    Uneven grout lines. No spacers used.

    BEWARE OF 1st RATE REMODELING / CONSTRUCTION ! Contracted with 1st Rate for a 1-2 week project (as written on contract). After 8 weeks, we were promised job would be completed at end of 10th week. After weeks of substandard work, we requested that actual trades (plumbers/electricians/drywall/paint) be used rather than the 2 tile installers who were doing everything. At the end of week 10, cabinets, toilet, sink and shower were not complete. At this point, we decided to contract with trades on our own to have the job completed. The sink could not be hooked up because the drain was too high when the line was relocated to center of bathroom. This necessitated cutting into adjacent bedroom wall to lower the drain line so faucet could be hooked up. Now we have a wall to repair in a bedroom. Plumbers also found construction debris blocking the drain and the vent pipe was loose and an attempt to glue it in place had been made. Summary of other issues: Tile guys did drywall repair, texture and paint that had to be re-done by actual texture/painting company, tile was re-done in areas due to inconsistent grout lines or crookedly placed tiles, grout not matching, sloppy painting over grout or grout completely missing in some areas. Instead of replacing some tiles with clean cuts, edges were ground down and clearly don't match other tiles. The contract required me to notify 1st Rate before "any negative reviews are posted on any website". I sent notice with a draft review with over 21 separate items. Gave 1st Rate the opportunity to dispute or correct any of the facts. No response in writing. I did receive a call less than an hour later from the owner (Luke Carrisal) and was told "this means now it's going to get ugly" and later "I'm probably going to sue you now". He clapped and congratulated me for getting the salesman fired who wrote "Job Duration: 1-2 Weeks" on the signed contract. Luke asked if I wanted to be conferenced in so I could hear him fire the salesman. The conversation was almost an hour long and beyond unprofessional with the sole purpose to threaten a lawsuit and a lien. Again, I asked for any inaccuracies in my draft review and received no sensical response. Luke had also blamed me for the delays in an earlier conversation about the status of the job. In response to that, I went through my texts with his personnel and calendared all the days where nobody showed up (5), showed up after noon (6) and noted the evening where, in the interest of moving the project along, we allowed an electrician to show up at 7pm and leave after 10:30 pm. After weeks of unprofessional treatment, I did some research as the glowing reviews I based my decision on seemed very suspicious given the way our project was progressing. I strongly suggest anyone who is considering hiring 1st Rate to look at DC Tile and Remodeling as well. This is Luke's previous company and the reviews on various sites are very similar to our experience. Check their Facebook page; many photos are of other's work (even photos with the 1st Rate logo on the photo). In a quick search, I found 6 photos, 3 with their company logo, that were taken from websites including a door manufacturer, Amazon and a painting service in a different region of the country. As I write this review, I have paid 1st Rate $20,681.19. I will spend $3K+ with trades to complete the job. Luke compiled an incomplete list of remaining work and arrived at a credit of $1,053 (which included $8 to install cabinet doors with new hinges and door hardware). The last "offer" was to split the difference, or he files a lien on my property. Unprofessional. Unreliable. Unreasonable. Poor workmanship. No integrity.
