    The Great (+2 stars) ==========…read more * The structural work: Our home is on a great, new, solid foundation (with shear walls), so we feel as safe as we can be in our home for an earthquake! * Our basement is also now more usable. * Drainage: There is now drainage around the foundation and under the basement slab, so we are no longer worried about our basement flooding! * The working crew were very friendly and considerate. The Bad (-1 star): ========== * The electrical subcontractor was quite bad. The electricians didn't install the dryer outlet properly (one conductor came loose before I first used it), most outlets they installed are loose (they give when pushing in a plug), and they installed a used, old (not LED compatible) dimmer for the LED lights they installed. Also, the owner yelled at his team a lot. * The plumbing subcontractor was bad, too. They misdrilled several holes, damaging the interior of the home. They didn't seal around exterior penetrations into the house. They didn't put a cover over the branch of a wye that was no longer needed. They wouldn't do anything about the loss of hot water pressure in a bathroom faucet that occurred after they moved some plumbing around (I ended up having to disconnect and disassemble the hot water valve myself and I found a piece of silicone clogged in there). They over-glued the drain of the laundry supply box making it nearly impossible to remove the cap, and they lost the o-rings on my faucet aerator. The Ugly (-2 stars): ========== * They overlooked details in the plans about where walls and doors should go, and denied responsibility since they weren't in the structural engineer's plans, which they opted to not have updated with the revisions I told them about. This lead to a sewer pipe being installed in an inconvenient location (it went through the foundation, so it can't be moved), a structural wall that was almost built in the wrong place (I caught it while they were digging the footing), and a room that was built with no doorway (they had to cut some framing to make the opening). * The pricing/scope was negligent at best, but I'd put it closer to misleading or deceptive. During the initial visits, they talked about all the things they would do (including putting up framing, drywall, and insulation), and then sent over an estimate that I accepted. I didn't realize until halfway through the project that the estimate didn't include many of the things they talked about (including the framing, drywall, and insulation); those apparently would be part of "Phase 2," not included in the price of the first estimate. I had chosen E&F over another estimate that was less expensive even though it did explicitly contain the "additional" scope. I was also surprised that the electrical and plumbing (most of which was necessary to get them out of the way for the structural work) was billed separately; i.e., an unexpected additional expense. * They chose to rebuild a segment of stairs (rather than just adding two steps at the bottom, per the plans), which ended up having insufficient clearance with an overhang halfway down. They tried to convince me there was no new problem because they built them the same as before (but the run of the new stairs was one inch longer, causing the 4th step down to be 4 inches closer to the overhang) and resisted remedying the issue. They just ended up taking a sawzall to trim the overhang -- a joist -- which I just have to hope doesn't compromise any structural integrity! Further, they didn't even finish the stairs (sand and seal); "Test your staining skills," they said. * They ghosted before Phase 2. As the structural work was reaching completion, we were going back and forth on scope for Phase 2. However, when the structural work was actually completed, they just stopped communicating, left dirt and demo debris they left on our driveway for a month, then disappeared. There were lots of things they removed to get out of the way (like several segments of fence) but didn't put back. I could easily add 3x more issues and details, but this review is already too long.

Each job went smoothly, the work was excellent, and the prices were fair. What really stands out is Robert's reliability and responsiveness. He's easy to communicate with and, if the project fits his expertise, he'll take it on and get it done well and quickly. He's also connected us with great subcontractors for other work (HVAC, roofing, and carpentry) all of whom have delivered quality results at reasonable prices. Highly recommended.

Robert's estimate was fair and he stuck to his word in terms of price and duration. Fast forward to 2023 and we were considering moving to a new house that we fell in love with but it needed a lot of work. I messaged Robert and asked if he could give his professional opinion before we made an offer to buy it - no problem. Robert was really helpful in the walkthrough and we ended up buying the house, hiring Robert, and working together over several months to renovate the kitchen, bathrooms, floors, stucco, HVAC, you name it. Robert was able to take on all aspects of the project whether it was something he'd do himself, with his direct employees, or with subcontractors that he'd worked with before. We were very happy with how Robert consistently kept the whole home renovation project moving along and with the details he identified throughout. We had many discussions about the kind of counter I wanted including that it should be heat and stain resistant. He assured me in writing that the counters he was acquiring for me were just that. he quoted me and I paid him $5000 to install the counters which took him about two and a half days. He left all the debris from the old counters in my front yard (even though he assured me he would remove them the day after the work was done where it sat for two weeks before I paid to have it removed. After three weeks I started to notice stains appearing on the counters (which were not from any specific food or liquid) which would not go away no matter what I used to clean them. I let Alex know and it took him quite a while to come and look and he told me this has never happened before and he would talk to the supplier. We are now into the fourth month of me attempting to get him to take care of this and he is currently ignoring all my messages and not taking care of it. He said that the supplier are saying it's not their fault and he is telling me that it's not his fault purely because he has installed dozens of these counters over the years and this has never happened and because of that he refuses to take responsibility. I highly recommend NOT using this person for your renovations no matter how many other good reviews he has because at the end of the day he is not honorable and takes no responsibility for poor workmanship - of which there is plenty as shown in the photos. This was a lot of money for the size and scope of work and I paid him because he came highly recommended and I assumed he would do a good job. My main gripe is that he has pretty much ignored me for the most part and does not stand by the work he does. Happy to share all the correspondence between us with anyone who is considering using him so you can see how poorly he has behaved and save yourself a big headache.

We picked James because in our consultation he took time to look at our house, and proposed detailed, well thought through options for us with pros, cons, different price points and key execution details. He is a great listener, was patient to hear our thoughts and helped to evaluate them with professional opinions. All of this made us feel at ease from the start. The smooth communication continued throughout the project, we were informed of key decision points, presented with pros and cons, James proposed several key changes we have not thought about, sent pictures so we do not need to keep visiting the house, all the little things discussed were executed without us worrying about them again. James delivered within budget. All the change orders are well discussed so no surprise to us, and he have never tried to sell anything not in our best interest. The work is high quality, James even helped us to catch a mistake our HVAC contractor made to avoid damage down the road. Inspections are passed smoothly. Construction site is kept clean. And James still answer our questions after we moved in. We are lucky to have found James, highly recommended and would definitely work with him again.

A GC costs more per hour…read morethan a "handyman" but jobs are done more quickly and correctly because of their vast experience. Daniel is a great communicator, translating what you want into an efficient series of steps to accomplish the goal. My wife praises his "economy of movement", marveling how he accomplishes goals. In our 1930s beach cottage we've hung doors, upgraded knob and tube electrical, added circuits for kitchen counters and appliances, modernized gas hookups, and are now removing some of the non-functional elements added over the last century. We unreservedly recommend Daniel, both to this online audience and our friends and neighbors, who are getting their long-overdue to-do lists ready for him. Two thumbs up.

Daniel and I scheduled a time for him to come out directly in the yelp app. Communication was great. Daniel showed up at 2 PM at the time that we were scheduled. He got straight to work, fix the ring light. We discovered that there was some other issues with the ring light. I also had an electrical outlet that was burning possibly because of a loose connection. He was able to replace the electrical outlet for my family to safely resume using it. Daniel will surely be on my short list of people to call when I need work done around the house.
