We've bought, lived in, and sold a number of properties over the years so we've had a bit of experience dealing with home inspection from the perspectives of both buyers and sellers. In this transaction, we were the seller. While we feel the inspectors did a thorough job of finding some items that needed correction, we do have some concerns. 1) Our inspection occurred during the spread of the pandemic. A+ asked that we vacate the house (no inspector has ever asked that before). They also asked if they could use two inspectors "to make the process go faster." In fact, they sent three people and they saved zero time, because it took all three of them 3 hours and 30 minutes to complete the inspection. They were supposed to notify us when they left (just leaving the door unlocked), which they didn't do, so we ended up waiting around in our car for a long time. To me, spending 10 1/2 man hours to do a job that should have taken 3 to 4 hours at the most, DURING A PANDEMIC, is totally unacceptable. 2) In their report, they made negative comments about the professional and licensed electricians who had worked on our house. The job of the inspector should be to evaluate the work and not make broad and sweeping negative comments about the craftspeople who did it, especially when some of that work was done before city code was changed. The good news is that we did not get infected with the coronavirus from having three strangers linger in our house far too long without express permission. read more

To start they arrived on time which was nice. This team of three inspectors seemed to be on their game as they were already walking the property with their iPad taking note of some things. Being there were three of them I assumed this would expedite the process but boy was I wrong. They Only had one iPad and could only follow the app they were using. We chatted when I arrived to game plan and I mentioned a handful of issues I saw walking the home prior that I wanted to make sure were looked at. The main and most concerning was a fist sized hole in the main bathroom that appeared to have mold. I asked if they could photograph or test for the presence of mold, and they said they'd take a look and see what they could do. I'm a hands on person that would rather see something for myself rather than have someone explain it to me. Tim seemed adamant not to allow me to follow along on the roof (which I'd already been on) was inspected. I told Tim there were a few things on the roof I wanted to point out but he said I couldn't come on the roof. I climbed up anyway, because I am 100% capable and confident walking on a roof. He was not happy about this. Tim seemed more concerned to talk himself up bragging about how qualified he was rather than do a timely home inspection. Story after story I wish he would have just closed his mouth and done a more thorough inspection. Next was the fuse panel. The fascia of the fuse panel obstructing the face from being removed. I suggested they just trim a bit away to allow for removal. Tim stated they would not finish the electric inspection because they would not take the liability. I got my realtor to get the sellers to agree for me to remove a small piece of drywall. Tim agreed to this and once I had it confirmation from the sellers, he puts up another wall and said I couldn't do it. He then threatened to cancel the whole inspection (which now in retrospect I wish I had done). I walk out at this point and have to cool off because I'd never dealt with such a difficult person before. He comes outside to talk and we agree that if I sign a document stating I was the one cutting away the drywall they would continue. I sign this and cut some drywall away which took all of 60 seconds after they've been busy stalling and putting up walls for the last hour. I also disagreed to have them take photos of me cutting the drywall, which they did anyway and put in the final inspection (lol). Moving on we finish inspecting the attic and start wrapping up. This is about 6 hours into an inspection that should have taken a max of two hours if they haven't been so slow(less stories)... As they were about to leave they said they'd compile the report and email it to me. Before they left I asked if they had inspected the hole in the bathroom shower I had mentioned at the beginning. They didn't even notice it... they had to go back in and just took some crappy pictures of the outside of the hole, and again very vague noncommittal wording about it which gave me absolutely no new information and answered none of my questions. I received the report and none of the major systems had any solid information. I could have written this report if I wanted to. To their credit there were a ton of pictures and the report was like 100 pages long. He seemed more concerned writing this report protecting their own interests than giving me any usable information. We backed out of purchasing the home because the sellers said they didn't want anymore inspections on the house. All in all a headache of an experience and ~$600 down the drain. I would not recommend this home inspection service to anyone and hope anyone that expects professionals to do this job will read these words of warning first. read more

We wanted to get a home inspection for my inlaws house so that we knew what the issues were in the residence before putting it on the market. My husband and I are first time home buyers after years of renting in the city. We knew we would have some things to fix up on our house but didn't know exactly what that would be until we had our home inspection. Tim and Emma are absolutely wonderful to work with. They came highly recommended from our agent. First of all it was easy to schedule the inspection, even during the pandemic. Home inspectors are extremely busy right now with all of the houses selling. We did decide to ask for an extension from our sellers since they were able to get us on their schedule on the "fifth" day. The extension was easily granted but they called us anyways to give us an earlier date that had become available. Even though they are doing multiple inspections a day and must be exhausted, we never felt that from either of them and felt that this house was the most important house they were looking at that day. The inspection from them is long and thorough and their passion for inspecting shines through. My husband and I both agree that is the best inspection to get. They spend time with you during the inspection and show you what they are seeing. They also take the time to explain what you are looking at and even had some suggestions for going forward in fixing. At first it can seem overwhelming but as they explain, focus on the big and then use the rest of the report for your own home improvements for the near or far future. The report is fantastic and extremely detailed with explanations and pictures. The report came extremely quickly as well. Tim and his team were terrific! They were very thorough in their home inspection of the town home that I was purchasing. They even found some items in the attic that I was able to get the condo association to take care of as part of my purchase negotiations. During the inspection, he gave me tips and notes to write down. After the inspection, I received both a full report with photos plus a summary report with photos of the key important items that I was able to review with my attorney as part of our attorney approval negotiations.
