Just wait until you check in to see their list of rules. The office staff was extremely rude, not inviting or happy to see you. Pool was murky, even closed one day to "shock" it so we couldn't even use it. Had to drive to the resort next door and use theirs, (which was a lot cleaner and the staff was super friendly). Dog leashes can't be longer than 6 feet, who even has rules like that? Sprinklers come on at night and they don't bother to tell you that so your stuff ends up getting soaked. We lost a pin to our tow hitch, we think it dropped when we unhooked in the unhooking area, hoping someone might have turned it in we went to the front desk to ask, Lynn at the front desk was super rude and didn't even get out of her chair to even look to see if it was turned in, just said "No, no one turned it in" she didn't ask any of her coworkers or look around, she was visibly upset like we were wasting her time while she was sitting at the front desk. Next time we come to Zion we will be staying somewhere else.

Most of the kitchen, bbq and eating areas are located outside of the main sleeping areas of the wagon and teepees. Lots of parking. Air con and heater work very well. Communication is a lot of texts. One will be texted their code number to enter their sleeping quarters. There are BUFFALOs here. Drive to the gated area to the right of the main entrance roadway and they will peacefully look at you or ignore you. They posed wonderfully for photos! There is a mini general store for food provisions, clothing and more. Very friendly lady working in there. One can pick up their swimming towels for their warm swimming pool and hot tubs nearby. There are showers and even an adults only hot tub area. There will is also more fast food dining options and gas stations nearby. Located about 15 minutes to Zion Park and the other direction to LaVerkin. Lots of hiking and dirt roads to explore nearby, too.

The noise level has greatly improved with the large retention walls on the side of i15. The resort is super clean! Free trash pick up, two dog parks, free doggy poop bags, daily propane fill up, and more. Laundry and bathrooms are very well kept. I haven't used the pool area but I always see staff cleaning and prepping the area. Baseball court, swings, and more are available! The prices are reasonable and what really makes it special is the staff! They are absolutely amazing, from Bree, Dillon, Kevin, Rosie, Marysa and Brevin, the truly take care of the resort and the guests. They've started with weekly events to bring people together, including weekly yoga, group cooking classes, poker night and more. Some are for the whole family and some just for adults.

Unfortunately the weather wasn't cooperative with us and we weren't able to hike the whole thing due to snow. Our stay here was pleasant. Check in process went smoothly. There was WiFi and locked bathrooms with showers that were fairly clean. The people we did see were kind and kept to themselves. It looks like they have picnic tables, BBQs, and a fire pit available for use but due to the snow those amenities weren't usable for us. Overall, I would stay here again, but probably during the warmer seasons.

They do allow pets and make sure you clean up after your pet. We did have one trailer behind us that kept letting their dog poop on our spot and never cleaned it, there was poop in our site when we arrived too and what's worse was they actually tied their dog to our trailer and we didn't know it until we walked to the back and it came at us barking. Aside from the the property is nice and very clean. Has pickle ball court, putting hole, bbq, bathroom and showers, game room and laundry.
