We LOVED the food served for dinner and breakfast, and the pool was WONDERFUL, as was the hot tub. Tricia is just an amazing and wonderful woman and was so happy to help us in every way, in fact, everyone was incredibly welcoming and kind. When they hand you your keys, they say "Welcome Home", and they mean it! Very kind and open-minded people and I would highly recommend this bed & breakfast for anyone staying in Northeast Kansas! Oh and if you stay there, be sure to get the one-hour long massage for only $45 - their massage therapist is the BEST I've been to - in my life. Can't recommend highly enough! The only downside is that there are only privacy locks on the inside of the doors - at the time of this posting there was no way to lock the door from the outside leaving me a bit anxious about leaving my belongings in my room. However, nothing was stolen or anything, it was just different than most B&Bs or hotels.

The food was great, everything was very clean and well maintained. We have had our retreat here for the last two years that I know of and when we asked the group if they wanted to do it again it was a great response from everyone. Homemade bread, rolls, and cinnamon rolls were to die for. Staff was great.

That was our thinking when we booked this for our wedding in 2015. This beautiful working farm, although a bit more on the rustic side than some photos would have you believe, really is a place where you can breathe deep, relax and make for a wonderful evening. Being in the event world myself, I was less than thrilled with some of the steps leading up to it when we booked this venue. They are friendly folks, but there was a sense of a vaguery around a lot of things. We had to have every vendor "approved" by them, but the responses were slow. In the wedding planning process, things move so quickly that you better nail down that photographer, caterer, etc. and not have to wait and follow up continuously. Something that bugged me as my stress was H-I-G-H that final week before the wedding was that a big time cold front and high chance of rain were forecasted to move in. With over a week's notice I requested that they go ahead and get the heaters and tents that we'd talked about as our agreed upon contingency plan. No response. Followed up, and by then it was too late to get all that we needed, even though we were still four days out. They had told me 48 hours would be sufficient notice so I was very disappointed. Thank god it didn't rain as forecasted! She also quoted me pretty high on the heat lamps and I grew weary. I called the rental company (Sunflower Rental) myself and found that the total price I was quoted was bumped up to nearly double what they actually charge. So I could've just ordered these myself and saved a lot of money, and there was no explanation for the upcharge except that I called them on it. Now the wedding day was great, they were accommodating to the caterers, they dressed up and were around but not too present, and were just overall great. I chalk it up to the fact that everyone EVER who is in the wedding business realizes the cash grab that it can be and that a few things here and there fell in that category. I think this would probably be the same for a lot of venues, I just wish there had been a bit more transparency from the get go. Also not a fan of the $300 clean up charge, that's bogus. Thankfully as the bride and groom we were not on the hook and our family stepped up to do this. Our wedding was beautiful, and the weather cooperated. It was crisp, they had a bon fire stoked for us, and the historic barn (built in 1887 I think?) and I was thrilled with the way everything worked out.

On the flip side of that, the location DID make parking a little tricky - there are numerous garages and street parking options around, but if you read carefully, many are highly restricted, and/or close to the public early in the evening, and/or have other restrictions. We parked in one garage, only to read on the door on the way out that it was set to close and lock down 20 mins later. So, back to the car, and I had to drive a couple blocks over to (luckily!) find what was probably the very last street parking space within a 10 block area. Inside the venue, I feel this place has aged particularly well. I remember when it was newly renovated, and despite that being decades ago, it still seemed in good repair and was a nice place to see a medium-sized event. Lighting and sound were both excellent, and the acoustics from our angle on the floor, near the back, was also very good. The view was perfect - no obstruction in front, due to ample rise in the auditorium as you go back. Navigating the building was also simple, well organized, and well attended by staff to help. Maybe the only thing that could really use some help is the restroom facilities, at least the one on the main floor. It's very tight, and falling into a bit of a state of needing some update and repair. Security did a nice job on our visit, and moved through our line pretty quickly! I'll probably have a better plan for parking next time; other than that, this was a good experience!

I was ready to love this hotel after seeing in our room the rain shower head. Hadn't tried one…read morebefore. It was a fail for me. We are both tall but it still required me to use a toothbrush holder to change the spray setting. Awkward. End results were poor at best. Desk clerk said as I checked out he thought the head would provide only the inner hard spray OR the light outer ring spray. Also he confirmed all rooms have this ceiling rain shower head. Showering took forever. Also the provided rectangle conditioner bottle was extremely difficult to squeeze to get any out and it is not a screw off cap for some odd reason. Last thing about the shower I swear - cleaning staff needs to give the walls a 2nd look before finishing their cleaning as I saw 2 sets of hairs on the shower's back wall at the 3-1/2 feet height. Very nice hotel though as it is kept in great condition and has a lot of amenities! Breakfast provided had all the usual selections from cold to hot offerings (cereal to waffles). Checking in I requested a hard floor pet room and was promptly switched. Very friendly and helpful clerk at the desk upon our arrival Hotel is located about 2 miles out from restaurants and shopping which we prefer so it was a very quick drive back down 6th to have supper.

I can see that they're trying but there was just a lot of little things that added up to a reduced score. It's by no means a "bad" place to stay. There's just some things to keep in mind: - The beds are very firm. Some people may prefer that but my back started to hurt in the night. - The shower heads are not all rainfall (maybe some reviewers misunderstood). - Reservations and pre-paid room selections are picked out well in advance. On the upside, that means they're ready for you when you check-in... On the downside, that means you're unlikely to have much of a say in terms of location. - The walls between rooms are thin. When the air conditioner was off, we could hear our neighbors conversation. - Rooms can have minor defects. Ours had a broken electrical outlet cover (not a big deal). All that said, there's some impressive things going for it: + By FAR the best amenity is the proximity to Rock Chalk Park. The sports pavilion is absolutely epic. For 5 bucks per person, out of county guests get access to a TON of sports fields (indoor soccer, volleyball, basketball, tennis, etc). This was the highlight of the stay. + Breakfast is decent (standard Continental items) + Staff seemed friendly and helpful All n' all, I don't think it was a "bad" experience. I just think I may have gone into this expecting it to be a 4-star hotel when really, it's more of a super solid 3-star. Does that make sense?

She was snippy when I made the reservation, then when my GPS took me down the street, and when I checked in she asked which high way I was in and honestly, I didn't know because I just used my GPS and I was moving with another person, a truck, and scubas and had been up for about 2 days. She kept drilling me until I finally said"what does it matter" she shook her head and finally stopped.
