By far, this is the best home inspection company I've ever come across. Whether you're buying a new…read morebuild or a resale, it's absolutely critical to hire the right inspector, and this company is it. The owner personally did the inspection and took his time not just to identify issues that I'm 99 percent sure others would have missed, but also to explain everything with patience and clarity. I was so impressed that I hired him again after the seller claimed they had fixed most of the issues. Thanks to the inspector's thorough follow up, we discovered that many of the so called repairs were either incomplete or just cosmetic. I'll be using this inspector for any future home purchase and cannot recommend him highly enough. It's rare to find someone who truly goes above and beyond and takes such pride in delivering exceptional quality. His service was the best investment I've ever made. It's hard to put a price on having peace of mind.

The home inspection we received from Good Look Home Inspections was marginal at best. One of the…read moremost obvious but missed items were the skylights. The roof had two visible skylights from the exterior of the home. But inside only one was visible. One of the skylights had been covered up during a renovation but was never properly closed off in the attic or on the roof. This was clearly not indicated in our inspection report. While we were informed that the roof needed to be replaced, no where in the inspection report did it indicate that one skylight had been covered up inside the home but never removed from the roof or properly sealed from the attic. This error cost us a considerable amount of money to repair before replacing the roof. The inspector also missed rodent activity in the attic. The rodent infestation was clearly noted under the whirlpool tub, but no indication of a problem in the attic where rodents had chewed electrical wires. This was a huge error that could have caused a fire. Finally the inspector failed to note or indicate mold and water damage by and on the air handler inside the home. The unit was only a few years old, yet the frame and unit had rust visible along with visible water damage on the baseboards. Once we moved into the home we had the unit serviced and the tech notified us of this issue. Again very clearly visible. In closing, the inspector was rushed with this inspection and if he was too busy to do a full and proper inspection, then he should have stated this and not taken the job. We paid a huge fee and trusted this individual and were completely let down. Consume beware, do your research and find a competent home inspector!

As a Realtor, I have referred many of my clients to Bob for home inspections, and he has…read moreconsistently been someone I trust. Bob is not only a licensed contractor, but also an experienced home inspector, so he brings a very knowledgeable and practical perspective when evaluating a property. What really stands out about Bob is that he is honest, thorough, and genuinely looks out for his clients. He also has a great network of trusted professionals and knows who to refer you to when a problem needs to be addressed. He doesn't just point out an issue, he helps you understand what it could mean and who can properly take care of it. Recently, I had a property under contract where the previous buyer had canceled and provided us with several inspection reports, including a sewer scope video. I had originally scheduled Bob to perform a full inspection for my buyer. Before spending my clients' money and taking up Bob's time on another full inspection, I sent him the existing reports and videos and asked if he could take a quick look. Bob went through everything thoroughly and took the time to explain his concerns and give me his honest opinion. There were visible signs of termite damage, and as he explained, you really don't know the full extent of damage behind the walls without opening them up. Simply treating the termites could potentially be like putting a bandage over a larger underlying problem. There were also concerns regarding a horizontal foundation crack, roof trusses, and other issues noted in the reports. Instead of simply going forward with the inspection and charging my clients for a service that might not be worthwhile, Bob was completely honest and told me that, based on what he saw, he personally would walk away from the property. He even advised me to cancel the inspection rather than spend the money unnecessarily. That level of honesty and integrity is hard to find. He took the time to review and analyze the reports for me and my clients without charging us anything, simply because he wanted to help us make an informed decision. Bob is down-to-earth, knowledgeable, experienced, and trustworthy. I truly appreciate the time and energy he gave us, and I would highly recommend him to anyone looking for a reliable, quality home inspector in Arizona. As a Realtor, I feel comfortable referring my clients to him, and that says a lot.

He's pretty much told not to go off the platform so he could not inspect the whole attic or any ductwork that he could not see from the platform next to the ac unit. Pictures attached show things that are not in the inspection report nor were verbally communicated because they were not seen. This is something I could have had the seller fix before buying this house, now it's upto me to pay for to have fixed. I spoke with Brent after the third call trying to reach him about what his company would do regarding the fact that Brian missed these things and Brent just kept saying over and over that I was told 3 times (twice in the report and once verbally) to get an ac guy because Brian noticed diminished airflow and temperature but said they were in "acceptable" ranges. So I said so you're not going to do anything about this, the fact that you did not inspect my house properly for the almost $700 I paid? And he just said "you were told to get an ac guy". So he's just going to hide behind the fact that I was told to get an ac guy because my home inspection was not properly performed. He had every excuse in the book to cover himself. It was hot. They aren't supposed to leave the platform. You should get an ac guy I'm not a licensed or qualified inspector but even I can go into an attic and stand under a vent with a temperature gun and say to a perspective home buyer that they should get a qualified ac guy. Brent was just impossible to talk to and difficult. I would not recommend this company. Not because of Brian but because of Brent and the company's policies. Now it's going to cost me hundreds of dollars to have fixed
