Jason has taken care of our rental property for 5+ years. During that time he has taken care of everything, including keeping it rented out with qualified renters. When we decided to sell our property, I had Jason list it. I expected the normal 8-12 weeks to sell the property. Surprising, Jason called me with-in 24 hours with an offer and buyer. Sweet! I was a tenant for little more than a year as I house shopped. I loved the house, but hate the spectrum group. From day one they were hard to deal with and just fed us corporate lines. I was lucky to have my own (and very good) realtor deal with them. In the end they basically took my security deposit. What did I do? Spent $2000 on landscaping(with permission), installed bathroom fixtures(there were none), etc. and generally improved the house. I never asked for payment for these things but just made it nicer for the next person. Yet I lost my security deposit due to pre-existing(and provable) things or just made up BS. I'm wondering if it's worth a lawsuit. Do not rent or use in any way. Really. Update: I own my own successful company and I deal with contracts regularly for my own clients. I also don't leave negative review, like ever. I'm very forgiving. But, at least in my case it is not because of a lack of understanding of the lease. It's bad management by Jason and Sprecturm group. They still own me the security deposit as far as I'm concerned because they worked it to their advantage and didn't care about a leaving client. You have many options in Renting. Really, don't use them. read more

West USA Realty Revelation - The Spectrum Group was hired by West USA Realty Revelation - Property Management to conduct the final walk through on a rental home. The property management said that they hired a third party to conduct a move in walk through and a move out walk through. Jason G., the "Property Management Team Lead", was in fact the one that conducted the final walk through. During the original walk through, the "third party" conducted a mediocre job and didn't notate the items of concern in the report that needed to be addressed. The house was not professionally cleaned, spider webs adorned the windows, the weed infested yard was not kept with massive amounts of bird droppings greeting us on the sidewalk as we first walked in, mold on the bathroom walls, carpets had urine stains and the scent of urine throughout...really too much to list. The standards in inspections changed during my tenancy. When I asked Jason G. about items of concern during the final walk through process, he shared minimal information and pointed out items that were already preexisting and normal wear and tear. I took photos of the items in addition to the photos that I already took to compare to the video taken at move in and handed over keys. Needless to say, I did not return the home in the same condition as I received it. Several days later a report was provided with much more detailed information than the information Jason provided at the time of the final walk through. According to Renee L. via email, Jason G. is discouraged to discuss any items of concern at the final walk through. I had 11 hours left in my lease to remedy anything of concern, but surrendered the premise because the items that Jason pointed out were preexisting and or normal wear and tear. There are several issues of concern: 1) The move in inspection standards were very different than the move out inspection standards (not Jason's fault) 2) My issue with Jason is that I was informed that he was discouraged from sharing information at the time of the final walk through. There was an allotted time frame to remedy the premise before surrendering keys, but I was not aware of anything that needed to be remedied. read more

Really wish I could leave no stars. To start Jason is a very condescending person who has no care at all for tenants. He made our stay (2+ years) very miserable. He forced us out of the rental and gave us two months to pack a house up and find a new one. When we asked for 10 extra days he told us no. We payed our rent on time and didn't make any trouble so I guess we were kicked out so he could raise the rent $100. When we moved out we used the cleaning company they recommended (the company he owns) and they broke blinds which we were charged for. The entire stay also he would only make contact with my wife even after repeatedly asking him to contact me. On the bright side I never have to deal with him again. Stay away if at all possible. read more

My wife and I were a tenant for 3 years in a property managed by the Spectrum Group. The property we were leasing had various maintenance issues (AC, heating, plumbing) and all were handled quickly. After submitting a request, a contractor was usually assigned in under 1 business day. Some of the major issues took up to a week to fix, but that was more dependent on the contractor. We moved out over a month before our lease was up, and Jason worked with us to get the move-out inspections done early, and get the property re-rented almost immediately. This ended up saving us almost 1 month of rent, which was a nice surprise for us! Overall as a tenant I felt that they treated us with respect, and honored the contract (the lease). If you just read the lease, everything is spelled out very clearly. The only negative thing we encountered was the liability insurance that is required on all their properties...we could not use our renter's insurance to satisfy this requirement (State Farm said they could not honor the required language). I spent a few days going back and forth with the insurance company, but eventually just gave up. We ended up just paying the $10 extra per month. read more

As a tenant, they are frustrating and difficult to work with. I do not think they respect tenants and seem to be motivated to get as much money out of tenants as possible. We took excellent care of the property we rented and still somehow ended up owing them $400. If you have a choice, avoid them. read more

In addition to helping us find a home, they went to bat for us to help us get into the house when we needed to. They were prompt in their replies to questions and flexible in their time with us. I was hired to do some maintenance and painting. The property manager was shopping for a better priced vendor for their clients. They were very concerned that things would be finished in a timely manner as not to interfere with the tenants set move in date. They were on top of all the repairs. You can tell that their customers and tenants are extremely important. They have great integrity! read more

My post is similar to other tenants who have posted on here. Simply put, my wife and I felt taken advantage of during the move out process. I understand that The Spectrum Group's clients are the owners of the property, not the tenants. However, my wife and I left the condo that we lived in much better than we found the property but were left with a hefty fine taken off of our deposit. For this reason, I am very happy to own my own place now. If I were to rent again or advising someone who is looking to rent, I would look into the property management service the landlord uses and would look elsewhere if it were The Spectrum Group. read more

I rented a house in Tempe during college and while it was a great house the management was awful. Was a constant struggle to get them to fix anything. Pretended the only cleaning service that he recommended on move out was a different business than his own and then when confronted about it being him emailing me from both businesses, admitted to it. Jason and the Spectrum Group were extremely helpful when we purchased our home almost 2 years ago. They were always available to answer questions along the way and provided good, solid advise regarding the various homes we looked at before deciding on our purchase. We were in a rare situation- combining two households into one and needing to find a home that could fit our family of four and my in-laws. Even when Jason had to go out of town briefly, he had someone else from his office ready and available in the event that we needed anything. Fast forward to the present, we still continue to use several of the companies that Jason has recommended to us for various services including cleaning and yard maintenance and have always been happy. They are fair in price and the quality of their work is excellent. I appreciate that even after the purchase of our home, the professional relationship continues and they make themselves available if/ when needed. I rented a condo in Gilbert, AZ; Jason Geroux was the property manager. I found Jason to be very professional and conscientious in all his dealings with me. When I submitted maintenance requests, he always followed up to make sure things were taken care of within a day or two. I only had one emergency request, and he had someone there within two hours of the email I sent at 6 am! I ended up moving because the owners decided to sell the condo - Jason was very helpful as a go-between with the owners. He helped me get a couple extra weeks on my lease and negotiated other details to make things easier for me. He then expedited the move out process which enabled me to get my security and cleaning deposits returned to me sooner than I expected. I really appreciated working with him, and hopefully can find another property to rent that he is managing. read more

Where to begin? Jason G is a joke. He will try and find any way out of having to do repairs. He will try and force them upon you some sort or way. Which is very strange as to they're required to set aside 25% of rent for R&M my guess is he gets some sort of kickback for forcing the renters to do the repairs. Still currently in my home, I can't wait until I can find something else. Avoid them like the plague. If industry standard is 7%-10% he's worth about 0.0000000000000001. He thinks he knows everything then when you correct him he quickly changes the subject. He was probably picked on as a kid and now he feels like a true champ with his title. And he sure can talk a good game sitting behind a keyboard. The worse company ever. And I can't believe with the reviews he has that he's still there, speaks volumes about them as a whole. Anyone else find it odd that for each horrible review he gets there's one all the sudden saying something amazing. Really? You're only getting 1 star because I had to give something. read more
