The building construction has major flaws that allows rain water into my apartment during heavy rainfall . Prior to me moving into my apartment Bozzuto management and the on site management office was fully aware of this issue. In May 2025 there was a heavy rainfall and my den completely flooded , at the time i was building a game room and had thousands of dollars of electronics and shoes. That flood caused about 5k in damages to my property and home . Maintenance promised to fix the issue . sending contractors to work in my apartment and promising the issue was fixed . fast forward to the heavy rainfall we had last month in October 2025 . The same problem in the same area of my apartment flooded AGAIN this time wetting the more of my clothing. I reported the issue again to management . management offered me a different apartment , I absolutely accepted the apartment but they were unwilling to help me relocate. it's the end of the month rent is due and now i have to pack up all of my furniture , clothing and all my pets and move all of my stuff to a different apartment . i did the calculations $2000 moving cost for mover , $300 for tv removal and remounting, $600 wallpaper and kitchen island finishing and wallpapering and these are the lowest possible fees. So $2900 + 2700 for regular rent $5600 dollars on the fly is INSANE. I'd asked management for assistance . Rent reduction or moving assistance to help me with the transition and they declined. So here we are . I'm currently stuck in this apartment , unable to use a portion of my apartment for fear of flooding damages. No assistance from management or Bozzuto. The only option I have now is to put my rent into escrow and let the court decide. It's so disheartening to have to experience this so close to the holidays . No help . No empathy . It's literally just a money grab with this company. My advice DO NOT MOVE INTO THIS PROPERTY. Find else where . I wouldn't want anyone to go through the things that ive gone through . While I…read moreenjoyed living at the complex during 2023, I insist on posting such a low review primarily due to the concerning attitudes, poor communication, and severe mismanagement exhibited by the property managers. This review is a warning to potential tenants about the negatives of this complex, with some positives to balance it out. While the apartment itself was satisfactory at best, the overall experience was marred by an unresponsive and uncooperative management team. Let's start with the perks. The garage is nice, location is great, and I loved the fireplace in the winter. However, more negative aspects of this complex are overshadowing of the positive ones. Attempting to contact management proved to be a difficult task on its own from the beginning. I recall that our scheduled tour in December 2022 was delayed, which should have been a sign that management was not Avalon's strongest domain and one that begs for improvement. During my lease term, I found communication with management was practically non-existent. The only way to truly get in touch with anyone is to stop by the office, which isn't always convenient if you work full-time like me. Repair requests regularly went unanswered (some for weeks or months), or would be closed without having actually done any repairs. At one point, I just gave up. The best example I can share is upon moving in, where I was delighted to have a brand-new sleek refrigerator. I noticed immediately after installation that the ice-maker didn't make ice (it really had one job). I figured maybe they forgot to attach the water line? I'm still not sure. Despite multiple attempts at getting it fixed with maintenance requests, it never worked. I sadly I never got to enjoy the luxury of ice on demand, but as is life at the Courts of Avalon. The most recent and frustrating issue occurred only after I had left the apartment and concerns the withholding of my security deposit. Per the lease agreement, the management is obligated to provide a written list of damages claimed and the associated costs within forty-five (45) days after the termination of the lease. As tomorrow (01/23/2024) marks the 45th day since my lease termination, I have not received any such notice, despite numerous emails requesting more information. A family member of mine (who co-signed the lease) inquired about the status of the $500 security deposit earlier today, and was met with an unsatisfactory response. The property manager insists that the 45-day period following my tenancy excludes weekends. To my severe distress, I cannot seem to find the clause or subsection where this is stated, after hours of carefully re-reading our binding document. Regardless, the lease agreement states that I was required to submit my intent to renew my contract within the 60-days prior to the termination of the least agreement. To my confusion, however, the renewal offer letter was dated 10/16/23, 54 days before my move-out date. The lease stipulates that I would be given notice of rent increases or lease changes at least 5 days before this 60-day mark! Now, I do take responsibility for not responding on exactly 60-days, but I provided my response the following day from receiving the letter with the new offer (on 10/17/23). How would I have been able to even determine if I could renew my lease if I didn't have the new rate? And if we aren't counting weekends regarding the 45-day period after I move out, I'm sure we can do the same thing with the 60-days before, right? Also, the best part of the renewal letter is that I would've had to contact the office 6 days before the letter is even dated to take advantage of the new rates (oof, now that's a little embarrassing). Lastly, the mismanagement extended to the move-out process. Despite my multiple attempts to schedule a move-out inspection, I received no concrete response from The Courts of Avalon. On my official move-out date (12/9/23), I expected a thorough inspection with a member of Avalon management as per the lease agreement in several paragraphs. When our loosely agreed upon time had come (11am sharp), I waited in the office for about an hour. Due to the property manager being unavailable, I was eventually asked to film the apartment myself on my phone and send it over email. Now, this is clearly a deviation from the agreed-upon and legally-binding process, which also states that a "failure to comply with the security deposit law may result in us (Courts of Avalon) being liable to you (me) for a penalty of up to three (3) times the security deposit withheld, plus reasonable attorney's fees." She completely went above and beyond for me when i needed an apartment super last minute in Baltimore! she met me early in the morning and gave my dad and I a tour, she is so responsive and immediately answers all my texts and questions no matter the time of the day! she even went so far to help refer me to other tenants for furniture as my stay in Baltimore was so short term so did not make sense to buy all new furniture!! She is literally the best! The apartment itself is VERY VERY NICE! super clean and well maintained. They always are super on top of answering all my questions are the front desk as well! and its nice how secure the apartment is! the garage is also very secure which was very important to me as I am paranoid about my safety! i would highly recommend living here. It is a 1 minute walk to the beautiful harbor! such a great walk and convenient location NOW that it is warm outside, they have a VERY beautiful patio and pool and grilling area! i am obsessed!!! :) it is so well maintained and the pool is salt water and heated- fancy!!

Now management is forcing a new parking system on the residents that requires giving a lot of personal information to an external system, including a picture of your drivers license (this can be used to create new accounts in your name in the wrong hands). If you don't comply, your car will be towed by pollard's, which circles the place like a vulture. The garage isn't even safe anymore (having an enclosed garage was a huge reason that I moved here) since the door was damaged months ago and still hasn't been replaced. Southerly road is always filled with cars that are double parked since the apartment across the street doesn't have a dedicated driveway or move-in area. The leasing office is run by an immature group who is very good at making promises about fixing problems but not following through.

I was crying when a young boy, maybe 11 or 12 years old, asked if he could help me. That simple gesture made me cry even more. He offered to carry things or even walk my dog to my apartment. I told him how much I appreciated him, but that I would get it done. He still walked up to the the elevator just to make sure I got in okay and so he could push the button for me. Whoever his parents are--what fantastic people you must be! Moments like that remind me how special this community truly is. So, I've…read moredecided the best way to communicate all the ways this place screwed me and other residents over is in bullet point. Brittany, Sattie - eat your heart out. - Makes the rent look cheap for the area but with the massive utility fee not worth it. Utilities are supposed to be taken as a percentage of the full bill based on square footage. Which doesn't sound bad until your gone for a summer and are still paying $250 in addition to your $1300 rent. (My apartment was 455 sqft btw) - The building smells at all hours of urine and rotting trash. So much so that flies are attracted to the lobby. This is odd considering there should be maintenance people there all day. - The building consistently has animals urinating in the elevators and the only way it is handled in by sending a less than stern email saying to not let your animals do that followed by a febreez spray to clean the elevator. - Maintenance men overshare an egregious amount about their personal lives while they are in your home. I've heard comments like "Damn, Durran (our old maintenance man) really messed this up now when I take this cap off water is going to spray everywhere." and "Sattie is a very abrasive woman." Always a good sign when the maintenance men complain to you about their boss. - My sink backed up and flooded 5 times in the YEAR AND A HALF that I was a resident. The result was black water with food particles and grease which I had to full up buckets and flush down the toilet just to keep it all at bay while maintenance showed up. Contractors showed up to tell me that I "Needed to scrub good because that was sewer water." When I mentioned this to Sattie she said he was "being dramatic". The water damage was so bad that my downstairs neighbor told me her ceiling tiles fell down and ruined her couch. When I asked Brittany how "(redacted) was doing downstairs with her ceiling?", she replied, "The flood didn't effect anyone else in the building." - Sattie is the most manipulative property manager I have ever met. She not only bullies her residents when they come to her with an issue but speaks to them in the rudest tones and never actually fixes anything. When many of my personal belongings were ruined for the second time because of the sink, I was informed that I would not be reimbursed even though the issue was not my fault. And the insurance company wouldn't reimburse me because it didn't meet my deductible. - I came down with welts on my body from using the pool when the lifeguard stopped maintaining the pool levels. He also asked me "do you mind if I smoke a blunt?" The day later I had welts on my skin and the day after the pool was closed because it had turned green. - The front door of the building was replaced in January and it is open for a hilariously long amount of time in which anyone can follow you into the building. Between January 2025- April 2025 I saw the following: a homeless man sitting in the lobby screaming to himself, multiple nonresidents come inside the building, and was also stalked to my apartment. Do I really have to explain why I don't feel safe as a young woman? - On April 27th 2025 I came home late at night and found a man suspiciously lurking in the lobby. When I went upstairs in the elevator he followed me to my floor and loitered to see which apartment I went to. He then proceeded to ring not just mine but numerous residents' doorbells between the hours of 1am-8am (and yes he came back to ring mine again at 8am). When I called the front desk, I was told he had done this to numerous residents and that Brittany had "asked him to leave" to which I said "have the police been called because I thought I was going to get murdered" to which she said "oh he left before they could get here" No email alert was sent out to the community in response- obvi because it's Brittany and Sattie... - My floor neighbor had a situation where a man followed me again into the building and pounded on my neighbors door using force and body slammed the door multiple times intermittently between the hours of 10am-3pm. I called the police because it sounded like someone was breaking in and then was later questioned by the police. **He indeed break in and the man's dog was absolutely traumatized** You may be asking yourself "why does it seem like so many things go past the front desk? Where are the full time staff" well great question because no one is ever there. And they probably aren't because it smells like piss and trash. Living here for almost 3 months I can say I'm happy with my apartment, and the service I receive here . My apartment was clean and certain aspects of it was brand new which was a nice touch upon moving in. The building has an elevator, laundry, pool, fitness center and optional pay parking which makes life easier. It's also centrally located to restaurants,Museums, downtown, the inner harbor and the monument/ park. The monument is around the corner and is a great place to sit outside or walk the dog. What I like about the building besides the amenities is that it gets involved in the community and sometimes host fun festivities in the lobby for the holidays. 611 also keeps us posted on what's going on around the neighbor which is nice. I'm forever grateful to the staff. Brittany is such a gem and was helpful through the whole process from applying for the apartment to assisting onsite with any questions or concerns since I've been here. The staff including maintenance is usually available during business hours and responds quickly to request. Everything has been easy for me here and I appreciate that being new to town and all. I also want to mention I feel safe inside and outside the building which is often quiet and peaceful at night. I would definitely recommend 611 for the good location, nice apartment with amenities and friendly staff.
