They have "art" galleries - the latest one was a bunch of nude women in their 40s-60s that I had to walk past every day for 2 months. No thanks. 3. If you enjoy crabby neighbors - mostly all in their 70s - this place is for you. 4. They do a $99 deposit and then will bill you hundreds of dollars to clean carpets & repaint rooms. I absolutely have enjoyed my experience with the team here at 71 France. I was moving from 2000 miles away and and Shelby, Heather and Jan were fabulous. Everything was handled over the phone and when I got there everything was better than advertised. I had a few minor issues pop up initially and the staff responded timely and efficiently. Rueben, one of the maintenance men, did a great job taking care of one of them and the maintenance supervisor is taking care of the other. I cannot state how responsive their team is. I moved into 71 France when it was new and lived there for 6 years. During that time, management teams changed 4 times and we didn't get an introductory email for weeks. PROS: 1. Location 2. Attractive, high quality interiors 3. Friendly responsive maintenance team. CONS: 1.Water, sewer, trash and pest control are not included in the rent. They are billed separately with an added $6 service fee. The monthly charges for one person in a one bedroom are $40-50. Garage stalls are $75. Residents moving out have to provide a receipt showing that they had the carpet professionally cleaned. 2. Visitor parking is very inadequate. 3. Units facing France Ave are exposed to ambulance sirens 24/7. When it snows the plows at Byerly's beep continuously all night. 4. Management ignores frequent complaints from tenants. Examples: There are not enough grocery carts available in the garages yet they haven't purchased more. It is a smoke-free property but Marijuana smoking is ignored. When I called the office to report that arriving guests had complained about the "overwhelming pot smell", the staff member laughed and said, "You're the third complaint this morning." He never came to verify which unit it was coming from although given the probable unit number. read more

- Unresponsive management (as in you need to chase them and hound them to get things done) - Apartments were designed for 'maintainability' which means things like insinkerators are not present, and a fan that turns on every hour - View of Lunds & Byerlys isn't the best, but it is very close - you are a number, their response is 'sorry not sorry' to most things - the floor is uneven in the main room, so tables and long furniture never sit properly on the positive side, it is quite quiet, and heats/cools easily. Other than the high prices, this apartment complex is great. The Security and Management of the complex ought to be the absolute first priority, and these guys do a fabulous job at it. What isn't good about the place is that the builders used cheap materials, which results in easily stained/chipped countertops, multiple faucet and hanger rack related maintenance requests. All in all, we've submitted over 10 requests in the past 12 mos, and all were addressed in an expedited manner. I'd still recommend anyone to stay here if they can afford it, simply because the two things that matter the most, security and management service, is top notch. read more

I love living here! It has a quiet feel to it. The majority of the residents appear to be older/retired. Anywhere you go has pros and cons, and I'll share mine, but overall I would recommend living here. Pros: -The location is great! I can walk to Byerly's just across the parking lot. It's right by 62 and 494. -The promenade to Centennial Lakes is literally right out the door. -Heated garage parking is included with no extra cost. -Every staff member, especially maintenance, has been incredibly friendly and professional. -It has a luxury feel to it. The common areas are always so clean. The community room is beautiful. They have an art gallery. -They have a suite guests can use if they want their own separate room overnight (for a cost). Cons: -The packages are not secure from other residents. All packages that are too big to fit in your mailbox are put in a closet that any resident can access. I had a package stolen. -I can hear my neighbors above me having a normal-tone conversation. I can even hear them snoring when I wake in the morning. I thought it was the neighbors I share a wall with, but I learned nobody lives in the apartment next to me. -Guest parking is practically nonexistent. The limited guest spaces are almost always occupied, and if guests park in the nearby lots they can get towed. They can, however, park in the Macy's lot which is more of a walk away, but still an option. read more

This place sold me when they showed me the parking lots outside and said they had plenty of parking. They lied....after moving in, they said you can get towed if you park out there and the parking was not for 71 France residents or their guests. I came across one resident who said she had her car towed. The one good thing about this place is its location to everything. read more

I moved in when the building opened and have loved it for all the reasons shared by some of the reviewers, but I also almost didn't renew again over the same issues mentioned by some of the other reviewers: Management seemed to be checked out, customer service didn't exist, and guest parking was a joke-- which in hindsight makes sense when Management staff fully changed out three times in about a year's time. But the keyword here is Hindsight. Management has stabilized and customer service is back in the right direction. The Assistant Manager, Shelby, has especially demonstrated a commitment to caring and makes a real effort. It's because of her that I did indeed renew again--for a third time. So if you're on the fence after checking out the beautiful facility and great location, talk to Shelby before you decide. TBH, I couldn't give it 5 stars because guest parking is still inadequate. However, if special-snowflake-residents were better neighbors and didn't disregard the rules (or courtesy) by using guest parking as their personal spots, it would be significantly less of an issue. read more

Last night we had a wonderful Taco Tuesday night with bingo. The staff put together a great dinner - tacos with all the fillings, beef, chicken and vegetables. The staff prepared all the food fresh and made sure that we didn't run out. It was a true party for the residents both old and new; young and old and everyone was welcome. Not the best place to live for more than 1 car families. There is zero outside parking, not even for guests (although they claim there is). If you are in bld C, it's like living in a different community. You don't even have access to the car wash area in the main building because our garage door opener does not work for that building's garage door. And if you have additional car(s) you have to purchase a parking spot in a whole other building. 100% staff turnover since we moved in. The new manager does not respond to emails (I have sent her two and zero response). However, she recently emailed out saying all emails should go to her staff, not her. How unwelcoming! We were treated rudely by a staff member because they misplaced an envelope they signed for then were questioned about its contents (which were highly confidential). I told her quite frankly, it was none of her business. For such an overall beautiful community, it's unfortunate to deal with these items. You'd expect higher class for the price we pay. read more

I sold my condo and moved here 8 months ago. I couldn't be happier with the building, the amenities and the service. The office and maintenance staff are very personable and helpful. I sent a repair request for my dishwasher late one afternoon and it was fixed the next morning. Office staff act as though they are delighted to answer questions or provide assistance, even though I know that can't always be the case. I hear nothing from the adjacent apartments. Friends and relatives who visit are impressed with the common area and the design of my unit and they envy my gas range. The building would be desirable anywhere, but being on the Edina Promenade next to Byerlys makes it the ideal place to live, in my opinion. read more

I lived her for almost a year. I had 2 people move in because of me. There has been a change in management and the tenants are now just numbers. My apartment smells like marijuana and cigarettes because of other residents. The week before last one of my neighbors left a full bag of garbage in the hallway. The new manager openly yelled at me and threatened me with sending me a notice to vacate because I was told my rent would be less and now this company is trying to go back on there word. This is suppose to be an luxury apartment and they cannot even stock soap and paper towels in the community rooms. The customer service is that one would expect of a $500/mo month in the hood. read more

The new management (Manager - Jana) is a joke. Highly unresponsive, unfriendly and lacks basic communication skills. The assistant manager is afraid of her own shadow working under the new manager. I have lived at 71 France for just about a year and couldn't be happier. What do I love about 71 France? * The location: 71 France is convenient to everything, and I feel very safe in this community. I walk everywhere on the Promenade - Target, Byerly's, Home Goods, Whole Foods, West Elm, Blick and Galleria are right here, along with a multitude of other shops and restaurants. I love walking around Centennial Lakes and listening to the piped-in music, watching the paddleboats and small boat races, sitting outdoors and listening to live music or watching movies at the amphitheater, going to the farmer's market, playing mini-golf, croquet and lawn bowling, and watching the ice skaters in the winter. * The view: My apartment overlooks Centennial Lakes and the Promenade. On July 4 I could see fireworks all around the town from the balcony. I enjoy watching the sunrise, and seeing the lights on the horizon in the evening. * The apartment itself: 71 France has very modern and beautiful apartments with a variety of floor plans. I particularly appreciate the stainless steel appliances, gorgeous plank flooring, all of the kitchen storage, and having my own washer/dryer. Contrary to one of the poor reviews I have read, I don't find that the lack of a kitchen disposal to be a deal-breaker. Bagging my trash and walking down the hall to put it into the trash chute is hardly a "problem." I also really appreciate my heated underground parking space as well as the car wash station, particularly given the cold winter we have had. I also appreciate that the complex and grounds are smoke-free. * The people: Residents are very friendly, and it is fun to chat when I am out walking my dog or having my (free) morning coffee in the community room. I also enjoy the community events that management arranges for us (e.g. Vikings game, holiday party, pizza party, gallery openings) - it's a great opportunity to meet your neighbors. * The management team: Jana, Meghan, Maddie, and Michael are top-notch. Professional, upbeat and friendly, helpful and responsive. I have experienced both the current and immediate past management at 71 France. I am extremely impressed with Jana and the current management team. I appreciate that the team has been working in a respectful manner to enforce the rules that are set forth in our leases concerning parking and storage spaces. I am glad that I live in a place that is well-kept, clean, quiet, and where expectations are clearly laid out and enforced. * The maintenance crew: Reubin and David work very hard. On one occasion I locked my keys away after office hours. I called the 71 France emergency line and Reubin came out to help me - I really appreciated his kindness and responsiveness. * The cleaning crew and groundskeepers: The complex is very well-maintained. I have especially appreciated how quickly the sidewalks are cleared in the winter. In the summer, the gardens and greens are beautiful and well-kept. I was surprised to read the review that claimed that the floors were not vacuumed; I have found the contrary to be true. * 71 France is dog friendly. I love meeting other dog and seeing the dogs socialize. There is a dog-washing room in the garage with big washing stations and a high-powered dryer, which I like more than my dog does. The hallways are quiet and owners pick up after their dogs. My small dog adores the other tenants and the management team. She loves to stop at the leasing office, where she is always happily greeted and given a treat by whomever is working at the desk. * The perks: 71 France has modern fitness studios as well as a private studio. The private studio has the "Well Beats" system where you choose a program, e.g. yoga, and a screen comes down and a class is projected so that you can follow along. There is a business center that can be used for small meetings, and a beautiful community room that may be reserved for private parties. A studio apartment is available for rent by overnight guests. Computers are available for use in the business center, and wi-fi is free in the common areas. The art gallery has changing exhibits. In warmer months, the outdoor pool gets a lot of use and tenants enjoy grilling on the gas grills and chilling on the large patio overlooking the Promenade. There were three "gratitude trees" outdoors near Centennial Lakes last summer. People hung colorful tags on them listing something for which they were grateful. BEWARE of how they handle the rental deposit at the end of your lease. They will find ways to collect additional monies and not provide any follow up. Location is great but the actual fit and finish is so so. It looks good on first impressions but closer you look you can see the poorer quality of construction. read more
