We hired Kevin Maxwell and paid an exorbitant fee (almost 3k) as we wanted the best and wanted to know if we should buy the house or not as it's an antique and we were worried it could have major issues. Not only did Kevin come in and say the house was great, he offered prices and contractors for items which during an inspection felt unethical. If that weren't bad enough, the washing machine ended up not working, the generator was old, uncleaned and failed our first winter, plumbing pipes were unattached, electrical had issues, and squirrels were in the roofline, nesting! Nothing we were warned about. Obviously, an inspection can't find everything, but some important things would have been helpful.

The other was Greg Sanchez, who had a phone number and a web site. We visited his site and we were pleased with what we found. The ability to make an appointment ONLINE on a SUNDAY was what sealed the deal. We soon received an email confirming everything. On the inspection day he arrived with a co-worker and they were both very friendly and professional. They got right to work and told us if we had any questions feel free to ask. We of course had a lot of questions along the way. He was able to answer all of them and give us ideas and tips for caring for the home. Before we left, we had a full report emailed to us that we were able to view on a mobile phone while still in the home. We were also told he keeps his records for 7 years, so he would be happy to answer any questions we had after the inspection. This is our second time buying a home and the experience Greg provided went above and beyond our last experience with another company. Can't say enough good things about Greg. Very thorough HIGHLY recommended!!

He did not--the report was short and omitted most of the useful maintenance notes I've relied on with past home purchases. He said the stove top was working. It's induction, which means it only works if you have a metal pan--he didn't have a pan! He suggested we change a furnace filter ... but omitted the detail that the filter was FOUR YEARS old. And didn't check the other two filters, which were 4 and 5 years old and mostly dust and mildew. The biggest problem he missed? A part in the furnace was cracked and leaking water, which meant the furnace is almost dead. My service tech caught that and we are buying a new furnace. If Greg had done his job, we would have asked the sellers to pay for it. They broke it by not replacing filters. He also didn't tell us the dishwasher and washing machine were almost dead. The water here is very hard (calcium) and the water softener he said was working fine was broken and turned off. The dishwasher and washing machine were full of the white residue from calcium. We already bought new appliances and are putting in a water softener system. Greg's poor quality report cost us thousands. Was he working for the seller or is he incompetent?

What I like best is being able to turn on the fixtures in the showroom to see what they look like when they're lit up. The sales people on the showroom floor are helpful. If you don't see what you're looking for they might be able to order it for you. I used to think they only carried high end fixtures because there are expensive and amazing looking chandeliers located near the entrance. But if you look around, you'll find there's something for everyone including some flush mount ceiling fixtures for $29 and $49. Also look for advertised sales and coupons. I got some great discounts. We were covered under an exclusion program that was ineffective, disappointing and expensive. Mike came and did an inspection and proposed that they re-do our exclusion work and have the home serviced for general extermination on a regular basis. The original exclusion work done by the other company was 2 technicians for 4-6 hours. Mike and his team attacked every corner of the house and were on site for the better part of 2 days... and the best part was they quickly tracked down and located a rodent entry point that the other company repeatedly overlooked. Our history with continued pest infiltration caused a section of our finished basement ceiling to be riddled with mouse droppings. When I mentioned to Mike we were interested in replacing the ceiling, he offered their services and provided a proposal to not only remove and replace the ceiling, but to properly remediate the space with vacuuming, sanitizing, insulation replacement etc. Said another way, not just a ceiling replacement, but a proper environmental hazard clean up. The ceiling turned out beautiful and the entire space was cleaned and sanitized upon completion. The regular service has also been effective. We get the same technician who takes the time to properly check and treat inside and out. So far it was been a pleasure to have this team work in our home. They are polite, they arrive when they say they will and do what they said they will do. Special shout to Mike who has been at the helm of fixing what their competitor was unable to handle.

They do what's most important, which is provide a service for a reasonable price while keeping customers trust knowing they're not trying to sell me extra things every chance they get. 10/10 times I would use these people. They took care of some squirrels for me too. The service techs here stay in constant communication when needed (squirrels are quite a pest), and again I just really appreciate they don't try to get me for every dollar. One thing our inspector called out was the quality of the roof. It was excellent. Not only that, but he commended the roofers on the quality of its construction. I tucked this memory away for about twelve years, until the day a tree fell on our house and tore a hole through our perfectly good roof. Thankfully, we were insured. In all the chaos of trying to repair the damage to the car, remove the tree, shore up the hole, and replace the garage door, there was on thing that I was sure about: We would hire Z. Ipek & Sons to replace the roof. After all, they were the contractors who wowed our inspector over a decade ago. When Omer came over to give me the estimate, he remembered putting the roof on our house. Except for the fallen tree, it was holding up very well. He was able to swing by before the insurance adjuster visited, which helped to provide me with some critical information for the adjuster. The only hard part was that we were in a race against time. Z. Ipek had a full work load, and Omer would soon be leaving for a long deserved vacation to attend a family wedding. And to make matters more complicated, our house was on the market at the time, plus we were actively in the process of moving out, with movers, a truck, and everything. Amazingly, Omer and his crew made it happen! I may have panicked a little bit when I saw the crew on the roof earlier than expected on moving day. But they had planned for the window when the moving truck needed to be in the driveway. I cannot say how Z. Ipek compares to other roofers on quality or cost. But the actual cost wasn't a penny higher than the original estimate. And they were able to execute all the work within the budget of the insurance claim. If that's not a five star roofer, I don't know what is.
