Her name is Joanna Nowogrodzki who was the seller's agent and listing agent on a single family home whose address is 87B West 9th Street in Bayonne. I lost out on this home even though I offered $565K and waived the appraisal contingency. It sold for only $540K. The reason the she recommended the other offer in my opinion and my broker's is because she was the listing agent and favored a direct sale so she would earn double commission which is exactly what happened here. While it is true that I was only putting down 5% and the other people were putting down more she admitted to my broker that there was a very slim chance of it under appraising and I provided proof that I could take significantly more funds out of my 401K if it under appraised to meet the $565 offer price I made if they accepted my offer. It is pretty obvious to me and my broker that she did not act in the best interest of the sellers and screwed them out of an extra $25K. In fact, she told us what the high bid was in the range of $520K-$530K before we submitted out initial offer and she told my broker that the seller would be very pleased with $530K so I bid $536K and she led us to believe at that point we would get the home. However, she played us, used my high bid to hold a second open house whereby she convinced the sellers to have a second open house. She did this in my view for her own best interests not the sellers to try to get a direct offer and earn double commission which is exactly what happened. Because then when the home essentially went highest and best and I was the highest bidder by $25K above her direct offer, she recommended to the sellers to favor the lower bid putting fear in them that I was only putting down 5% and likely exaggerated the risk to them that it might under appraise. It is completely obvious to me and my broker that she was only recommending the lower offer to line her own pockets with double commission!!! She is very unethical do NOT list your properties with her unless you want her to act in her own best interests instead of in you as the seller's best interest and you will then be out a lot of money!!!!!!
