It was raining, so they even used a drone to check out the roof. We got a 124-page report the next day that was super detailed with clear pictures and arrows pointing right at whatever needed attention. The best part, though, was the video debrief with Charlie, the owner. He spent almost two hours walking us through everything, giving us his honest opinion on what was actually a big deal versus what was just code, plus realistic cost estimates and contractor recommendations. He was very thorough and professional. From the very beginning, he was very clear that we could voice any concerns throughout the experience. Whenever we asked about something, he immediately checked it out. After we received the report, the owner Charlie walked us through each of the items on our inspection report with us to make sure we understood everything. He even gave us his personal recommendations on stores/suppliers he uses. Overall, this was a great experience for me. Easy online scheduling, clear communication, timely reports, professionalism, honesty, and genuine care for the craft. I would highly recommend Chicagoland Home Inspectors to anyone.

I called them on a Wednesday or Thursday evening and had an appointment made for that Friday. I talked to Jeff, he was wonderful! He explained everything, the process and the possible add-ons and what would actually be necessary in my circumstances. As a first time homebuyer, I felt immediately I was in good hands. I didn't feel like I was listening to a sales pitch but like an uncle trying to lead me down the right path. The inspection was done by Dedric and it lasted about 2-2.5 hours; and they caught things we missed the first two times seeing the house. Their detailed report helped us make our decision to move forward with the house easy. It was unfortunate we couldn't go through with the purchase of the house but they saved us thousands of dollars in the long run. I will definitely be calling the them again!

I already knew a fair amount about repairs et al, and Josh was able to answer my questions in detail, so it was clear that he knew what he was talking about. He didn't go beyond what could be fairly asserted, but did ensure that I knew what I should look out for as possible problems in future. I noted their attention to detail - e.g. there were written checks in place to ensure that lights were off, the thermostat was reset, and the door locked behind us. Things like possibly missing or broken screens, lack of outlets in certain areas, a step that was too high were all noted. The cost was very fair and the results were high-quality. I felt that it gave us the information we needed to negotiate fairly with the sellers. Basically, I walked away with a manual that I will refer to in order to ensure that I am checking potential problems and budgeting for future repairs. I could most definitely see asking for a return inspection in a few years to ensure that I was taking care of this very expensive purchase properly! The one VERY picky thing that I would suggest is a table of contents in the writeup, as I wasn't aware that categories of significant findings and advice for future repairs and maintenance were listed at the end of the report.

    Joseph Konopacki and his company Insight Property Services are guilty of gross negligence. They…read moreperformed inspection of my house in La Grange Park in August 2024. Their inspection failed to identify the following problems: 1. A significant smell during the running of the two furnaces was deemed to be normal, and the furnaces were reported to be functioning well. However, an inspection by Precision HVAC identified that both furnaces were cracked and at risk of carbon monoxide leaks which could be lethal. Precision turned off the gas to prevent the carbon monoxide leak from causing harm. A second HVAC company (ABC) confirmed the cracks and mentioned that it was unsafe to continue to use the furnaces. They also suggested replacement of both the furnaces. 2. The sump pump battery was described as follows: "There is a battery backup system which appears functional and is charging." However, there had been no recent rain in the previous 3 days (per the report). When a plumber from ABC inspected the battery, he found that the backup battery system was swollen and nonfunctional. It was "charging" because there was no output to the battery. The battery was swollen and at risk for explosion or rupture, per the plumber's report. The backup sump pump was turned off due to the risks. Perma-Seal confirmed the problem and replaced it. The purpose of a home inspection is to make sure that the home is safe for its inhabitants. Joseph Konopacki and Insight Property Services failed these basic requirements and should lose their license for gross negligence.

We made an appointment for the next day and showed up when he said he was going to. He was professional, courteous, and answered all my questions. If I were to need a complete inspection going forward, he's my only call.

We could not have been more pleased. Larry inspected three homes for us within a year. The first two homes were older and had not been well-maintained (not at all evident when we made the offer, but Larry's thorough review showed the extent of the updates required). This is not to say at all that Larry is an alarmist - he is exactly the opposite. To Larry, anything is fixable. When I would try to press him about how big of an issue something is to gauge his level of panic, he would not budge. He is measured, cool, and collected and works with the up-most professionalism always. He simply states the many facts he collects (including giving a lot of advice on regular maintenance) and allows the purchaser to decide what it means to them. This quality is extremely appreciated. Having dealt with AWFUL, cowboy-ish inspectors like SPEAKER OF THE HOUSE , I would have complete confidence recommending Larry to a novice buyer, an expert buyer, and anyone in between. As a female, Larry did not at all make me feel like I was any less knowledgeable or able to learn than my husband about the intricacies of running a house. After our first two attempts at purchasing a home failed, we asked Larry if we could pay him to a second showing of a home we were interested in to do a very basic glance over before we made an offer and went down the painful path of attorneys, inspections, etc. He agreed for a small fee! We have called him throughout the year with many questions on homes and he was always willing to talk us through all of our concerns. We are so happy to have found Larry and look forward to working with him on any future home purchases!
