Incredible views from our room day & night
Norm L.

A wonderful stay at a truly historic, well-maintained and friendly place. Ocean right outside, excellent breakfast, comfortable, clean room. And wow did they invest in an amazing in-room video system: It has everything, state-of-the-art & worth every penny for when you just want to chill. Outstanding place to stay & recharge with just the ocean nearby

The view itself is worth the price! Since we relocated to Boston from St. Louis, everyone has told us to go to Rockport. So we did! Two nights in Rockport at the Yankee Clipper Inn, and maybe the Yankee Clipper Inn is why everyone loves Rockport. The grounds are immaculate, the main building is adorable and the little additional house where we stayed has the most beautiful view I've ever seen. Nothing but moon and water at night and water and sun in the morning. Plus a rocky cliff framed by wild flowers and lush green grass. The pool is cute and clean, and the Restaurant serves a fantastic breakfast with French Toast, Pancakes, Waffles, Souffle, Eggs, Bacon, Sausage, Potatoes, Fresh Fruit, Cereal, Fresh Juice, Pastries, Coffee and Tea. It's not the least expensive place to stay I'm guessing, but for the quality of service and all that, it's more than worth it.

Stayed on a cold late March, 2015 Friday night. We were greeted by the onsite manager, Mike. He was warm and hospitable. Offered suggestions of restaurants in nearby Gloucester and upgraded us to the Ariel 3rd floor room with a King and a twin. Big bathroom with a jacuzzi tub and living room area. There is a very homey non corporate like feel. Definitely not a Hilton or Marriott not a Motel 6 or Days Inn. The room was lovely and clean and ice was already provided in our room. The view of the bay could not be beat. We had a lovely time and woke up to a spring time snow storm. Mike made us eggs and bacon and was extremely friendly and fun to talk to. This history of this Inn is really interesting and the architecture is beautiful. Thank you Yankee Clipper and thank you Mike.

We drove up to this charming B&B and we're welcomed with friendly smiles and spacious water view rooms. We were a party of 11, celebrating a family members birthday. We went from room to room and we're impressed with how different they were. Each had nice linens and vintage furniture. The breakfast was great, the living room was spacious and comfortable. Overall our visit was very pleasant and cozy. I would definitely come back.

Imagine walking into this as your shower on your honeymoon....

Stopped in for our Honeymoon and boy was it AWFUL. Room was straight from 1960s with bad wallpaper, exposed wiring for the A/C and a creaky double bed at the top of the stairs. The community computer and coffee station was right outside our room so we were awoken by people shuffling about and making their morning drink at 5am. Was booked for a 3 night stay and left after the first night. No refund, no offer of fixing our poor experience. From what I've seen on here the owner will most likely make up some lie about how he tried to improve our stay or comp us in some way so I'll get out in front of that right now and say that if you are under the age of 50 or want ANY kind of privacy (or modern amenities) this is not the place for you. Or if you like quiet beds, decent sized rest rooms, views, etc. this is also not for you. Or if you like pleasant staff. Or a good time. AVOID!!!

This is the second building across the street

I am very disappointed in this location. I made the reservation through another website and received about $10 off the price but was expecting either a hotel or motel but was surprised to receive a bed and breakfast. We had steps between the bedroom and the bathroom and due to color, size and angle they are difficult to navigate and a person can fall very easily. Also the stairway into the room has no handrail with wood stairs which can be very dangerous. I can't recommend this location nor do I consider this a three stair location. I recommend checking out other hotels in the area that have better prices and the same furnishings. I can't say anything about the breakfast because we have our locations for eating breakfast up here and didn't want to be disappointed by the breakfast also.

Best with apps that can give you the lowest price. I found calling the hotel first but checked on line and it was less expensive! One thing might be beneficial if their Signs on the property were much larger and possibly lite at night even with GPS I PASSED BY IT... and had to turn around. With this place among the trees and shrubs it would help with much better signage and lights. Color scheme is Nautical and pleasing to the eye. Area for gathering is quaint but could use abit of fresh flowers since it's spring and the dining area could use the same bright and fresh flowers it might cost more for this Inn but for the value your paying for a night could bolster its appeal much more....one can't alone take in the account visitors will come cause of the location it needs to be first rate and make it more curb appeal and when entering the register counter needs a vase of bright fresh flowers or lots of green plants. I WOULD NOT WASTE 1/2 of FRONT DESK COUNTER SELLING CANDLES FOR ANOTHER COMPANY! Focus on your own property and not promoting their merchandise! You are not a souvenir shop! The out door rooms by the entrance is like an old motel from the 1960's it lacks a welcome Matt of maybe a wreath on the doors, large pots scattered around with over flowing cascading flowers even those solar lights around the paved asphalt parking. Even small Christmas white lights around the windows outside from the sitting area... add more seaside items besides 10 Booklets fanned out on the coffee table. Imagination will truly make your stay much more memorable! ****It is nice but OUTDATED, Needs to update the front entrance ALOT, Needs more live flowers and plants in and around the property to stand out. Most important OUTSIDE LIGHTS, LARGER SIGNAGE! But I'm sure the owners are aware of its previous reviews which can be read.****

We slept in the pebble beach room. What a view!!! Nice sunset, looking over the ocean. In the morning they prepare a nice breakfast with fresh fruit, greek yoghurt, cake, bread and eggs, and pancakes. Coffee is per machine which gives everybody a wide variety of flavors and let you decide how strong you'd like your coffee. Then when you're set and prepared for breakfast you can sit outside on the porch (I love porches!!!) or in the garden at the pond. Then again start enjoying. The sunrise, the nice environment and stroll a bit up and down the street afterwards... It's so lovely here. The room itself was nice and comfortable but still a star is missing as we had to shower in the bathtub. Normally that's not a big problem, but as we sere standing in the tub under the roof you have to lean sideways not to bump your head and there is no place to put the shower head. So have to keep it in your hands. So while your standing in the tub, holding the shower head, leaning sideways you also have to wash yourself. I think this is a big minus for everybody taller then 5 ft ;)

We decided on a last minute stay at The Emerson Inn for GF's birthday. We had originally planned on…read moregoing to Miami but because of the COVID situation in Florida, made the decision to stay in New England for a little beach getaway in Rockport instead. Because this was for a special occasion, we were initially going to BOUGIE it up at the W in South Beach so when we scrapped those plans, I still wanted to splurge on an ocean front property for our Rockport getaway and selected this place. Arrival: The place is right on the corner and easy to spot from the street. The road from the car to the entrance of the hotel is gravel and not amenable to rolling suitcases easily. Going up to the entrance requires ascending stairs. The concierge was there, after 10pm, friendly and welcoming which was a pleasant surprise for an Inn, which can have limited hours per my past experience. This property DOES NOT HAVE ELEVATORS but the staff offered numerous times to help us take our luggage to the 3rd floor but I felt that we could handle it. The room: We selected a "queen oceanside". The room is tiny. Like literally probably a few feet of space outside the bed in all directions. The bathroom is equally small, only one space to stand which happens to be in front of the sink, in front of the toilet, and to step into the shower. I've had larger rooms in Europe. The bed is very comfortable and the AC worked well. Everything was very clean. The towels were soft. The shower had top 3 best hotel water pressures I've ever experienced. You have to hold on or it'll blow you away. The water was hot. The toilet flush was weak. The tub initially drained very well but after showering for a few days, on our last day (thank god), it didn't drain at all? There was a mosquito inside our room the second we stepped into the room and I can say, having been home for about 24 hours, I am absolutely covered in mosquito bites from our stay here. Our first night, before opening any windows, GF got bitten on her face while we slept. It reminded me of the days I went to medical school in the Caribbean and slept in a mosquito net. Our second night, we opened the windows because the room was prohibitively steamy after taking a shower and the following day I noticed there are a bunch of holes in the screen. Classic. There is no fridge or microwave. The flatscreen TV on the wall worked well but no option for netflix or any streaming services. The view is absolutely stunning but there is no beach or water access. The window is only covered by a shade which doesn't do a great job of blocking out the light. It is very easy to hear doors slamming and other guests taking the stairs so if you are a light sleeper, I would recommend ear plugs. Services: There were ample towels provided. We were told at check in that there would be a card hanging on our door from which we could select to receive additional items. We requested new towels and hung the card outside the door. When we left in the afternoon, we still had not received requested towels so we asked at the desk. When we returned later that night, we still had not received the towels. Eventually, we received them about an hour or so after we returned. Amenities: There is a pool outside that overlooks the ocean. Sitting at the pool for a few hours was one of our best experiences during our trip. The pool is small and the seating limited. There is no room service. There was no maid service during the day. Location: A 40 minute walk to Bearskin Neck (the touristy shit you probably came to Rockport for) and essentially requires driving. There is really nothing within walking distance. There are extremely limited options for food delivery and literally no options for delivery after 10pm. If you're a night owl and you like to eat late, you will be hungry. Miscellaneous: There is a bar and restaurant in the lobby. You can sit on the veranda or inside at the bar. It is a gorgeous view. The drinks are expensive, similar to Manhattan prices ($17 for a drink). We ordered a few cocktails and ate at the restaurant on our last night. I ordered the risotto, and was happy to see vegetarian options on the menu, but the risotto was essentially tasteless and a waste of calories. On our last day, I woke up to three missed calls from the hotel and a voicemail stating, "nevermind, you don't have to switch your room after all". Huh? Why would I have to switch my room? I booked four nights. A staff member unfortunately WALKED IN on us while we were sleeping and was very apologetic. There is no "do not disturb" tag to leave outside the door. I will say the staff were all incredible and the best part of the stay. Ultimately, the 400-something per night we paid for this stay was outrageous and not at all worth what we received. Our W South Beach stay, ON THE BEACH with BEACH ACCESS, in a major US city, tons of amenities, was only slightly more per night, which is absolutely ridiculous.

Wedding Venue Review: We saw so many venues at the start of planning and the Beauport was the only one that made a lasting impression. We are so grateful to have had the opportunity to host our wedding there. It was so stunning, beautiful and perfect. We were truly proud to invite our friends and family to such a breathtaking place. The food was absolutely to die for, the waitstaff and hotel staff were so sweet, and our coordinator Jacey was attentive in the months leading up to our event. We did have some critiques. The communication with our coordinator was not 100% on the day of our wedding. There were small things here and there, but the biggest one was that a row was meant to be reserved for our bridesmaids, groomsmen and flower girl, but it was not so they ended up having to stand up with us. We discussed this many times during planning, and emphasized the importance of only having our man of honor and our best man standing up with us. There was no apology for this pretty considerable error until I brought it up myself a week after the wedding. The other critique was that my parents were in city facing rooms and had a very hard time sleeping due to excessive noise from the street. Other people in the room block had much better rooms which we felt should have been given to our parents. Other than that, everything was amazing. It was truly so special and we will never ever forget it. We couldn't be more grateful to have had the most perfect sunny day on the water in Gloucester, a place that has been special to my heart since I was a kid. Thank you Beauport Hotel! We will never ever forget our wedding day.
