I would NOT recommend 3Kings Cleaning based on my experience with the owner, Terry. He has expanded his business to exterior painting. I had multiple conversations with Terry and made every effort to ensure there was zero confusion about the scope of my project or the price. I met with Terry twice at my home to go over the entire job. He knew exactly what I expected. He even came to my home the morning the job was supposed to begin to finalize the paint colors. We also spoke several times by phone the night before to finalize the contract. The written estimate was very clear. It listed the work to be completed and showed a $1,458 subtotal, a $291.60 military discount, and a final price of $1,166.40. The estimate specifically included the deck, wood rails, stairs, shutters, garage doors, front door, and preparation work. Then the crew arrived. That's when everything changed. The employees apparently had been given a different understanding of the job than what Terry and I had discussed. Instead of Terry taking responsibility for the communication problem, I witnessed an attempt to low-ball his own employees on the amount they were expected to be paid while simultaneously trying to increase the price of my job. That is completely unacceptable. You cannot meet with a customer multiple times, personally inspect the property, finalize the colors, discuss the project repeatedly by phone, provide a written scope and price, and then change the deal when your crew shows up because you failed to properly communicate the job to your own employees. If Terry underbid the job or failed to communicate the scope to his crew, that is a problem between the owner and his employees--not something that should suddenly become the customer's financial responsibility. What makes this even more frustrating is that I did everything I could to avoid exactly this situation. I communicated directly with the owner, met with him twice, spoke with him multiple times by phone, and had him at my home that morning to finalize the colors. I even accepted the contract. The issue wasn't a lack of communication from me. The issue was the owner's failure to properly manage his own business and communicate the agreed-upon scope to his employees. I have no problem paying a fair price for quality work. What I have a problem with is agreeing on a price and scope, only to have the terms challenged when the crew arrives. Terry (Owner) had already personally inspected the property, discussed the complete scope with me on multiple occasions, and came back to finalize the colors. This wasn't a situation where he was seeing the property for the first time. My advice to anyone considering 3Kings: BE CAREFUL. Make sure you have everything in writing, make sure the owner and crew have the exact same understanding of the scope, and do not assume that the price you agree upon with the owner will necessarily be the price they try to charge you when the crew arrives. This wasn't just a disagreement over a few dollars. It was a serious issue of professionalism, communication, and trust. Unfortunately, after my experience with Terry and 3Kings Cleaning, I would not trust them with my home or recommend them to other homeowners. read more

We definitely use them again and they were a great value. They clean my gutters, soft Wash my home and washed the windows for very reasonable Price. Will definitely use them in the future. read more

3 Kings did a good job at my home. They are very polite and hard working and I am satisfied with work done on my move out cleaning.

I used this service in the past and was happy with the work at that time. Unfortunately, that woman no longer works for this outfit and these guys don't know how to clean a house. To start they forgot the appointment, rescheduled when I called the night before then arrived late (owner and one employee). I guess they took an Uber to my neighborhood...the owner called me from his cell phone as he and his employee walked around my neighborhood aimlessly with cleaning equipment. I told them not to worry about cleaning office, closets or laundry room. Two of my bedrooms were empty. Before I go into detail about their work, I want to point out something I thought was very unprofessional. I had to leave for a doctor's appointment about 90 minutes after they arrived. I told the owner I left a check on the counter for a higher amount ($30 more than I was quoted) that I would swap out for the actual amount once I returned. When I returned and asked for the check the owner said that he found some dog hair, but my check should cover it. I explained that I've never had to pay extra for dog hair before and that $30 seems a little high. He responded "The dog hair was $20 extra and I appreciate the tip, thank you". I told him I normally like to tip voluntarily, but he ignored me. Later, during an important business call, Terre began yelling to his employee from across the hall. This was very embarrassing. Hallway Bathroom: Shower not "cleaned" until I mentioned it. Lots of hair above eye level...it actually looked worse after they "cleaned" it. Tile grout and had mildew, drain wasn't clean and had grime...I was able to clean both after they left using only my finger, a few squirts of 409 and a rag. Calk seal had some mildew stains, but I was able to clean that easily once I added a little bleach. Master bath: Shower and windows weren't cleaned...not even touched until I mentioned it Windows still not touched (layers of dust and cob webs on sill and panes) Bed rooms: Windows and sills weren't cleaned even though I reminded them repeatedly Guest Bathroom: Toilet bowl not cleaned Back of door not cleaned Living room: A/C return not cleaned...thick layer of dust They never finished cleaning and I finally had to send them home since nothing was getting done. I paid almost $200 to clean my 4/3 and I still had to do it over. This is coming from a single bachelor with empty bedrooms and very little furniture...I can only imagine what a woman with a typical setup would have thought. Never again. read more

Highly recommend AGAINST contracting this company. I requested a move-out cleaning of home that included carpet cleaning and it was almost a total failure. Very disappointed. While the req'd cleaning list was lengthy, and even after I asked if their quote would cover everything, I was told by Owner Terrance that 3kings would indeed provide services for agreed upon quote and that cleaning would be completed in one day. Ultimately all cleaning was performed by Terrance alone which was far more work for a single person and the work went into day two and was NEVER completed. In fact, after Terrance sent messages to me during the first day that he was almost complete he called 10-hours later saying he was locked out of our home and offered to return the following day to finish. Becoming suspicious we went to the home that evening and discovered the front door unlocked and accessible and a rear window half open! The following day he promised to complete the work in an unrealistic time frame and I stopped by a couple of times to monitor progress and things just weren't getting done. Upon my last arrival he was packing up, had his motor running, and had done very little cleaning minus the carpet and was obviously very motivated to leave an unfinished job. I spent the next day cleaning what he agreed to clean and was extremely disappointed in the deceit and willingness to leave me hanging. Again, buyer beware with this one-man organization and never believe websites where 98% of the reviews are five-star! read more
