would not have done this. I am sad to say that I blame A&J for their incompetence about not advising us about ECA building requirements, for not working with us on the city's permitting process, for not taking care of the drainage issue, and for their general lack of knowledge on work that is supposed to be their expertise. read more

They had to work around several unexpected obstacles: our gas line had to be lowered, a sewer had to be lowered, and they had to incorporate a large manhole/drain reservoir that was previously buried in our front yard. However, when I went to their website, I saw they have separate phone numbers for Seattle and Bellevue areas. Isn't Bellevue considered East side? Called A&J out to estimate a retaining wall to level out our significantly sloped backyard which sits atop a small hill on a corner lot. Jas listened intently to our goals, walked the property with us, and provided his feedback. He followed up with a written estimate which we compared with two others. Jas' estimate was complete and reasonable, and we ultimately chose him because his approach to the job seem straight-forward and honest (other contractors presented estimates with open-ended costs, and gave conflicting information - leaving us with too many questions and concerns). A&J installed a 440 foot retaining wall between the condo property I manage and the church next door. The scope included removing 30+ year old horribly rotted railroad ties which were held together with rebar. Then they replaced the wall with Mutual Materials blocks. They also put some drain pipe behind the wall. Jas gave us a detailed quote. There were no surprises. His crew arrived on time and built a beautiful wall. The church called and was very appreciative. I cannot speak about their work on retaining walls, but after the experience that I had with them, there is no way I would hire them to do any work on ethics alone. They listed free clean fill dirt on Craigslist. Their post said they were trying to save on dump fees. I replied to their ad and asked if there was a minimum and they said 5 yards. I knew that was more than I would need, but I was sure I could find a neighbor or two that might need some dirt. My project was to fill in some holes that my dog had dug, level the ground out a little, and plant some seed. Problem #1: Team that delivered, pulled too close to my fence so when they dumped, they pushed in the fence and shifted it an few inches. Problem #2: This is not clean dirt. It is full of very large rock, pieces of concrete, wire mesh/net, clumps of sod. Problem #4: They dumped like 10-12 cubic yards, not 5. Problem #5: When I reached back out to them to discuss, they did not respond. I gave them a week to reply and nothing, so now here I am writing this review. I know it's not about their main business, but it does speak to the type of people they are. It's really a shame. This was supposed to be a win/win for both of us. They save on dump fees and I get some dirt for my project. I have tried to give this away, but nobody wants it. Instead I have now had to pay $800 to get someone to haul it away. Therefore I have paid more for this "free" dirt than they would have paid in dump fees by far. So if you're looking for retaining walls, this post may not help, but if you saw a post on CL for free dirt with contact Jas @206-423-5384, be very careful. Hope this helps. read more

This team of hard working, professional, and customer friendly gentlemen turned our sloped, eroding backyard into a place my family and I can be proud of forever! The reviews looked promising so I called Jas two weeks ago and set up an appointment for estimate at 9:00 today.(I'm in need of 50' of retaining wall varying in height of 2' to 5' so it's not really a small job). He called at 9:00 this morning and said he couldn't make it and didn't know when he could because he didn't know what his schedule looked like and said he'd call "sometime" to reschedule. Essentially saying "Don't call me, I'll call you". I cleared my schedule to to be home on this day in order to get this estimate but Jas couldn't have called earlier in the week to cancel? It's obvious to me that he knew he wouldn't be coming since he called at exactly the the time of the appointment. I live in south Seattle so it would have taken him about 30 minutes to get here so at the very least he could have called an hour ahead to say he wasn't interested. A&J Retaining Walls was fantastic! The provided a great service at a reasonable cost. Removal and replacement of a total of about 65 feet of retaining wall (height less than 4 feet) and built new stairs (10 steps). When my existing retaining wall started failing, I solicited bids from 3 companies. Two chose to bid and one declined. The two quotes came in very close in terms of price, but there were some key differences aside from price. The biggest was that A&J responded promptly to all of my messages. In addition, Jas took time to educate me on the permitting process and pointed out a number of things to watch out for. A&J actually started the work a few days ahead of schedule when one of their other jobs finished early. The crew that worked on my job were all pleasant and professional. A&J finished the work on schedule and on budget. All of this was very positive, but there's more! A&J did a few little things that went above and beyond. For instance, I had three hostas that were close to the old retaining wall. I figured that they would not survive the construction of the new wall and was OK with that. However, when I came home one day during the construction process, I noticed that the hostas had been dug up and transplanted to another part of my yard! Wow! And when the new wall was complete, they moved the hostas back to their original location! Part way through the construction process, I asked Jas if they could put low voltage lighting through the side walls of the steps. He said they could and confirmed where I wanted the wires located. They cut a small channel in the blocks and ran the wires through in a very inconspicuous way. Another Wow! Jas was very good about keeping me posted on progress and always returned my calls promptly. The guy who answers the phone and sets the appointments chose 2 different dates (his, not mine) to come to my home for a retaining wall. On the first date, no show. I called and left a message after an hour had passed and he didn't call back. The next day he called me and said "it happens." So, I gave him a second chance and same deal. Absolutely a reasonable priced, reliable, professional company. I would absolutely recommend them again. We had them put in a huge retaining wall, 100 feet long, 4 feet high, and they were amazing.
