606 was very good to me as a tenant of almost 5 years. Management was great at communicating and was prompt to address concerns. However, once I told them I am not renewing my lease, things took a turn for the worse. They started scheduling bookings every single day including the weekends. This is extremely frustrating as a teacher who needs some downtime on the weekends. As the picture shows, management gave me a blanket response saying they are moving ahead with the showing, regardless of the inconvenience to the me as the current tenant, because legally they gave me at least 48 hours. I emailed them multiple times and told them viewing times did not work out for me. I was greeted with another blanket response. If you decide to work with 606, I would highly recommend working with Stan as he always communicates with both parties to confirm showing times will work. Another agent ignored my emails and just showed up at the times I told him wouldn't work for me. Kurt is also very receptive to concerns and will respond promptly. read more

TLDR: DON'T SIGN WITH 606 REALTY Genuinely the least accommodating property management company I've ever worked with. From the very beginning of our first year we noticed the AC units were extremely run down, to the point where only one of the three units functioned reliably. Upon requesting maintenance, our landlord George told us he 'couldn't do anything unless the units were completely broken'. As a result we dealt with only one working unit to cool our entire apartment for most of that first year. Once we realized that one of our units had produced a sheet of ice blocking the actual vent itself (see image attached), it seemed appropriate to once again ask for a replacement. This time, 606 actually sent out an HVAC specialist to investigate the issue, who concluded 'not only are these units upwards of 40 years old, but the wiring in your apartment makes it impossible to run more than one bedroom unit simultaneously without triggering the fuse breaker' So naturally, he recommended we have both units replaced and update the accompanying electrical arrangement. However, there was no follow up thereafter and I only received an email saying 'maintenance completed'. Now another FULL YEAR LATER, we have asked again and have waited for an absurd amount of time without even confirmation of an appointment for these units to be looked into, while our apartment consistently sits around 80°. Similarly, during a period of time where the city was gutting and repairing the back alley (a two-month endeavor), flyers were placed all over the affected apartments saying that we would need to 'find alternative parking for the 8-weeks of construction'. We found another parking space as instructed, and we were charged a prorated parking fee by 606 for the first weeks of the construction. Expecting that we would not continue to be charged the full rate for a parking spot WE COULD NOT ACCESS, we paid for another full month of alternative parking as the construction continued to drag on. However, 606 began charging the full parking rate for the next two months despite the spot being completely inaccessible. When I called George about this, I kid you not--he said, "Well, we shouldn't have to lose out on parking revenue because of a project the city is doing". Those were his actual words. Needless to say, 606 has little to no regard for the satisfaction of their tenants, particularly when there is any kind of cost they might have to incur. Despite submitting maintenance requests on 08/12, 08/22, 08/27, 09/27, and 10/03, every request was marked "resolved" online without actually fixing the underlying problem. The repairs were purely cosmetic--painting over water damage while the source of infiltration continues unchecked. As an immunocompromised individual, the potential for mold growth poses serious health risks that management has completely disregarded. They claim 5 months to diagnose the issue on an exterior wall with no water pipes going thorugh it Apartment Window Removals: 606 removed the current building windows claiming it is a saftey hazard due to there not being any fire alarms instade of installing fire alarms. They are nonsesical and only look for their own interest. When I asked to reinforce the apartmant door to prevent cold air coming in, my claim/request was denied. Unsafe "Repairs": A recently installed stairway handrail consists of raw, unfinished wood with exposed edges and splinters throughout the entire length. I have been injured by splinters twice. This is not a repair--it's a liability. Pattern of Negligence: 606 Realty's approach is to mark requests "resolved" in their system without actually addressing problems. When I formally documented these violations of the Chicago RLTO and requested appropriate rent adjustment for months of uninhabitable conditions, management's response was dismissive and suggested I move out rather than fulfill their legal obligations as landlords. Bottom Line: 606 Realty Management prioritizes cosmetic appearances over tenant safety and habitability. They close maintenance tickets without fixing problems, ignore repeated requests, and become defensive when held accountable. If you value your health, safety, and peace of mind, look elsewhere. Probably the shittiest management company I've had the unfortunate time of doing business with. Tim Mehmeti and Kurt Scheffler are ignorant crooks at best. I applied to an apartment sight unseen - a mistake on my part - and was approved. Before signing I requested to view the unit. They said "no, we have to cancel your application first" which didn't make any sense. Needless to say it was either pay up the deposit and move in fee or get lost. No way I'd agree to pay for an apartment for 10 months - which was the length of said lease, not 12 as listed in the ad - for an apartment I had no clue would be like. For all I know the photos could have been of an another apartment. Lastly; even if I had moved in they don't give tours. Just a code to a lock box!! No walk through or nothing. Where do we begin... from the mice infestation to the lack communication from the property mangers and all staff (Kurt Shreffler, Christopher Zepeda, Max Shreffler), it has been very disappointing. Since our move in back in August, there has been various issues. To start, our roof started leaking unexpectedly for a full day, toilet/tub being clogged off and on, doorknobs falling off, holes on the doors and walls, roach/mice infestation, its been terrible. It seemed to me that this apartment was leased without any consideration that it should have been fixed first. Mind you, this all happened in 3 months of living here. More disappointing was the fact how the staff at 606 realty handled the issues. From not responding to our emails, to not getting calls back after being told we would from the "emergency" 606 realty number, to then getting attitude when we do get a call, its been very bad. We should not be told by maintenance that the emergency of toilets/tubs being clogged is propriety and then roaches be taken cared of later on only to never be addressed to this day. I should not be paying 1k a month to be told by maintenance that if the doorknob falls again, to screw it back in myself. If it keeps being an issue, maybe the door should be replaced. This Realty is the worst that I ever seen they own a building on 2300 Harlem Avenue and they do not do anything for tenants I am paying for my parking spot and they sent an email saying that it's okay for new tenants to park wherever they want. Taking our parking spot when ever they want, not respecting our lease. We have have rats all over the place they say that the inspectors are coming such day as such time we waited for them and they never ever appeared they never came to our building they put garbage in front of the stair doors which is a hazard and they don't do anything about it when the elevator is not working the the fire alarm goes off at least three times a week and nothing is going on the fire department did not show up today the alarm has been beeping for over 2 hours they are trying to contact the owner wish is 606 Realty and he has not responded at all . Also we supposed to have a washer and a dryer and every floor and half of them are not working . My roommates and I signed a relet agreement, which cost us one month of rent, in which 606 was supposed to advertise our unit to the public. 606 proceeded to put less than the bare minimum of effort to "advertise" our unit. Their "advertisement" consisted of using incorrect pictures of our unit on their website (and refusing to change when we pointed this out), a YouTube video tour of our unit which was an unlisted YouTube video (only accessible through a link), and more corrupt actions. A few months in, after realizing their laughable incompetence in advertising our unit, my roommates and I put out listings/ads on Facebook housing groups, in which around 50 people expressed interest. About 10 (free and effortless) Facebook ads were generated in various housing group chats on FaceBook, which brought in exponentially more interested individuals than the $3200 "advertisement" costs. All these individuals were referred to 606 via multiple realtors' emails and phone numbers. 606 proceeded to decline all applications, advancements, and interactions (often telling my roommates that there was no contact) from the referred prospective tenants, aiming to keep our lease until its expiration. Writing this review for 829 S Euclid Ave, oak park, 60304. Currently under 606 realty Completely unprofessional management. From day 1 moving to this building, surprized by high music from neighbors. Called the apartment manager and unfortunately he did not do anything and wanted us to deal with it. Thankfully neighbors were nice and (after knocking on my door angry) they were able to decrease the music volume. At time of moving in, 606 was not involved with this building but the management of the building did not change. Before moving out, when the 606 realty were the agency for this building; while we were very busy, an agent from 606 realty suddenly text for showing people to appartment without even asking if we have something or sick..., completely unprofessional agent, did not even ask nicely, she just said they are coming in 2 days. I highly don't recommend this agency nor the management for the building who just change the name of management but same unprofessional acts. read more

Regarding a rat infestation that started in the basement reaching my unit, my property manager, George, considers the rat that was in my apartment to be an inconvenience and not a safety hazard. When I asked him to clarify what he meant by that, he started dodging the question and then stopped answering completely. Goes to show what priority they place on handling issues and what lack of respect they have for tenants. They will mark maintenance requests as complete despite not addressing them and you have to follow up several times to get things done. They claimed they treated my apartment the first time the exterminator came by when that is untrue, so they obviously don't care about it ensuring problems are taken care of. They will probably respond to this saying I didn't follow up enough times when this is only one example of many requests that do not get addressed in a timely manner. Rent goes up while quality goes down every year and many tenants cannot wait to get out once our leases end, especially after how they handled the rat infestation. read more

I recommend staying far away from 606. I am on the board of a Homeowners Association and the previous board began a management contract with this company late last year. In January I was voted into the board and the company was absolutely horrible to work with. The biggest issue boiled down to unprofessionalism and unresponsiveness. Max did a terrible job at responding to the requests from the board of directors, there were dozens of simple requests that were not responded to. Most of the board's time was spent sending follow up emails to Max's non-responsiveness or calling the office until we got a response from him. Eventually 606 cancelled our management contract, which is something that we were already considering, and we were very glad that they did this. We've since found a much better management company. During the transition out, 606 was completely non-responsive to us and the new management company. They did say that they would assist with a smooth turnover (and they charged us for it). The only email response we were able to get from Max was when a fellow board member called the office, after four follow up emails, and said she would be calling back every hour until Max responded with the requested information. Stay far away from 606 - they are not a good company to be doing business with. Max, I already know that "your office disputes these allegations" so don't waste your time responding to this review - instead maybe you should take the time to respond to the few customers you have left. read more

I give Coleen (the lady that works the front desk), Richard (the maintenance man for my building) and John (the real estate agent I worked with) five stars. I give the property itself four stars. I give Max (the head honcho of the company and doesn't he know it) one star and only because that's as low as I can go. I had very few significant problems with this company until I endeavored to find a subletter for the last month of my lease. At the time of this posting we're still in that month. As I see it, their policy is such that finding and arranging a subletter is completely at the discretion of the tenant on the lease. Max is now trying to tell me that they should've done an application and pay move-in fees (in this situation adding up to $450), even though they're only going to be there for 18 days more, or be served with an eviction notice. I have included pictures of their policy as it currently exists. If you agree with Max's interpretation, feel free to ignore every negative thing I've said in this review. If you read this as I do, then maybe take a second to think before you engage in business with a company that operates like this, simply gouging people for fees wherever they can. Again, there are some great people that work for this company and overall (minus a few glaring bruises) the property was quite nice, especially for the price. I simply think there's too many places you can live that are run by more honorable and respectful people. Whatever you decide, best of luck to you! read more

They poorly communicate building wide issues, such as water cutoffs and worst of all provide poor technical support with their payment portal. I thought my previous management was bad until 606 bought our building. After a year of getting packages stolen from our door i had enough and requested a copy of our security footage. I had to contact 606 agent once a week to get any sort of update on the footage. Over a month passes and the answer I get was "after reviewing the footage we saw nothing". When pressed even harder they informed me that they looked at a date two weeks after package was taken on accident and that the correct footage is no longer available. 606 Realty is by far the most unprofessional management company I've experienced in my 24 years of renting and owning homes in Chicago. The previous board of our condo association hired 606 Realty to manage our property. I was elected onto the board 3 months into 606's tenure and it was immediately clear how uncooperative 606 Realty - and its owner Max Shreffler - is. Max was highly unresponsive to owners' requests and the requests of the board. The board kept an ongoing list of items sent to Max to handle as our property manager, many of which were never completed or even responded to. On several occasions, members of our association questioned Max about his lack of response and he responded, in my opinion, in a hostile and defensive manner. Happily, we were able to get our agreement with 606 terminated. They held onto our association's funds for nearly two and a half months, well beyond the time that was stated in our contract. They were uncooperative during the transition to our new management company and only passed on a partial list of the documents requested for turnover after numerous attempts by board members and the new management company. On top of that, they charged us $500 for the turnover of these materials. Transition of materials to the new management company was listed on our contract as "At Cost", so we could not fight this egregious charge. Read carefully the contracts you sign and be vigilant to the businesses out there who want to charge you outrageous fees for doing minimal and incomplete work. 606 Realty is one of those businesses. read more

They failed to pay bills for the association. We are still finding out about unpaid bills two months after closing our account with them. My building is in a predominantly black neighborhood. The company has no sympathy or concern for many of my issues. 606 Realty has teamed with the Board of Directors at River Trails Condominiums in Prospect Heights, to produce an environment that is very uncomfortable for me as an owner and resident of River Trials. I have lived at River Trails in peace and harmony since 1991. Now, fairly recently, a new board of directors was voted in. The environment at River Trails has changed. About a month ago, I called 606 Realty about some routine questions about a form. A month later, two men are banging very loudly on two doors of my condominium while flashing a white light into the condo. I called 911. The 911 dispatcher could hear the banging over the phone. It ended up being over-aggressive process servers for a dispute over $250.00 (All the board of directors had to do was call me to the meeting, and I would attend voluntarily.). Anyways, I have been lied to about some stuff a bunch of times already. There is an atmosphere of hostility, stereotyped viewpoints, lack of true investigation of any facts, and aggressive money collecting maneuvers. My polite e-mails are not responded to. At the hearing with the board, I was read the wrong charge, and one board of director could not read a summons. Also, one-half hour prior to the hearing, I was sitting on a couch in the lounge while a meeting was going on between the board of directors. I was told to "leave that area". I asked two board of directors if there is any rule saying that an owner cannot relax in the lounge while a meeting is going on. The two board members refused to answer that simple question. The two board members made me feel like there was something wrong in asking that simple question. (Is this what the Jews in Nazi Germany felt like?) Don't use 606 Realty (the people are pushy, high stress, stereotyped viewpoints, no true investigation of any facts, aggressive collection practices).
