There's no A/C and no guest parking, and the laundry machines are constantly broken and will take your money with no refund. I wouldn't have written anything as I chose to live there, but the final straw came when they took all of our security deposit. We did everything they told us to do to get our deposit back and then after moving out they said the guy who did our paperwork screwed up and there's nothing we can do, just like that. As college students that's a huge blow to lose an entire security deposit. It also shows you can't take these people at their word, and that integrity means nothing to them. 10/10 recommend living anywhere else.

Most importantly, I feel safe and cared for here! Management is responsive and respectful. It's also very dog friendly - I walk the entire complex every day with my dog and always get a nice hello from neighbors. The maintenance crew is awesome. Just this morning, I was dropping off my rent check in the office and asked if someone could come over and check out the toilet, as it kept running. It was fixed in less than an hour! Tenants are quiet, it's not a party place at all, which I greatly appreciate. If you are looking for somewhere to live, give them a call!

I was forced to find a hotel initially, as my room was not ready on the move in date due to the being permeated with the smell of cat urine. I tried to be as understanding and cooperative as possible with the delays. 30 days before the end of my lease, I stopped in the office to remind them that I would be making no changes to my lease, and moving out as per the original lease, in 30 days. I was advised that because I did not give them 60 days' notice that I was NOT going to make any changes to my lease, that I would be charged an additional month rent plus a $200 fee. I tried to speak to them to ask if they could advertise the room for rent and allow me to only pay for the agreed upon 4 months if another renter responded to the advertisement, however they were unwilling to allow me to stay with the terms of my original lease because I did not give them 60 days' notice that I was NOT making ANY changes to my lease. Have you heard of the term "thievery by fine print?" Beware.

This review is about how CONAM Management Corporation only sees residents as profit. 1) Because of an ongoing house lease I was in when I applied, I was not able to move in for 2 weeks after the apt was ready so they charged me for those 2 weeks on the empty apartment. (I faced the same situation with my new apt. but they did not charge me for the two weeks the apartment was unoccupied.) 2) Paying the electricity bill for the whole building, and not just what I used, was something new to me and more expensive than I had considered. This was first, and last time I will agree to pay for a companies utilities. 3) 6 months after I moved in, the rent on my style apartment was lowered to almost $400.00 less then the lease amount I was locked into. This substantial decrease was used as an incentive for new residents to move in and fill several vacancies. When my lease was up for renewal, the price of my style apartment for new renters had gone up but was still $200 less that what I had to pay every month, and yet my renewal cost at this time went up $40.00 so I was paying $240 more than the going price. 4) When I moved out, CONAM 'got me' with an unexpected fee. As soon as I gave notice, maintenance immediately took photos of my carpet. I was later told I may have to pay for 'wear and tear' on the carpet. I reminded them that I had carpet runners over the carpet so no damage. Knowing how CONAM operates, I was sure they would go after my security deposit for something else and I was not wrong. I spent all day cleaning out the fridge, the microwave, cabinets, floors, patio etc. the day before the move. A few days later I was charged $175.00 for a 'deep clean' with photos of some 'easily wipeable surface areas' to validate their claim. I now regret the time spent cleaning as a 15 to 20 minute wipe down should not cost $175.00.

If she decides she does not like you, she will not answer or return your calls or emails. She will even avoid you on property. Writing to the management company, calling them, will get no response whatsoever. I moved out on June 8, with rent paid up until the end of June. Without any communication to me, she rented out my apartment early. The parking space, mailbox and unit I was paying for, began being used by someone else! I only learned this when I visited her in the office to return keys. She has my forwarding address but here we are at the end of July without my substantial deposit returned. This is against the law, both collecting double rent and not returning my deposit with an accounting within 14 days. The voice mailboxes are always full and she ignores all attempts at communications. She has behaved outrageously in many other ways, as well. Snaps and yells at residents and is generally rude and runs the place like a dictator.. She prides herself on getting new customers but retention is a problem. There are many unhappy residents. Since no one at the Winfield at the Ranch property cares, it's time for small claims court and reporting Winfield to the authorities.

We were the first residents to live in our apartment and had many experiences. I would give this community a five star review, but the office manager is the reason I'm not. At first Pam in the office was very helpful and inviting. She helped us get our apartment in a very short time frame and was very accommodating. After the first six months or so, she became very hard to get in contact with. We would call numerous times during normal business hours with no answer. After a few unanswered phone calls, we would go down to the office to try and contact her in person, only to find that the office was closed. Mind you this was during normal business hours and happened on several occasions. I could understand if it was once or twice and maybe she was out of town, out for lunch, etc. Pam is very strict on the residents, but does not hold herself to the same standards. She is very hypocritical on her rules and makes it apparent that she is above them. One example is the parking rules. You're allowed to have one car per resident and one covered parking space per unit. Pam on the other hand at one time at three vehicles of her own, taking up two garage spaces and parking the third vehicle under a covered parking spot. These vehicles included a Ford pickup, a Dodge Challenger and an older station wagon. Now, if there was an open garage space available, I can see how this would be appropriate. But when you have a waiting list for garages and your community manager is using two of them for her personal vehicles, and parking in covered spots, I feel as if this is inappropriate. Also, you are not allowed to back in to parking spots (which is normal protocol for communities), but numerous times Pam's Challenger would be backed into a parking spot without her moving it for hours. She once gave me a "parking violation", a bright orange sticker, on my vehicle for being backed in for 30 minutes. The apartment itself was nice and felt like home. The best part was the pest control, we seldomly had any bugs, and if we did they were very small and minimal. Holiday patio contests were fun and made the community feel very festive. The pool and gym are nice community amenities and were always clean. We would have renewed our lease if it wasn't for two things: Pam and the monthly rent increasing drastically.

It took about a week for someone to come out to finally take the microwave out and get a new one in. Within a few weeks the fridge then takes a dump. The parking situation here became frustrating when we tried addressing the owners to put up towing signs because someone was in my spot and refused to leave. All we got basically from them was a "deal with it". It wasn't until we decided to threaten to break the lease due to them being in violation of the contract that they actually gave a rat's ass to do anything about it. Around the time we moved out to leave, had charged just late fee on rent that was never late at all. During post move out, they said we were eligible for a prorated rent because we left halfway through the month. Not only did we not get reimbursement of that prorated rent but now they are saying that we owe them over $400 after I basically spent the last 2 hours cleaning the inside of the apartment and left it in a cleaner state that it was in before we moved in. I have rented many times for many years in my life and this has to be THE WORST Management I've ever dealt with. STAY FAR AWAY!!
