Well, the leasing people really screwed us over when it came to renewals. The rent increase was massive since they quit covering the 421a charge which is outrageous, but that's nyc. Daniel has and always will be the best service manager/super that ever existed in my 16 years in the city. The doormen are all extremely nice and always good for an interesting conversation. We hate the new roof curfew of 9:30pm but we do love living in this building and we'll be sad to go because we can't afford a two bedroom here, most likely. read more

The building is beautiful but management charges way too many fees. Paying for sewer, water and garbage is new to me on a rental. Have only been here 5 months and my charges have increased every single month. Also included is a fee pay the fees. Although the staff is very nice, response times are very long and sometimes nonexistent. Security is surprisingly low on protection, safety, and confidence against potential harm from the outside. Neighbors have been known to vandalize other tenants' cars and harass them by leaving unwarranted notes and stickers on vehicles. read more

Rent is high, AND management has let maintenance requests go unanswered for 8+ months. There inaction has been so brutal that mildew grew on our sink, as a result of a faucet leak. This is the worst management company I've ever experienced in my entire life living in NYC. They endlessly harrass their rent stabilized tenants in an attempt to bring the apartments up to market rate. They do not take care of their buildings, they retaliate against tenants who call 311 when there is no heat or hot water (very often), and they generally do not care about their tenants at all. Public Restroom or Community Amenity? Three times in a row recently I entered our resident-only community area/lounge to use the restroom after returning from a walk with my dog. Those times I just assumed they were occupied. The last time I noticed an office employee in the office that was about to open (15 minutes). I knocked on the door to ask why the bathroom door was always locked. Through the door she said..."it's not a public restroom"...I said, "I know, I'm a resident and since when does the community area bathroom become public? Complex at Highlands luxury apartments south plainfield. By far not luxury. Tenant across hall running throughout neighborhood with knife, as reported to us as tenants with minor children by the investigating officer at time of incident, a tenant with children that are on record for bullying our child for a recognized ADA disability, and followed up as a parent to bully our child further, this company has repeatedly refused to correct potentially dangerous situations. "Luxury" should be removed from their sign as it is FAR FROM JUST THAT. We have been here 7 years and now it just feels unsafe. Letters to individuals to follow. I dont recommend. read more

Beware!! This company will squeeze every last cent out of you that they can. Zero accommodations for Covid (what they offer is a joke and not helpful at all). Response from management is minimal if you can even get them to respond at all. You should expect your rent to increase at the end of your lease by at least 8% as they add additional fees to the standard city wide max percentage increase. Also, make sure you read every last word in your lease. If you think the date your lease ends is the date you sign off on, its not!! It's the date you return your keys and they won't remind you of that or ask you to leave them behind. Their prorated monthly charges are also not a typical proration. They prorate per month and do not average over a year (so if the month you move in or leave has less days in the month you will pay more for those days). They will also slam you with additional cleaning fees and other maintenance fees when you leave. The doorman are great, but management is flawed and unaccommodating. We booked the elevator for our move out, and they revoked our usage of the elevator an hour into our move without notice (and without apology!!). Pay attention to the red flag you'll see from the first moment you put in an offer on an apartment. There is no negotiation......just know that they are consistent in that until you leave this place, they will continue to squeeze you even during what could be one of the most devastating national and global crisis' of our generation. They had yet to return my security deposit in over a year. I am taking them to small clains court. Lived at the Madox (one of their properties in Jersey City, NJ) and have gotten a renewal notice for an increase of $550 dollars per month if we renew. Granted, we got in last spring when rent was lower due to Covid, but to turn around and raise rent by 21% in a matter of a year is absurd. We assumed rent would raise as we're not unreasonable people, but by $100-300 max. Not $500+...Put in a request to negotiate the price and knock at least $150-200 off if we renew. I'm sure that it would really burn Equity's pockets to lose $150-$200 a month if they accepted our offer. Also found a unit they had in one of their buildings (sister property to our current) one street over in the same area with very similar sq. footage and same (if not better; bigger gym) amenities to what we have now and it's avail. 3 weeks before our renewal and it's less than what we pay currently and have since spring of the pandemic. Was told it was because of "a ton of different factors and reasons" yet they couldn't tell me one single difference other than it's 3 weeks into April instead of being the 1st of May and prices are that much different..Really, $600+ different in two weeks? Keep burning your tenants Equity, well played. read more

The Rivington Apartment are professional slum lords. I have had every single appliance replaced in my first year. My floors were replaced due to flooding from my water heater. They charge an outrageous maintenance/amenity fee where there is no maintenance and amenities. The management team told me employees have 72 hours to respond to tenants even in emergency. My water has been shut off 9 times and I've had to submit 23 service requests to have it resolved. My AC is currently broken and it's 95 degrees, I have a dog (who pays 80 a month to be here) who can't cool down. I wouldn't recommend my worst enemy to live here. read more

Equity Residential - the SUMMIEST and most RAPACIOUS management company in NYC. Renters BEWARE. Don't agree with your 58% rent increase? TOO BAD, Equity Residential does not negotiate. During the pandemic, I signed with Equity Residential (one of their UES buildings in Manhattan). Granted, because of the global pandemic, I received a "fair" rental agreement of $2740 per month for a small one bed, one bath which was about 600 sq feet. Boasting "LUXURY" amenities is a stretch as the building is old (well preserved) but desperately needs improvements (the popcorn ceilings and floors could use some love). Additional amenities like a small gym (with less than 15 machines), children's playroom and conference area will cost you an additional $40 per month. During my first month's payment, I was surprised by an additional water and sewage fee (never mentioned at the time of signing) which fluctuated around $50 per month. For 18 months I was a gracious tenant, I paid on time despite, again, the global pandemic which had stripped so many New Yorkers of their jobs. At the time of my lease renewal, I received an autogenerated note thru the company's website stating that my new rent would increase from $2740 to $4340 - a 58% increase with no further explanation. This note was sent 70 days prior to my lease termination. I walked down to my in-building rental office who turned me away quickly - stating "all renewals must go thru our corporate renewal office." I called the corporate renewal office that day (again 70 days prior to lease termination) to which I was told "We are not negotiating rent renewals" and was further told that rent was based on the demand in the building. They had 20 apartments open at the time. This went on for a few more weeks - they are now trying to charge me $3500 in late notice fees. At the time of signing my original lease, the management team boasted about "building a community." Far from a community they've built - they do not care one bit about their residents. They only care about money. I've been in NYC almost 20 years and this is, by far, the WORST management company I have ever dealt with. read more

Equity Residential has proven to be nothing but unethical. We had a great 3 years living in the Beatrice in nyc, we loved the people that worked there and had a great time initially, but in the last months of our time there everything deteriorated and amongst other issues, we were left with enormous leakage damage that caused our floorboard to swell up. This was not repaired for weeks (until after we moved out). Now we find out a year later that they sent an amount that we supposedly owed to a collections agency, without reaching out to us first. It was not even a big amount, but who wants to get a call from a collection agency? We are deeply disappointed and frankly, very sad to have to look back on our experience with such a bad aftertaste. read more

We had lived in one of their buildings (Hudson Crossing), without incident, for over 2 years when my wife and I found out we were expecting. Suddenly, our rent was going to be raised in a way it had never been before, and Jim Spinda, the building manager, mislead and perhaps outright lied to us about being able to stay in the building for a reasonable amount of time with our twins. Instead, a 6 month pregnant woman has to be out looking for a new place to live because, according to their very own words, it was not in their "business interest" to allow us to stay. If you care about decency, dignity, or equality for women and families, you will never live here, or with any Equity Property. read more

After living there for close to a decade - and having lived through a rotating management team - I can only say they have zero regard for the residents. The building is in an amazing location but the amenities are non-existent. The apartments are cheaply constructed and the appliances are basic (don't forget to buy trays to make your ice). Washing machines on every other floor are tiny - so an average weeks worth of wash takes about 6 machines. Probably cheaper to send out. Only plus to the building is the wonderful at the front desk. The best of the best is James whose bright and welcoming personality is basically the only happy person. Working there. read more

Current 16 year resident on Riverside Boulevard. Caution long term tenants who want to move within the Equity system in spite of their claims to wanting to keep you, you may have your application rejected, here is my story. I moved into my current building almost 16 years ago, long before Equity owned it. I have never missed a rent payment and have lived there without incident. Since Equity took over the building it has gone down hill with poor maintenance and huge rent increases every year. This year when I received my annual rent increase I finally had enough; the rent they offered is about $1,000 more than they would charge new tenants for the same apartment on the floor above me. As a long-term tenant I felt I was owed a cheaper more affordable rate, but the management said sorry we don't negotiate and we don't lower rents, the same answer I have gotten in years past; and reading other reviews here I see many have had the same problem. They gave me the option of transferring to cheaper apartment in my building or another Equity building; wanting to leave the West Side I took this as an excuse to look for a newer, cheaper apartment. The other buildings Equity owns in the city are more run down and do not feature as many amenities as my building does. In each building I toured the agents were nice assuring me Equity wanted to keep me as a resident, and the transfer process would be as easy as a simple transfer of my lease from one building to the other, no additional paper work required. That turned out not to be the case, I needed to apply for the apartment I was interested in. MY APPLICATION WAS REJECTED!!! Equity proposed I get a guarantor, however they will only accept one guarantor a firm called The Guarantors, which charges a months rent every year to be your guarantor. I assume Equity rejects a lot of applicants since they have a big pile of postcards from The Guarantors on the same table they use to have people fill out applications. Outraged they would not take a private guarantor or look at my rent record with them, I looked at other apartments outside Equity. I found a great apartment, bigger and better priced than anything Equity has and run by a management company that does accept private guarantors and is more flexible. Bottom line, I am outraged by Equity's rejection of my application, and consider their economic priorities a bit bizarre. Equity would happily keep me in an apartment with a rent so high I am concerned about my ability to pay it long term than allow me to move to a cheaper unit. Isn't it in their best interest to let me live somewhere I can afford rather than a place where they may have to evict me when I can no longer afford it. I will thank Equity for forcing me into a situation where I explored my options and came up with a better apartment than I could have gotten through the their transfer program. read more

While looking for an apartment two years ago colleagues and friends told me, don't pick equity residential buildings the company is terrible to work with and don't care about the tenants. Of course, we found an equity building we liked and thought, I'm sure they're over reacting, our experience will be different. In the end it wasn't, we learned they don't care about their renters at all, rent increases are insulting and their back office, frankly, is not flexible or willing to help. Some reasons below why we will never live in an equity residential building ever again and suggest the same to you. - At a time where NYC rents are flat/down they asked for 7-9% increase (their standard annual increase), which we found basically offensive. When we went back to talk to them they never even got back to us, even though they "would love to find a way to make us stay." We went to them again, asking to keep it flat, based on the fact that we saw a similar apartment in the building for less. They gave BS about their pricing algorithm that changes daily to match market rents. But ok... don't offer to keep it the same we want to move anyways. After we told them we were moving they posted the apartment for seven hundred dollars less than they asked us to pay. A clear indication they have no interest in taking care of good tenants and knew we were over paying. When they came to us again, to make amends, we asked to move out one week earlier than our lease to show some flexibility. In the end... of course... they weren't able to do that either - The No fee, lower deposit seems attractive but unlike most buildings they bill you for heat/hot water so add at least $50-75 (for 2 people) to your monthly rent to have a more realistic estimate of what you will be paying - On the UWS you can find a ton of buildings for the same price if not lower with more amenities - We have had issues with bugs in the apartment - Many times the hallways smell from the trash chute (even though I have added this in multiple feedbacks they haven't done anything to fix the smell) - The wires above our apartment door have been exposed since we moved in - The apartment came with AC units in the window but the landlord will tell you they are not responsible for it if it breaks or doesn't work well I will say if parc coliseum ends up being your home, the doormen and staff in the building are wonderful and the apartment itself was clean and fit our needs. The lack of amenities and terrible company for the high price just doesn't make sense read more

When I moved to Archstone 2+ years ago, it was to get away from Equity. Then they bought Archstone. I should have known that things only stood to get worse. Not only did they try to raise my rent 30% when my first lease ended, but, being too busy at work to move, I moved down to a smaller, lower-floor apartment, with the promise that if I didn't like it in 30 days I could always move penalty-free. Just kidding! That only applies to new residents (contrary to what they explicitly told me when I moved to this apartment). So I have enjoyed my stay so far in my $4200/month apartment that is next door to the trash chute - my dogs enjoy it too, and express as much by barking every time anyone throws trash away. Cut to now, when I would like to move to a less expensive place because of a change for a better, but slightly lower-paid job. They have a "transfer" policy, because, as their website says, "we understand! Life changes!" I knew I would have to pay a one-month's-rent fee to go to a smaller apartment and was prepared to. Then I started filling out the application to find that in addition to that, there is a $2,000 security deposit, a $500 amenity charge (whether or not you use the gym, playroom, etc.), a $500 pet fee PLUS "pet rent" added to the monthly rent being advertised. THIS was all new - so I thought, hey, maybe this is for new applicants, not long-term tenants in good standing. Nope! They "can't" waive any of this. (They use "can't" liberally here - it's in fact their favorite word, in my experience.) So, in reality, my use of their "we understand!" transfer policy will end up costing over $3,000 more than anyone mentioned. My lease in April cannot in any way end soon enough. Caveat emptor - buyer (renter) beware with Equity. Unless tossing good money after bad is your thing, in which case, they're your people. read more

Extremely terrible service. Never return phone calls and they always make sure you pay for the mistakes they've made. All the people who work in the rental office are rude and arrogant once they take your first month's rent. And when you move out, they will make sure they take every penny of your security and return nothing back to you. Honestly, if I can give them negative stars, I sure will. Never ever rent from them.
