From the time we arrived, to the time we left we were treated like family. Travis (the owner) was available daily to make sure our stay was as perfect as can be. We enjoyed the spacious and beautifully maintained sites, the sparkling clean bathrooms, the inviting pool and spa, and the sports courts. We also rented a fire ring which he personally delivered. We even had an embarrassing incident when our friend's car leaked oil on the concrete. Observing the pride that he has in his business I know this must have been upsetting, but he tried to make us feel better by reminding us that "nobody died" and it will all be okay. The surrounding town of Leeds is small and you will need to drive 15-20 minutes for stores, etc. Zion is about 45 minutes away and Bryce Canyon is about 2 hours away. We booked at Leeds RV Park four weeks before our trip and changed our reservations last minute to add additional nights. The camp hosts are very friendly, we really like Janet, she is great! Sites are on gravel with cement pads for a patio. Full hookups, some grass, trees, very quiet. They have restrooms, showers, laundry, clubhouse, dog walking grass, and tent camping grass separate. It was nice to hang out at camp for a day to recover from a long day of hiking at Zion. There are many longer term residents here that are very friendly. We enjoyed our 4 night stay as the park was within a 15 minute drive of other activities and there is a farm next store that was welcoming to guests walking over so we could see horses and cows up close. Used Good Sam Discount and saved too!

The staff was super friendly and Penny is awesome, always looking to help the guests. All facilities are brand new, washer and dryer no issues, pool was great, Ice in the office whenever I needed it. The only improvement I would suggest is the cover the large gravel with small gravel, it would make it easier to walk around the lot.

It was spotlessly clean, easy to find and enter, great parking, and great location to Zion. The bedrooms were huge, with a king sized bed and twin bed in each, so you could easily sleep 6 adults here, and more if people were willing to do air mattresses in the living room. The bathrooms were great, and fully stocked with many towels. Great shower and bath tub. The kitchen had everything you could possibly need to cook, including a crock pot and waffle maker! They ever had a pancake/waffle mix out on the counter which was so cute. The tv was easy to use and had lots of app options. The blinds worked great to keep out the sun. The couch was very comfortable and the kitchen is huge! The street was very quiet, and the little town had a few nice restaurants and was only minutes away from the main drag in Hurricane. I am so happy my husband found this place, what a score! Honestly my only negative notes are nitpicking - one of the twin bed frames was loose and creaky and could use some tightening. The ceiling fan in our room was stuck on the highest mode and we couldn't adjust it. Tiny things like that, but nothing to take away from what a phenomenal experience we had. We don't go to Zion often which is kind of a shame because I would totally stay here again.

Its always squeaky clean, has comfortable king bed and best of all - a fenced backyard with grass. We so look forward to stopping here after a long day of driving. The back fence is 4ft tall which works fine for us as our big dogs are not jumpers. Also, nice patch of grass. It's on a fairly busy street so the front room has a bit of street noise but it doesn't bother us at all. It's a 2 bed/2 bath both ensuites with king beds. Everything you would need in the kitchen, cozy living room area with a small TV. Lots of places to eat in Hurricane which is 5 min away. Highly recommend. So grateful we don't have to walk the dogs on leashes (yucko) - just open the front door and shoo them in - then they can roam around the backyard safely. We will be back again and again!

They do clean them every morning, but it doesn't stay clean by evening. Too many people. It's very crowded, lots of people everywhere and waiting for everything. Has the theme park experience. The shuttle is constantly running into the park from the campground. We had to wait for an hour each way on a Friday for it. There's no other way up unless you are staying at the hotel. Parking is limited and the shuttle is pretty much mandatory. A ton of locals came in that day randomly and it was super packed. The rest of our stay we only had to wait 5 mins for the shuttle. You have to buy coins for the shower either at the showers or at the local sports shop, it's walking distance from the campground. The showers are not at the campground, but next to the sports shop. They closed early one day and the machine at the showers was broken so we couldn't buy coins. We were hot, sweaty and covered in sunscreen so it was pretty miserable to skip a shower. We planned ahead the rest of the trip and didn't have to buy coins last minute. Showers get busy and there is a wait.

Reviewing this only as someone who used their shuttle service to the observation/east mesa…read moretrailhead. I did not otherwise stay here! -- The place is easy to find and rather big, but if you go into the main check in area, they'll direct you to where the shuttle pick up spot is. The staff are professional and friendly, and I ABSOLUTELY recommend using their shuttle if you are in anything other than a jeep perhaps because the road out to the trailhead is ROUGH. I read that online and it's very true; the shuttle costs $8 and they take you about 3/4 of the way there in a big van, but the road is so rough that last bit that even the van can't go there and you have to walk. If it's been raining, I also wouldn't even try coming out here because the roads become an absolute disaster. All this said, I had a good experience! They pick up and drop off every 30 mins and I didn't wait more than 10-15 mins for my pickup after finishing the hike. Would def use these folk's shuttle again if I was coming back out to obs point :)
