Meeting neighbors from all sorts of places and backgrounds is a plus, when I moved in it was almost too quiet but now things are buzzing. Still plenty of room in the gym and amenity areas in my experience (especially the second floor courtyard which feels almost hidden!). I'm car-free and the current bus and ferry options to Mainland SF are doable today, and will get better in the future. If you do bring a car expect to pay for parking, which is available in the building. Street parking in newly developed areas will have meters installed soon, helping fund more transit service and making sure visitors have a place to park and enjoy the island. You can also bike to the East Bay via the Bay Bridge Path. Isle House has a pretty good bike storage room, it's a bit narrow but has lots of bike slots and some outlets for ebike charging. Now that there are enough people to use it it would be great to see a carshare option, which the building doesn't have (yet). Utility bills have been quite reasonable (amazing what modern building codes and efficient appliances can do). Easy to get packages too, as you might imagine islanders seem to order a lot of stuff but the package room is big and organized enough to keep up, with a fridge for cold deliveries. Local businesses on TI are also absolutely worth exploring: there are a couple of restaurants, a bar, Island Cove Market which has a pretty good selection for a small grocery store, a coffee roaster (HelioRoast, which will deliver to the building!), and more. Looking forward to sticking around a while longer and watching the island continue to grow.

We didn't have a scheduled appointment at first, but the staff told us they could see us at 4:00 PM, which was fine since we arrived around 3:15 PM. What made the experience so uncomfortable was how we were treated while waiting. The woman at the front desk said we couldn't stay in the lobby because there was a "30-minute waiting limit." That already sounded strange -- but what made it worse was that there were other people just sitting around the lobby area with no problem. It felt personal, like she simply didn't want us waiting there. She was also extremely rude about it, with an attitude that made us feel like we didn't belong. We had just come to see the property and were respectful the entire time, but the way we were spoken to was uncalled for. The apartments might look nice from the outside, but if this is how they treat potential tenants before even showing them the units, I can only imagine what the management is like once you move in. The customer service was terrible, and the whole experience left me feeling unwelcome and disappointed.

My girlfriend and I just moved into The Bond at 311 2nd Street in Oakland and I have to say it is…read moreone of the most luxurious and well-thought-out developments you will find anywhere. It is truly an ideal combination of luxury amenities, first-class customer service, and great location. For me to be saying this is pretty hard, as I am a very picky and uptight tenant but I feel confident in saying that this building has blown away any expectation that I had of luxury living. I'll share a few of the most important factors in why we personally chose the Bond: Amenities: In-Unit: Each unit has central air, granite countertops, 10' ceilings, stainless steel appliances, marble floors in the bathrooms, hardwood kitchen floors, and beautiful views from the massive windows. Also: the windows are sound-proofed! I am a very light sleeper and our unit sits directly against the Amtrack rail and I haven't heard one train at night. I am truly amazed because I most recently lived a few blocks away and the train woke me every single night! Lobby: The lobby is appointed with beautiful furnishings and art pieces as well as the residence services desk that is manned by passionate and courteous staff that has gone above-and-beyond to help us feel at home. Another amazing benefit of The Bond is the secure ATM in the lobby. That's right, no more ordering food and having to run to the bank because you're out of cash! Which also plays a key part in enjoying the neighborhood since The Bond is only one block from the Jack London Square Farmer's Market and Heinhold's bar (both of which are cash-only establishments). Gym: The gym is fully equipped with technogym cardio/weightraining equipment. The machines have cable TV and I-pod docks. Roof-deck: The Gym opens onto the 3rd floor roofdeck which has a grill, beautiful landscapes and an outdoor training surface for Yoga, weight-training, etc. Although these amenities are all great, the most amazing asset of The Bond is far-and-away the dog park that is connected directly to the building! This is such a great benefit because my only issue with living in Jack London Square has been it's lack of a leash-free dog park. Besides all of these great innovations, The Bond has some very subtle nuances that we love: Separate trash and recycling chutes are on each floor so no more hauling bottles to the garage; Garage access is triggered by parking sticker so no keys are needed; refreshments in the lobby; direct elevator entrance from the garage; convenient access to the 880 freeway; only 10 minutes from San Francisco; etc. Needless to say, we are extremely happy with our choice to live in The Bond and would suggest it to anyone looking for luxury housing anywhere in the Bay Area.

I was an owner at Uptown Place for a few years. I don't see any recent reviews, so here are my…read morehonest thoughts of the building/location: Pros - - Great location. Centrally located in Downtown Oakland, the building is a quarter-mile walk to BART, half-a-mile to Lake Merritt, and a mile to Jack London Square. A few blocks away from the Fox and Paramount. There is also a bus stop right in front of the building that can take you to SF. - Really nice, spacious floor plans with amazing views. The building is 8-floors and has clear views of the entire Oakland city scape. - Overall the building is well-kept and clean. The cleaning crew does the great job. It is also a pretty quiet and mellow building with many young families and working professionals. Cons - - It's downtown Oakland, so be vigilant. Don't leave your car parked on the street in front of the building overnight, as car break-ins in the area are very almost a daily occurrence. There is also a lack of security, so the homeless and thieves often sneak into the garage and mail room over and over again. The HOA has always leaned against hiring security due to expenses, so it's on you to project yourself and your stuff. - As with any condo building, the HOA fees are high. In 3-years my monthly rate increased almost 33%. There are also minimal amenities, other than a small "gym". - There are move-in and move-out fees ($250) and also potential fees for large deliveries. If you don't pay, they will look you up on camera and fine you. Don't take the risk. The HOA is very involved (and a little strict), which can be a good and bad thing. Follow the rules and they won't bother you. Otherwise you will be ratted out on the building's FB group. - No guest parking.

The units get decently big, and with that amount of money, you will get parking. What distinguishes this property from other residential high rises in SF is the amount of service and the fantastically well thought out amenities. - The club lounge is open access and very nice, with complimentary teas/coffee and some snacks - The gym is huge and modern. - There is a large outdoor deck. - Wine tasting room - Dining room - Theater - Kids playroom - Magnificent pool and architectural skylight overhead - Private dining room serviced by RN74 - Wine storage locker (12 bottle locker for each unit) - Massage rooms - Regular events hosted by the HOA The standard finishes in the units are modern and relatively high end, but not too over the top. The tower is relatively narrow and tall, which I believe contributes to one of the major drawbacks of the individual units ... large structural girders blocking your ability to walk up to windows to get a full view. Instead, in front of many windows there is what amounts to a large and permanent countertop sitting in front of the view. I believe the building design also contributes to the rather strange and seemingly tiny layouts of some of the rooms. I believe most or all of the units have additional storage lockers outside of the unit. But the flip side to this is that many of the units don't seem to have enough closet space. The parking is mostly valet here. I don't like valet parking because I think the reality usually doesn't match the expectation. You end up having to wait a lot, and you can't go get stuff out of your car easily. But OK, some people like it and it can be useful for visiting guests. At the very top end, you have dedicated spots that you can self park in. Most people that have parking will just have regular valet service. The vast majority of people will not have parking at all, because they just didn't build enough of it. My understanding is that spots in the tower rent for 700/month, and a garage across the street will rent you a spot for 400/month. Welcome to SF! The views are rather blocked in until you get above a certain floor. I want to say floor 30 or so. Of course, if you get high enough, you can see the bridge and some pretty spectacular views. The tower is around 60 floors high, which makes it one of the tallest buildings in the city. Keep in mind the Salesforce Tower is going up next door, which will kill the view for some units. The location is excellent. It's literally a short one block walk to the Embarcadero BART/MUNI stop. In fact, there's a good chance that, if you work downtown, you might be able to just walk to work. Of course, the Ferry Building, Westfield Mall, and Union Square are right next door as well. The one thing I'm not too sure about is how the traffic is trying to get out of the Millennium and over to the highway. I suspect those few extra blocks compared to the Infinity will add up during peak traffic times. In short, this place only really conforms to the normal definition of livability at around 2MM and up. Below that, it only rates five stars if you absolutely don't want a car, and you value the admittedly great amenities over the weird unit layouts and the high prices you will pay here.

Pro (not plural): 1/ CLOSENESS to Bart. And the mall, I…read moreguess (not for me, but if you like shopping at Nordstroms I'll admit it's convenient for that). Cons (so, so many): 1/ ABSOLUTELY NO AMENITIES, you're not getting anything you'd expect from current complexes: - no gym/workout amenities - no social amenities (lounges, etc) - no amenities for children (no play areas) - no amenities for pets (no pet park, no bathing area... hope your dog likes doing their business on busy Tenderloin streets) 2/ LOUD, CONSTANT NOISE: - drummers & skateboarders are always right outside window - you do NOT get used to it, and it wears on you - Bart plays loud music from speakers starting at 5am 3/ NO FRONT DESK OR ANY ON-SITE STAFF: - packages WILL get stolen, regularly: delivery folks will leave your package on the lobby floor, and given no front desk anyone can wander in and take it - food pick up sucks: no place to drop off stuff, and given the busy street you have to perfectly time the pickup yourself (good luck!) 4/ GROSSLY HOT units: - almost all units face the hot, southern sun, and those big windows allow in lots of heat while only opening a few inches and letting in NO breeze - no private balcony/patios available for most units. the only shared patio on 7th floor is small, dirty, and perpetually shaded, so you won't want to spend any time here - no ceiling fans/any heat mitigation 5/ ELEVATORS BREAK ALL THE TIME: - only two elevators for ALL residents & freight, w/regular bottlenecks as one elevator is taken out of service for moving, maintenance, etc - both elevators have broken down multiple times recently, very often only one will be working at a given time (hopefully no one is moving!) 6/ EXPENSIVE ENERGY & UTILITIES: - Setup here means higher fixed costs (which management WILL pass on to you). You will probably save over $100 on just utilities in a different location. - high ceilings will 2x your energy/electric costs, so factor that into your rent cost. 7/ DYSTOPIAN, UGLY AREA (esp nowadays): - the ONLY entrance is on Cyril Magnin St (NOT Powell)-- and it's a busy, dirty side street/alley - garbage, vomit, other disgusting stuff is strewn outside the front door ALL THE TIME - since covid all the nice "local" restaurants & places have closed down, leaving only a smattering of big, boring retail-- and given wfh increase there's no longer any value in this location noawadys 8/ DELIVERY SUCKS HERE: - there's no accommodation for delivery drivers like modern complexes - the (remaining) business (AT&T, Burger King) put their trash outside daily (so you'll wake up & come back home to your entire street littered with burger wrappers & AT&T shit) - the hotels on the block (Parc 55 & Axiom) will take up any remaining space for "valet" parking (so also enjoy dodging a bunch of confused tourists to get to your front door). - no on-site parking, garage, or any good parking options within blocks. God help you if you have a car (thankfully I don't anymore) 9/ CONSTANT CONSTRUCTION (that doesn't benefit you): - the latest building managers hoped to convert the apartments to condos (but failed because this area sucks for a buyer)-- so you'll have to deal with constant construction/busy elevators/lots of banging, since they're not finished with the full plans 10/ EXPENSIVE, UNJUSTIFIED RENT: - you will pay more for a comparable unit here than anywhere else. The current "studio lofts" are priced the same or more expensive than 1-bedrooms elsewhere-- Don't fall for the "loft" language! 11/ POOR PROPERTY MANAGEMENT: - this got worse here with each new owner, and the current management (Woodmont Real Estate) is the worst by FAR, providing no amenities for residents, and having a glib stick up their asses when it comes to resident concerns & satisfaction. Despite this imbalance of pros v cons, current management believes they are entitled to the max rent increases they can legally get... But as I've outlined there's no justification for these rents with so many comparable complexes with far better amenities & services at better prices (and even if it's more expensive you'll could still end up saving money just from not having your packages stolen every week). Do the research, stop by and see how dirty and uncared for are the building & outside area. The older, positive reviews here are valid-- I've been here for 10 years and this used to be a nice, convenient & respectable place to call home. But things have dramatically changed for the worse in the past years, and current management does NOT respect their residents here. I absolutely CAN NOT RECOMMEND the Lofts for anyone, any more-- and lol, if you're thinking about purchasing one of these "condos", run away as fast as you can. There will be no returns here for the next 20+ years at least.
