Paid over $200 for the application fees and pet service fees. They requested proof for my boyfriend's employment due to recently starting a new, better paying job because it "qualified us over the income requirement" no problem, it was quickly emailed to Mike, who we were working with. Went a week without any communication, we contacted Isra, who contacted us back decently quick and informed us that Mike had "misplaced" what we emailed him and she needed it sent to her. It was sent over the same day. Waited another week without any communication, called the office, was told we would be called back because it was "now being decided by the owners" 4 days later we received a phone call from Mike stating that the owners had chosen the other applicants because they submitted the deposit with their application, "which gave them a better chance" We were NEVER informed that we needed the deposit submitted with the application, on top of the over $200 in application and pet service fees. I don't recommend this company to anyone looking to rent.

They rented my family a house that should have been condemned before we moved into it. All of the…read moreplumbing was not hooked up correctly in the basement and flooded every time we bathed. The sewer drains were not sealed and made the basement smell like a sewer. The basement stairs collapsed while I was going down them so I called code enforcement. Multiple phone calls and repair requests to Beaver Valley Realty went ignored so calling code enforcement was a step taken in desperation. They sent an inspector the next day who wrote a letter to get things fixed by a certain timeframe. That letter went ignored. When the back porch fell apart, I called them again and got no answer. I called code enforcement who promptly condemned the house. The house was unlivable. When Beaver Valley Realty found out, they sent my wife a few rather nasty text messages claiming that WE had condemned the house. I assured them that I did not have the power to condemn any structure and that the borough of Monaca does. Their response was "we try to return security deposits in a timely manner to our renters. In your case we will be taking our time." We have yet to see any of the money we gave them in security deposits back. I am probably going to have to file before the magistrate to get my money back. Also....I cleaned the house after we moved out even though there were condemned signs on both doors. A month later....the house sits untouched and condemned. The yard is overgrown and no repairs have been made to begin bringing it back into code. Edit and update: The property management company sent me a text message saying they have sent my deposit to the homeowner so that he can release it to me. This after telling me that they would release it to me in the 30 days that the law requires them to release it in. The homeowner has not received the deposit as of yet.

Aaron Smay and Riva Ridge Reality left me in an unheated house all winter and told me per the lease no space heaters. They knew from the day I moved in there was water damage and staining showing this yet after multiple complaints did nothing. The entire place had moisture readings of 99% moisture in my walls. I got sick and ended up in the ER from mold exposure and they have done nothing to fix the situation or help me. I chose to leave the apartment before the lease because of all these issues alongside with many other maintenance issues including not having a secure entry in the house. I lost all my things to the mold. Still dealing with sickness. Having to move and start all over when I didn't even get a year there. Terrible company and the worst apartment rental experience I have ever ever encountered.
