Paid over $200 for the application fees and pet service fees. They requested proof for my boyfriend's employment due to recently starting a new, better paying job because it "qualified us over the income requirement" no problem, it was quickly emailed to Mike, who we were working with. Went a week without any communication, we contacted Isra, who contacted us back decently quick and informed us that Mike had "misplaced" what we emailed him and she needed it sent to her. It was sent over the same day. Waited another week without any communication, called the office, was told we would be called back because it was "now being decided by the owners" 4 days later we received a phone call from Mike stating that the owners had chosen the other applicants because they submitted the deposit with their application, "which gave them a better chance" We were NEVER informed that we needed the deposit submitted with the application, on top of the over $200 in application and pet service fees. I don't recommend this company to anyone looking to rent.

The rest go to a dead unreviewed voicemail. Zero accountability. There is no one in charge of the office, and they will change the "property manager" at will so there is even more confusion. Think, "a moving target is harder to hit" philosophy. Additionally, they will attempt to have you perform the functions of office staff (without compensation of course). for example, a new computerized application process went online and we were unfortunate to be the first to use it. There were so many problems with it, likely because no one had tested it before making it active, that they asked us to make a list of problems with it so they could work on it. we politely declined and had to use a paper application. Also, they will attempt to have you be their maintenance tracking coordinator by downloading apps or interacting with websites to enter work order tracking information for them (also uncompensated office staff work). We had a house fire and were forced to rent while our home was repaired. After having to deal with this property mangement company, we gained some empathy for people who are not in any other financial position other than having to rent and are forced to deal with these types of awful companys. If you have to rent, try to use another company.

My wife and I purchased a home in November 2023, with the understanding ,which was agreed to and signed on the contract that an electrical issue with the house we were buying was to be fixed by a licensed electrician. A month after closing when I had a contractor in to remodel, we came to find out the problem was not fixed just hidden and actually deemed more unsafe then was before. Also, come to find out that the so called electrician he uses is a "handyman" that is not licensed or insured. Live wires were left dangling hidden under drop ceiling where my three small children sleep. I then reached out to this so called real estate agent and of course he states its our problem now nothing more he can do and I'm left with a massive invoice for an electrician to make my house safe for my three small children. I would be very cautious when buying or renting houses with this companies name attached to it. They perform work on their properties that is not up to standard codes or even done by licensed professionals, just to be able to make a sale or rent the property. Take my advice, if your looking at a property they have think twice, I would hate to see this happen to anyone else.

After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. I would not recommend DeSantis Property Management based on my experience…read more After my tenants moved out on October 31, I expected my property to be prepared quickly for a new tenant. Instead, I experienced months of poor communication, delays, broken commitments, and questionable billing practices. Although work orders for cleaning and winterization were created in early November, the carpets were still not cleaned months later despite multiple invoices, repeated follow-up emails, and promises that the work would be completed. I personally visited the property on multiple occasions and found a strong animal odor, large carpet stains, tires and junk left in the garage, and maintenance items that had not been addressed. Communication was consistently reactive rather than proactive. I repeatedly had to ask for updates, and many emails went unanswered. I was promised improved communication, complimentary carpet cleaning, and removal of the remaining debris, yet these commitments were either significantly delayed or never fulfilled. I also discovered a water shutoff notice on the property because the utility bill had not been addressed. I had to pay more than $400 immediately to prevent the water from being shut off. Later, I found duplicate management fees, additional cleaning charges for work that was never completed, charges for services after I had already informed the company I was terminating my management agreement, and billing discrepancies related to the water account. Perhaps the most frustrating part was that I was repeatedly asked to lower the rent because the property was not leasing, while basic maintenance and cleaning needed to attract a tenant had still not been completed. After months of frustration, I decided to sell the property instead. Throughout the process I spent an enormous amount of time following up, documenting issues, and correcting problems that should have been handled by the property management company. Every property management company will encounter challenges, but what matters is communication, accountability, and follow-through. Unfortunately, those qualities were consistently lacking throughout my experience. Based on the delays, lack of responsiveness, unfulfilled promises, and inaccurate billing, I cannot recommend DeSantis Property Management.
