From the time we arrived, to the time we left we were treated like family. Travis (the owner) was available daily to make sure our stay was as perfect as can be. We enjoyed the spacious and beautifully maintained sites, the sparkling clean bathrooms, the inviting pool and spa, and the sports courts. We also rented a fire ring which he personally delivered. We even had an embarrassing incident when our friend's car leaked oil on the concrete. Observing the pride that he has in his business I know this must have been upsetting, but he tried to make us feel better by reminding us that "nobody died" and it will all be okay. They do allow pets and make sure you clean up after your pet. We did have one trailer behind us that kept letting their dog poop on our spot and never cleaned it, there was poop in our site when we arrived too and what's worse was they actually tied their dog to our trailer and we didn't know it until we walked to the back and it came at us barking. Aside from the the property is nice and very clean. Has pickle ball court, putting hole, bbq, bathroom and showers, game room and laundry. When the Sinclair opens it'll be really convenient to pull over to get gas and food. They do have full hookups too. Prices are on the website to make reservations.

The surrounding town of Leeds is small and you will need to drive 15-20 minutes for stores, etc. Zion is about 45 minutes away and Bryce Canyon is about 2 hours away. We booked at Leeds RV Park four weeks before our trip and changed our reservations last minute to add additional nights. The camp hosts are very friendly, we really like Janet, she is great! Sites are on gravel with cement pads for a patio. Full hookups, some grass, trees, very quiet. They have restrooms, showers, laundry, clubhouse, dog walking grass, and tent camping grass separate. It was nice to hang out at camp for a day to recover from a long day of hiking at Zion. There are many longer term residents here that are very friendly. We enjoyed our 4 night stay as the park was within a 15 minute drive of other activities and there is a farm next store that was welcoming to guests walking over so we could see horses and cows up close. This is not only a water park, adventure park with rope obstacles but has off road excursions. The food here is amazing and inexpensive and with Walmart only a mile away makes super convenient.

I wish it were bigger so our dogs could really run around more to unwind at the end of the day. We look forward to staying again.

We asked for another spot but they were booked up. They did offer a refund if we decided not to stay. We booked an extra night at our next stop and stayed the night but left one day early. Kiddos used the pool and we walked the dogs but not much else. It ended up fine but next time we will stay elsewhere when in the area.
